Faro apartment stay ruined by the management company

We stayed in a property in Faro. The apartment itself was nice and in a good location but our experience after checkout completely overshadowed the stay itself.

We accidentally left three coats in the apartment wardrobe and reported this almost immediately, including the exact location where the items had been left. Despite this, we were repeatedly told that “nothing was found”. I also noticed that they their terms updated from "We will not post items left in the accommodation" to "We are not responsible for objects left in the accommodation" immediately after my communication with them.

What followed was weeks of extremely poor communication, dismissive responses, and eventually complete silence from the property management company. A formal police report was filed in Portugal and the issue was escalated through Booking.com, yet meaningful engagement from the accommodation never came.

Mistakes happen — guests occasionally leave items behind. The real issue here was the handling of the situation afterwards. There appeared to be little interest in properly investigating the matter, checking with housekeeping staff, or providing any meaningful customer service once the stay had ended.

It is a shame, because the apartment itself was nice. However, based on the management and aftercare experience alone, I would not feel comfortable staying with this property group again.

I can see that I'm not the only one who hasn't had a good experience with Homing and they seem to have a very bad reputation. I wish I had known sooner.

Homing is a fraud

Homing is a fraud. I write this with a full responsibility. The day after booking, six month before my arrival date, Homing charged me a deposit of half of the total amount. Five month later, the final payment was collected. The very next day after it Homing informed me via Booking.com that the reservation could not be fulfilled due to overbooking. I emphasize that the reservation was made six months in advance. I have a big problem with refunds. Because Homing’s customers are mostly not from Portugal it is harder for them to assert their rights and therefore Homing feels completely unpunished. In my case bank’s chargeback service , designed to bank fraud related to Visa payments worked. I warm against this Homing company.

Homing cancelled our apartment holiday and we have really struggled getting our refund for full amount €1.350 we rang booking .com who at first refused to help and said it wasn’t their problem eventually after months of emails and messages to the owner and he then ignored any more calls so booking .com helped and refunded us I do hope they have got the full amount back but do not use this company they break the trust between agent and client.

❗❗❗BEWARE!!! Homing shows nice listings on their website, but Canceling/Changing a booking is practically impossible! No usable self-service option, only email - and NO response! My prepayment wasn’t refunded; I had to escalate via a formal, extended card dispute. This experience felt like a SCAM, extremely stressful. AVOID❗❗❗

This company should not be allowed on


This company should not be allowed on booking.com. Same issue as many other people on here. They take your money and cancel last minute. I received a refund pretty fast, but I didn't get the full amount back and they still owe me about £80. Booking.com haven't been much help either, with broken promise after broken promise.

Freezing cold and the worst customer service!

I rented a place that was freezing cold. No heating whatsoever.. My boy actually got sick on the first night...
When I asked for help or any form of support they treated me like shit and kept replying how there was no heating mentioned in the advertisement. That it was my own fault and that i wasn't allowed to use the fireplace which had clearly been used before.
No acknowledgement whatsoever.

When you rent a place, it is a safe assumption that it can be agreeable there, right? Like water being available, or electricity...
If they had mentioned clearly something like "please be aware that there is no heating possible in any form, renting this appartment in winter time is at your own risk" i could have made an informed choice not to do it.
But the way they replied to me again and again pissed me off so badly!

I really don't understand how Booking.com is even affiliated with this company!

Careful!!! Not recommended. Fraud!

This appears to be their business model: they collect payment upfront and then create unnecessary obstacles for refunds. If you persist, you may eventually get your own money back — otherwise they keep it. Their real profit comes from customers who give up or don’t notice the unauthorized charges after cancellation. That’s where they make their money.

What’s even more troubling is that customers receive no compensation for the stress and effort required to reclaim what was rightfully theirs. Platforms like Booking.com should take strong action against companies that engage in such practices. Associating with them not only harms customers but also damages the credibility and trustworthiness of the booking platforms themselves.

[For my case they have cancelled my reservation at the last moment and still took money from my bank.]

Want a Refund?!

No communication response without repeated reminder. Take money as deposit immediately and then fail or make long delays in refunding after cancelling , often well over 45days and then only act after threats or disputes procedure.

I had a very disappointing experience


I had a very disappointing experience regarding a cancelled reservation and refund process.

The booking was cancelled well within the free cancellation period. The payment was made in advance, however, despite more than 30 days having passed since the cancellation (which is the stated refund deadline according to the Terms & Conditions), the refund has still not been processed.

