Horrible platform

Horrible platform, I invested $10k in brickx houses, the dashboard showed growth of up to $15k across a few years and I went to sell my bricks, I was left with $8k in cash - how does that even happen when the Bricks were higher in value?

Avoid at all cost - stupid platform.

Wilson, Thanks fro your feedback, liquidity in managed investment schemes is subject to free market forces, no returns or capital value is guaranteed. The difference in value that you express are such that the value of the investments went up in value which is great and seeing the investment through to the end would assist in receiving that upside whereas selling out early can result in you needing to sell at a value that is less than the value of your investment.

Bad ROI

Have been with brickx since 2022, even though the house market has been going crazy, my ROI is somehow only 10.59% not sure how that is even possible considering I could've made more money than that on probably 99% of properties

The ROI will be reflective of which investment you chose to invest in, some have done even better than the national property market, this comes down to portfolio composition.

Was once excited about this platform - fees have killed it

I have used this platform for many years and used to reguarly contriibute to my balance each month for a few of these years.

Initially it was ok because brickx didnt charge many fees - transactional costs on buy and sell side initially but these were not significant.

Today however there are crazy levels of fees being applied and these are fundamentally resulting in many of the properties having very low returns and most of them having negative yields despite many being purchase 5+ years ago and rentals increasing significantly in this time!).

This platform has become solely a capital appreciation play rather than seeing it as receiving some income while benefiting from capital growth long term.

An example of a property with an income of 53000+ pa which has a positive yield of 1.1% - All fees below pa

Investment Management fee - $11300 (21%!!!) - ridiculous!
Property managmeent fee - $3400 - 6.4% (fair)
Audit and Valuation Fee $3100 - 5.8% (ridiculous)
Custodian Fee $1100 1.9% - surely part of investment management fee - ridiculous
Then normal costs of Strata and Council rates , insurance etc.

The net outcome is the majority of properties now have a negative yield (all of them were purchased many years ago with positive yields when i bought them but the fees are now killing this platform). to charge up to 2% investment management fee of the (often inflated) property values essentially means there will never be any remaining yield for the actual investors -(justified by claiming there is overhead in managing the property, trusts etc but these are also separate fees) - its just a crazy level of fee on residential property.

On top of this - i have attempted to exit all my properties and listed them at the brickx valuation price - all of these were on the maket for more than 100 days and not a single brickx was sold.
Numerous properties now have bricks listed at 10,15+ % below valuation and they still dont sell. I suspect this is all the people that are sick of no monthly return and want to exit the platform. I think unfortunately we just have to wait for the 5 year voting or take a huge hit to leave.

My recommendation is to not tie your money up here - invest in REITS on the ASX if you want property exposure - its far more liquid and larger scale so fees will not represent 25%+ of the income.

Its disappointing to read a review like this.

Whilst we acknowledge the lack of liquidity this is largely driven by investor sentiment, and needs to also take into account that the underlying platform assets are illiquid as is general property/real estate. This is covered in detail in the product disclosure statement and any and all adjoining additional disclosure documents.

In respects of the figures listed this is for the most part misunderstood and incorrect.

The maximum investment management fees on the platform in 2.50%, stating a fee of 21% is incorrect and very misleading. For added insight investment management fees on the platform range from 0.35% to around 1.50% per annum, noting BrickX charged 0% management fees for the first 5 years of operation to the benefit of investors.

Audit/Valuation fees - the figure stated of 5.80% is again incorrect and misleading, the calculation is to be made against the total asset value not the income, this is conventional funds management, to calculate is in your way is just not correct. Note also that very few companies are interested in providing a retail investor offering due to the high costs and regulation - BrickX has committed to doing this at extreme cost and investment which seems to be well overlooked.

The custodian fee again is just plain wrong with the actual fee being less than 0.10% per annum, in return for safety of your assets, doesn't sound like a lot in the scheme of things does it?

