I really love their properties, I feel at home. They are very responsive.

We had a horrible experience with Amber Stays, and I feel future guests should be aware of what we went through. The biggest issue was the carpet, which was shedding loose fibres and dust all across the hall and couch. The material was constantly coming off and spreading everywhere. It affected us badly during the stay — I personally developed allergy symptoms and had to take medication because of the amount of dust and fibres in the property.

To make matters worse, my husband’s black suit was completely covered with the carpet dust and fibres. We had travelled for an important event, and there was no way to properly clean or restore the suit in time, so we were forced to buy a new one at additional expense. This caused unnecessary stress and inconvenience during an already important occasion.

After the stay, I shared my concerns respectfully and requested compensation for the trouble, health issues, and expenses caused by the condition of the property. Unfortunately, the response we received was extremely disappointing. They were stubborn, showed zero empathy, and took no real responsibility for the inconvenience and costs their stay caused us.

There is also a high chance this review may be removed, which is why I want to mention that I have kept all WhatsApp conversations and evidence regarding the issues we faced. I believe guests deserve honesty and transparency before booking.

Please read this before booking this Airbnb to save yourself the horror me & my family experienced during our stay here with our 3 and a half month old baby.

First thing to mention is after booking you get sent a check in link by the host which includes a £250 holding deposit through their website - not Airbnb's.

We booked this Airbnb for a week, on arriving the house was extremely cold, on searching the whole house I realised there's no way to control the temperature. Spoke to the host Charlie who said that he doesn't have access to the temperature either and needs to contact the landlord of the property for any change in temperature. This back and forth of getting the temperature changed and right itself took 2 hours. We sat with our jackets on. This was quite inconvenient when you are freezing in the middle of the night but nothing can be done.
Next, we put our baby to sleep on the baby cot, now the mattress of the cot doesn't fit the cot, it's oversized so they lifted it up on two ends. Which makes the baby slip to one corner of the cot and this is a safety concern that I'm shocked about and have escalated this to Airbnb to look into.

The Washing machine did not work!! The host let us check in without us being informed that the washing machine did not work. He told us that someone would come fix it but for 4 days noone did, despite us continuously expressing to him that we have a little baby and lots of laundry to be done daily but he couldn't care less. Said he could offer one free laundrette service. Clearly doesn't understand what travelling with a baby is. On the 4th day when we said that we would like to leave & need a refund he sent the cleaner to have a look who said the washing machine can't be fixed.

Next, There's one toilet in the house and the flush doesn't work. Now the host will keep asking you to open this part and that part and fiddle with things but no, 6 out of 7 times it won't work. He sent his "handyman" to take a look and according to him it's fine, which it's obviously not. There's absolutely no water force and the host said it will cost him more "thousands" to get it repaired so we need to just manage with a very inconsistent flush.

Every time you tell him about something not working he asks you to fix it like he asked me to open the washing machine filter and clean the hair or coins stuck. Or when we told him one room radiator isn't working, I was sent instructions to open the valve and turn it on - is this not something you'd expect to be done in preparation for a new guest moving in?

I have taken pics/ screenshots of all the above and taken this up with Airbnb too.
The nerve the guy had, he tried to bribe us to not put up a review by offering us a complimentary night.

The checkout was horrible too, we asked him for a refund for the remaining nights and they sent us the wrong amount, we then asked for an email and he kept delaying it saying he had other business to sort out. Kept us waiting for more than an hour and then even refunded only 50% and not the entire amount stating we checked out late. But we have it on calls and messages that we weren't late. All this has been escalated to Airbnb.

The host is irresponsible, a rude guy with absolutely no hospitality or no courtesy that we are a family with a little baby. We explained to him since day 1 that washing machine is a non negotiable for us. But he couldn't care less.

This is the first time I'm writing a negative review on an Airbnb. We are easy people but this experience was straight horrid, this was an absolute nightmare to deal with.

I had a fantastic stay with Amber Stays and honestly couldn’t recommend them more. From the moment of booking, everything was smooth, clear, and really well organised. Communication was excellent throughout – quick responses, helpful information, and they made the whole process completely stress-free.

The property itself was exactly as described (if not better). It was spotless on arrival, beautifully presented, and had everything needed for a comfortable stay. You can really tell that a lot of care and attention goes into maintaining the space. The little details, like thoughtful amenities and how welcoming the place felt, made a big difference.

The location was also ideal, making it easy to get around and enjoy the surrounding area. It felt safe, convenient, and perfect whether you’re staying short-term or longer.

Overall, Amber Stays provided a genuinely high-quality experience. Professional, reliable, and clearly passionate about what they do. I would absolutely stay again and wouldn’t hesitate to recommend them to anyone looking for a great place to stay.

From the off, communication was great, this continued throughout our experience. The stay was ideal for what I needed in a good area. Property was clean and tidy and Amber stays couldn’t do enough to please me.

Had a stay at a property that they host on Airbnb. Would say the experience was average. Had some issues with cleanliness which they made efforts to resolve. What I took exception to was that the property was directly under Heathrow flight path, to which there was absolutely no reference of it the ad for the property (strangely not any of the reviews).
Having left an honest and reasonable review they then had it removed from Airbnb, having made accusations against me of coercion. Interestingly turns out this is a very difficult thing to argue against at Airbnb - what a coincidence, it’s almost as if they know what they are doing….
Ultimately I can now say this company is totally dishonest, I wouldn’t trust any of the reviews they have as they clearly make efforts to sanitise anything negative to ensure they come across as good as possible. BEWARE.
