I've been trying to file a deed at Deeds.com and I keep running into problems and getting very strange responses when I message them through their "contact us" link. I select start a new package and then the next page states that there are no packages available. I know my state and county is approved for e-recordings, so that is not the problem. I messaged them several days ago. I received an immediate response that they would look into it and get back to me. They never got back to me, so I tired again today. It's still not working, so I messaged them again. I received a response a couple minutes later stating that they hope I find what I need elsewhere. Then, later, i received another message saying they were looking into it. Also, the phone number listed is just a recording that suggest you use the contact us link on the website. It's crazy! I will not be using this service.

Phone number does not lead to a person -- only a request to visit the website (where I got the number). Emails sent not responded to. Thank goodness I hadn't bought the deed yet.

EDIT: Funny how shortly after I posted this, Deed.com "replies" to my review. Then shortly after that, I get an email from TimWilliams2007@yahoo telling me that I'm a stupid c^nt. Like really? Did I get to you that much? Have a wonderful day :).

So I purchased a deed from this site and I was actually pretty happy with them at first. All it was missing was an extra line for a second primary beneficiary. So, I reached out and requested a modified version, since I could not edit the document myself. I also made 2 other suggestions: (1) The blank form that we download should match the sample, because the sample is much better (and inconsistencies suck). (2) They mispelled the word "Survives" one time. This is a legal document, things need to be spelled correctly. So I got a message from them a few hours later: "Your order and payment has been canceled. Your limited license to use our documents, or any derivative thereof, is hereby revoked. We do hope that you find something more suitable to your needs elsewhere. Have a wonderful day." I took it personally at first until I realized everyone in the reviews on Trustpilot said the same thing. Now, it's just laughable! And pretty p@thetic. I also noticed that they replied to some of the reviews on here, threatening to "take legal action" if they use their template. Another laughable matter, haha! Upon further investigation, I realized that they literally c/p from the official NY Senate.gov page! Literally the SAME crap, except they "modified" it a bit. So with that being said, thank you Deed.com for the formatting idea, I have what I need and will be "modifying" it as well--along with the correct spelling--so that it's MY version... because it was never yours to begin with ;)

I signed up for an account paid $25 requested information about a certain deed. Waited send messages, I logged back in several hours later in my account was closed. I tried to call them only to hear a voicemail message that said go back to the contact page on the website, which has done absolutely nothing. This is the worst experience I’ve ever had on any online service in my life

Avoid if at all possible. The representative did not seem to be very knowledgeable and/or did not care. attempted to charge me a $250 late fee as "insurance" in case I was late. I was unable to speak with anyone else because the website is message based only. I felt a like a bit of a money grab because it was one of the only sites that didn't charge a membership fee. Think Spirit Airlines if you will.

Simple request asked three times, and not full filled by the company.

Purchased deed templates in late June 2023. Downloaded my order. No receipt for my purchase was provided in the download or emailed to me. I needed the receipt to get reimbursed for the expense. I inquired again three weeks later. Still no response from the company. Called the telephone number on the website (buried deep in the site). Went straight to a recording. No opportunity to leave a voicemail; no opportunity to speak with a representative. Earlier this week, I sent another email (in their portal) requesting the receipt. Made mention of potentially writing a “review” if it isn’t resolved.

Then I receive a response: “Your order and payment has been canceled. Your limited license to use our documents, or any derivative thereof, is hereby revoked. We do hope that you find something more suitable to your needs elsewhere. Have a wonderful day.”

The overreaction to the simple request for a receipt leads me to conclude this company isn’t reputable. They likely violated their TOS taking action they did. Use caution when using this company.

I paid for a package that contained the bargain and sale deed and all of the forms were from 2019. The NJ State forms have all been updated but they are charging you for old data.

I pointed out they incorrectly spelled Massachusetts as Massaschusetts on the deed template. Instead of correcting their misspelling, they snarkly cancelled my account. Seriously I'm supposed to submit a form to the State of Massachusetts with the State name spelled incorrectly????

County said that my deed did not meet the state transfer requirements for a true quitclaim deed. When I then checked the state code section reference, the section wasn't even valid. When I asked them to please provide a correct deed or refund, they cancelled my account (presumably so that I couldn't write a negative review?). At least they did provide a refund. Definitely will not use again, not because they had an error, but due to cancelling the account. Shady.

