Launching Phase 2 while still holding my AED 50,000 from Phase 1.

I paid AED 50,000 as an EOI for the Arancia project. No unit was allotted to me, so the money was due back. That was over 40 days ago. It has still not been refunded.

In that time BEYOND has found the capacity to launch Arancia Phase 2 — new marketing, new campaigns, new buyers — but not the capacity to return money owed to a Phase 1 applicant who never received an allocation. That tells you exactly where their priorities sit.

I have chased repeatedly and received nothing. No timeline, no escalation, no responsible person to speak to. Emails go unanswered. Nobody can tell me when my own money is coming back.

For a developer that markets itself as premium and sits under the Omniyat umbrella, this is negligence. If they handle a simple refund this way, ask yourself how they will handle a construction delay or a handover dispute.

I will not be investing with BEYOND, and I would not recommend anyone else to either. Read the payment terms carefully before you hand over a single dirham.

They are only scammers, not a big company as advertised, no customer satisfaction, no care only get your money an that is all. They will sell you dreams, and when your realise the reality they will not refund your payment. This is how they gain money from you and other. Just keep away from these scammers.
