I've been a client of BNS for several years, owning various properties around Bristol and dealing with numerous property management companies. In my opinion, BNS is the best property company I've experienced. The communication is excellent, and the portal suits my needs perfectly for raising maintenance issues. Their out of hours service has been a lifesaver. The maintenance team consistently completes work at great value for money. This is especially beneficial for us because with other contractors, once they’re paid, if there are any issues, it's a nightmare getting them back! However, with BNS, they are always there to assist. I couldn't recommend them more for their great service over the years

As a tenant living in a small block of flats in Bristol which has been managed by BNS for several years, it is unfortunate that, in our experience, BNS are better described as a property mismanagement company.
The first red flags were almost immediate - they replaced our damaged intercom with a small plastic keypad that resembled a key storage box and had no communication capabilities. This quickly needed multiple repairs and eventual replacement. This process of jobs being completed improperly and needing to be done multiple times was to be a pattern.
Today we have had scaffolding which poses a significant security risk (members of the public have been running around on the top floor) around the flats for almost two months with little to no work being done. I have recently been informed, with around 48 hours notice, that the necessary window replacements will not be going ahead due to BNS failing to obtain planning permission for the change of materials despite this being a known issue since 2021 and one or more of the rotten, leaking windows needing replacing since before 2018. The scaffolding will apparently come down and new scaffolding will need to be erected for the job.
Ironically, we were originally told that we had to wait for summer for the window replacements and were slightly dumbfounded when scaffolding appeared in October. To hear this news in December is absurd. Further, I have been told by others that planning permission for such common material change is not particularly hard or time consuming to achieve - especially for a company like BNS.
I have previously lived in accommodation in which similar experiences eventually revealed that the management company was intentionally sandbagging and botching work in order to repeat it shortly after, paying sister companies multiple times to achieve maximum extraction of funds. Having been told that the management fees we all pay have been exhausted in the last few years, it's hard to tell if the same dishonesty is the route cause or if it really is just ineptitude. Given our experience, I would advise others to steer well clear of BNS and advise other tenants who are lumbered with BNS to proceed with suspicion.

We have worked closely with Tina for a number of years, providing quality decorating services to managed blocks under her care.
For any relationship to work efficiently, good communication is vital & Tina excels in this area. Even when she is temporarily unavailable for an in-person call while she is on another line, Tina always responds to voicemail; oftentimes directly after her current call. Tina is clear & precise regarding what is required prior to the undertaking of contracted works & she is always happy to communicate over any details that arise during operations.
Tina has a confident yet friendly manner & this has also been expressed to us verbally during a contract by residents at the properties that she manages; particularly those who are more advanced in years that are reticent to use digital mediums to express themselves first hand.
Sometimes unforeseen events like roof leaks prevent us from proceeding with an agreed contract, simply because block funds are needed for emergency purposes. Tina is very empathetic when postponing our services & always spearheads an initiative for works to resume again as soon as funds become available once more.
For this reason & those stated above, we have no hesitation in outpouring our commendation for a first class, highly professional project manager.