Don’t waste your time and money. They will not get you your deeds. And no refund.

I wish I didn’t even have to rate it one star! The forms I purchased were sent as a read only and the password given by deeds.com was invalid so I was unable to fill it out, then the account I used to set it up was deleted. I contacted customer service to see if I could get a new password to unlock the document and they gave me a link to log into my (deleted by them) account. I contacted them again to fix the problem and was told my order had been canceled and refunded and my accounts have been deleted along with a passive aggressive message. I sent a picture of the form to a lawyer to get his thoughts and he said the wording was very off. Couldn’t use the form anyways! Beware of this site.

CAUTION******

I paid for a Deed and had to quickly get out of my computer and was not able to retrieve the deed after that. I contacted Deeds.com by phone and just got a generic recording that hangs up on you as well as sent two emails with no response, finally I got the following response from them...

I have tried to contact 2 times now in regards to the deed I did, I am not able to retrieve it from your website in which I paid for and I did not save a copy to my work computer which is where I ordered it from. Please help me or I will dispute ALL charges on my credit card for this.

Wow... This is how you handle people when they contact you. I will be sure to write a EXTREMELY NEGATIVE review on your site.

I purchased their deed PDF's which were advertised to be editable for $27. Once downloaded, they were NOT editable, instead their is a security block on it. I emailed the company and requested that the provide me with a solution and they refunded me the money, stating I can no longer use their forms. Duh!

Purchased documents and downloaded from this website. Documents required a password and password we received from the purchase did not work. When I emailed requesting support they replied 'your account has been revoked'. No explanation just revoked.. They claim a refund will be processed but not feeling very confident based on what I read about this shady website. Caviat Emptor people.

I need to format my responses to fit in the blanks, and after I saved a copy, it then asked for a password for the document to access it as a normal PDF for editing. What the heck are they assuming?

TO USE A PATRONIZING TONE WHILE CANCELLING USAGE RIGHTS IS NOT JUST UNAPPRECIATED, IT INSINUATED NEFARIOUS WHILE THEY KICKED ME TO THE CURB FOR JUST INNOCENTLY REQUESTING AN EDITABLE VERSION, FOR FORMATTING REASONS ONLY. SHAME ON DEEDS.COM! WHY ARE THEY SO PARANOID?

Happy to go to Law Depot, but I liked their version better. I just could not fit the simple line of “property address” and “property description” in the form allocation, and putting the dang address from the first page, on an exhibit at the end, as their instructions suggest, is just stupid.

I began completing the form online, but had to stop for something, so hit the 'save' button. It promised to send a link to my email to finish it, but I could not get the link to work, so I began again by downloading and printing the blank form. I had always planned to complete it online, print it, and file in person. *Just a note to those who are not happy with Deeds.com not e-filing on their behalf: (1) some states do not allow e-filing, (2) it is probably safer and more secure to file any deeds of ownership yourself, in person. Online hackers are very proficient at tapping into many websites, and I feel better just buying the blank form from Deeds.com and doing the rest myself, rather than having the personal details of a deed of ownership, etc. online, and transferred between your public IP address and another. Just buy the forms and do the rest yourself. The price of Deeds.com forms is very reasonable.

Purchased quitclaim deed package and followed instructions. I made adjustments as requested but they said the would not eFile it for me and I would have to do it myself. What's the point of their service if they won't file for me?

I think they are content selling the forms but will not follow through with filing. Information on the website is misleading and/or inaccurate.

Absolutely great. The staff is responsive and knowledgeable. The online interface is excellent. The total cost for finalizing the sale on our property (minus state filing fees) was $39. A wonderful experience.

The forms were easy to use, and the instructions were clear. But some of the information I needed to supply wouldn't fit into the field on the PDF, and there was no way to alter the PDF to make it fit. I used their feedback mechanism to ask them about this, and got back this friendly answer:

My account there has been closed, so I couldn't leave a review. No bad reviews, folks!

I purchased a package but had questions about the fillable form. It's not very user friendly. I sent them an email with my questions because you can't talk to anyone. Well, instead of answering my questions, they closed my account! It's funny how they say they welcome your feedback when you open an account but when you do give them feedback that they don't like, they close your account. Very unprofessional!
