Star service from Trina, always available, professional. Able to achieve my goal within weeks without any delay in any part of the process.

In my experience I would be cautious before getting involved with Bristol AdHoc. When the property is shown to you, it is described as very communal and shared, but my experience after moving in was quite different, including significant noise disturbance.
I also found that living in an AdHoc property caused practical difficulties when trying to move on. Because the arrangement is a licence rather than a standard tenancy, obtaining references acceptable to mainstream landlords was problematic. This is something I was not made aware of before moving in and which I would want others to know.
Communication with management was poor, messages often went unanswered, and complaints were not addressed sufficiently. In my experience the property manager was difficult to deal with and did not follow through on commitments made to residents. I was told that a cleaner would be hired for the property, but this did not happen.
Most reviews seem to be written when people first move in. My experience changed significantly after living there for a while.

I want to thank you as a team and most eapecially Fed for her loving and caring personality. Your professionalism and care is superb. Me getting a place there was as easy as i never expected and the process was easy and straight forward. Thank you again.

Federica was extremely helpful, communication with her was seamless.

From the start until the end of my tenancy Fed has really helped me out, from making it as swift and smooth as possible to get into a property as it was to move out from it.
Great communication always ! I felt heard and taken care of, and knowing that I’m now apart of the system I feel secure in the knowledge I could be a property guardian again in the future with so many interesting properties and places to choose from !

My experience with Ad hoc,and Federicia in particular, have been great so far! I've been a guardian since 2024 and have lived in several properties under Ad hoc management, and each 1 has been memorable in its own way! There's no bells and whistles to the properties, you do get what you pay for, plus bills included, but there is always a nice personality to each property, and you get to meet nice new people.

Fed is great, room is good and it’s actually affordable.

This is my third guardianship and the transfer has been made very easy. A professional and friendly experience which i can't praise highly enough. Special mention to Federica who has been exceptional, always there to answer (my many) questions and helped everything go smoothly.

I lived in two Ad Hoc properties in Bristol and Bath continuously for 4 years. Their processes were always straightforward, from the first viewing through to reporting maintenance faults, moving between properties, invoice queries, and eventually moving out. The staff are available—even out of hours—and make a real effort to build strong rapport with licensees so that everyone feels comfortable and informed. Any issues I had were resolved professionally, and I always felt looked after while staying in their properties. I would 100% recommend becoming a licensee with them in the South West. A special shoutout to Trina for her support over the 4 years, though all the staff work hard in what is a challenging and precarious sector. Thank you!

First time being a guardian and I found it went really well.I went through agent Federica who was very nice/professional,can’t fault her at all and helped me get a flat asap and made the process perfect.I can’t fault her in any way 10/10 plus ad hoc as a company have been brilliant aswell in every way and has really helped me for a shorter term let.I would highly recommend ad hoc and team especially Ms Federica Ventimiglia 10/10