I have contacted the property and provided proof of payment, but the issue remains unresolved. A refund of €407.64 is still outstanding, with no clear timeline or proactive communication.

Delays of this length are unacceptable, especially when the cancellation was made correctly and on time. I would advise future guests to be cautious when paying in advance and to closely monitor refunds.

Scammers

They don't return money when cancelled for free. Do not book anything with Homing regardless of the platform. I've used booking.com with free cancellation option and still struggling to get back my advance payment. Luckily for me it wasn't much, but still very unpleasant experience (waiting for more than 30 days now for the refund).

No communication. They don't answer calls or messages.

Terrible management, no communication. They don't answer calls. We tried calling all the phone numbers they provided and none were answered. We also tried sending messages via WhatsApp and email, received an automated reply and they never responded. At the time of booking, they send many messages with different addresses regarding key collection, the customer has to guess where to go because they don't answer calls or messages. Worst experience ever with accommodation bookings.

Deposit not returned after cancellation

I am still waiting for my deposit of over €1200 to be paid back 5 weeks after cancelling a villa holiday. I cancelled the villa due to poor reviews stating cockroaches in the bathroom etc. I have made numerous phone calls to Homing with no result. Booking.com have also contacted them.
This is a rip off company- do not use!!!

If I could give this whole experience a 0 I would. House was filthy and outdated, staff at Homing who run it are rude and extremely unhelpful. Pool was never cleaned since we arrived we ask everyday for someone to come and the guy argued with me that the pool was in fact clean, when I was saying it was not! He would not listen to me nor send anyone out to clean it so the whole time we was there we could not use the pool. The house was dirty inside, ants outside, l'd be very upset if I trusted these people to rent my house. 0/10

Awful

Awful. It was our first day in the algarve yesterday in a beautiful apartment BUT on returning from an evening meal we walked past the apartment next to ours and saw a couple in an awkward clinch shall we say. They saw us as we walked by because the entire front door of the apartments are fully glazed. Every window and doors have remote control blinds.... including the front door, but there was no remote control for it. We felt extremely uncomfortable with this. I messaged homing algarve who were as much use as a chocolate fire guard and rude. 'Sir, just shut it' was their key headline. I messaged to say we want no further contact with these unprofessional waste of timers. I had to take a sheet off the bed to cover the door and slept on the mattress protector. We woke this morning to a message from them saying 'have a good night'. Absolute ignorance from them. It has already put a damper on our first holiday in 5 years and it sickens me to think they are taking money off the owner for absolutely zero help. Pirates. Will never return to algarve again so as to avoid ever having to have anything to do with these pirates again. AVOID AVOID AVOID

Absolutely shocking experience on our trip to Armação de pera. Finally arrived at the location which was a carpark, tried ringing to which a very rude lady answered and said ‘is fifth floor in the big building’ which building?? We still had no idea where and tried ringing numerous times to no answer to eventually get a message saying’ usu can’t help’ Finally managed to follow the very complicated links sent by homing to access the key and when we entered the complex the pool was completely empty. Tried contacting homing again to let them know we won’t be staying at the accommodation with an empty pool in 34° heat. We were lucky enough to find another accommodation at an extra cost to us of £400 Absolutely shocking experience!

Booked through booking..com

We booked these through booking.com. Awful experience would never use again. Arrived at said destination which was a car park! Called them for help to which they wouldn't answer multiple times. Asked passers by for help to be told by one person it wouldn't be here this is a living complex not a holiday one. Finally found out that this was where we were meant to stay. As soon as we entered pool was empty (we arrived in 34 - 36 degree heat). The lady finally started replying to messages after we said we won't be staying here saying she will chase the pool situation but she was rude and had an awful attitude. We ended up there and then booking another place to stay and out of pure luck found a beautiful complex where they were more than happy to help and advise. Don't ever use this for a holiday or mini break.

There was no customer service.

There was no customer service.

The apartment that we rented in Lisbon was not well equipped and was is a noticeably worse condition than in the photos.

They were unresponsive when I contacted them by email before the trip. We only received confirmation and were able to check in the day before our flight although they had received payment months before the trip.

The internet did not work due to a mistake by the owner. We asked for a partial refund but after saying that they would work on it, they never followed up.

There were also a few other problems.

We will never use them again.

Watch out for this company

Have only clicked one star so I could get through to write my review. I wouldn't recommend this company at all. I made a booking through booking.com and later had to cancel (free cancellation) half the price of the stay was taken from my account in March and still not refunded. I have contact ted them and now booking.com are also on the case!!
