Very good and proactive communication and service by Miranda & Kaleen. Secured good tenants within 3 weeks after listing the property.

Miranda & Kaleen have been exceptional in securing tenants and getting my new investment property leased in just a couple of weeks. They were proactive with local area insights, communicated regularly throughout the leasing process and kept me feeling confident throughout the onboarding process. Highly recommend them and Besser + Co for your property management needs.

This was my first experience renting out a property and the Besser + Co team were responsive, professional and made the whole experience painless. I was fortunate enough to work with Miranda and Georgina who met with me in person several times, walked with through everything i needed to know to ensure my apartment was ready and in top shape for my tenants, and continue to support me to manage the property while i am overseas. I would also like to highlight their great insights into the 3183 area which made renting the property a breeze. Would highly recommend this agency for anyone looking to rent here in the future

I would NEVER rent a property through Besser & Co! Awful agents to deal with. Within 7 days of moving into the property, the main bedroom started seeping water through all walls, floors, ceilings. Mould was found on the blinds which took 6 weeks for them to remove after multiple follow up attempts. The property manager advised they knew nothing about the water issues within the building even though there are huge holes in the carpark ceilings and it rains inside when its raining outside. Other tenants within the building confirmed this was an ongoing issue and even states in other owners section 32 the defects and water issues. Nothing done to help with urgent repairs and just told us they would let the Rental Provider know and it would sit with body corporate. After 4 months of back and forth we moved out due to the property being unsafe and severely water damaged. We then took the agent and owner to VCAT which we where awarded some funds back. We have followed the agent up for payment but they are now wiping their hands clean saying its not their problem and no longer have the property or contact with the owner. Agents are there to work on behalf of the owners and help the tenants, but in this case have done absolutely nothing except force us to find other accommodation and now refusing to pay what we are owed.

No response to emails in relation to maintenance ,no response to phone messages. No letter box keys after 3 months of asking, no power in the laundry for the washer and dryer as the power point does not work , I have to use an extension cord to plug in these items. Initially no window furnishings on any of the windows. Still have two windows in the lounge with no blinds , you cannot watch any TV during the day as the sun comes through the windows and you cannot see the screen. This is a new apartment block

I would give less stars if I could. Reported urgent maintence only 3 months after moving in (exposed mould growing all over the ceiling). Nothing was actioned for 7 months until I was forced to issue a breach of notice. Only weeks after the breach, instead of fixing the issue, they tried to increase the rent by $100 a week. One month later received an update that the property was no longer safe to live in due to an unfixed and exposed leak in the balcony which allowed water into the ceiling and has damaged the structure of the house. Besser & Co decided to send an eviction notice rather than make the property safe. They let the issue go on for 8 months uninvestigated and then made me homeless. Dealing with them has been a nightmare. No compassion and lies from them constantly. The entire building was riddled with mould and has been an ongoing issue with all tenants in the building.

They also issued the wrong keys when I moved in, meaning I had to pay for rescheduling the removalists until they provided the right keys three days later.

They also sent tradespeople who made adjustments to the lock on the door, resulting in me having to pay out of pocket for a locksmith.

Ella, is a really great building manager. The property was hot in summer and cold in winter with wall heaters that were sending my electricity bills through the roof. Ella helped get the owner on board with a split system installation making the property much much more hospitable. There was also an issue with shower tiles coming loose in the bathroom and upon inspection there was black mould and no waterproofing layer below. Ella quickly organised repairs and set me up with temporary accommodation in the city, not easy as it had to suit my cat too. Ella goes the extra mile and her personal touch really made a difference getting the place cleaned on my return too.

Having dealt with many agents over the course of my life, I can wholeheartedly say my experience with Ella was the most seamless and professional to date.

Ella was so helpful when we went to view what is now our rental property! She took time to answer our questions at the inspection and has been very supportive throughout this whole process for us. It can be very daunting going to many inspections when trying to find a home, but Ella made me feel instantly at ease.

Ella is an absolutely fantastic real estate agent to work with. During my time renting through Besser and Co, Ella came on board halfway through and from there I felt so supported as a tenant which can be hard to find. Ella was really helpful when I had to leave the property with handing back the keys easily for me as I had a family medical emergency. It’s rare to find good agents these days and Ella is one of the best!