The claim of inflated property prices is somewhat jovial, given that the undeniable proof exists that most if not all properties sold on market have sold for more than the valuations received by independent third party valuers.

As for placing orders and waiting 100 days, we recommend investors manage their orders as the average time to exit is well below 100 days, in fact its less than 48 hours for anyone selling out via the available secondary market.

The claim about having to wait 5 years for a vote is also incorrect - members collectively holding 5% or more of the units/bricks in a BricKX Trust can call for a vote - great examples of this recently are MAN01, HAW01 and ARN01.

It's perhaps worthwhile picking up the phone to speak with us, sending us a direct email via the website or spending the to read the Product Disclosure Statement which outlines all this information clearly as opposed to complaining (and being wrong) on a review website like this - where if people believe you all you've done is make exiting BrickX harder for yourself as less people will use it to give you your liquidity.

You tell all lies(per your conference call). You are not returning 10 plus a year and you are not paying 4.5. Both lies. Invested 250K. Underwater, making 3.65. Terrible. Rents are up 30 percent. Still waiting for a reply. Thanks for responding.

Nell - we are not offering our products to people in America so I think you have the wrong company.

Secondly we don’t do conference calls so again I think you’ve crossed your wires particularly suggesting returns of 10%!

I think the appropriate thing for you to do is to remove your unreasonable, unfair and unfounded recommendation.

Update - despite flagging this fraudulent review neither Trustpilot or the reviewer managed to provide any proof to justify the genuine nature of this. Reviews like this are synonymous with cowardly hit and runs.

BrickX gives me choices

While in understand property investment in general BrickX gives me the opportunity to participate in property investments that I’d otherwise not have the opportunity, know how or courage to get involved in like developments, seniors living, short stay accommodation and affordable housing which are things I’m getting to dip my toe in on at the moment thanks to this Platform. Would like to see some more types of property and more options in each state but not complaining that’s for sure.

Great experience investing with them

We invested in a residential property fund with them and were pleasantly surprised that the returns were higher than promised, and the property was disposed of in a timely and orderly fashion. Very good operators and would happily invest again.

Secure Property Development Investments

BrickX is a dynamic platform that not only allows me to buy fractional property, but also to get leveraged returns from investing in property developments.

Whilst I could invest in a property syndicate, I wouldn't have the security that BrickX offers, being an ASIC Registered Fund with a regulated Custodian holding the property title and the ability to sell Bricks to willing buyers, or buy more Bricks from willing sellers.

Plus, the management team behind BrickX - Joe and David - are savvy operators who know property, compliance and how to negotiate a good deal for the platform.

Bricks over toys is my preference

I don’t know much about investing but this has been simple to understand and I get great joy from buying bricks for my grandkids - less plastic toys for the kids and more Brickx bricks is my motto!
Using Smart Invest makes it even easier so I don’t have to remember to make the deposit and the buying is done for the kids.

Great way to park your money

I've been in and out of Brickx for multiple years. Not rich but it's a great way of building up your savings and dabbling in real estate. They provide a complete tax statement. I believe a bit more advertising needs to be done to increase the investors.

Put bricks up for sale months ago

Put bricks up for sale months ago, finally got an email to say its sold, only thing is instead of the 0.5% fee on transaction advertised they charged me 102% fee that's right the fee is larger than the sale

EDIT: The Team at Brickx has promptly responded and resolved the issue in 3 hours of it occurring and waived the fee this time as compensation, as such I have increased my rating from 1 to 4 stars as their customer service was quick and helpful.

The largest issue with this product/service is the solvency of the assets but they do have information advising of this on their site, so what ever you do, only invest money you are fine without for a long period of time as it is a property investment which can take prolonged periods of time for transactions to occur unless you are willing to buy high and sell low which defeats the point of investing.

Review after 3.5 years invested

I invested $560 into this back in 2020 purely to see how the fractional ownership model worked. I paid $111 for 5 bricks in August 2020. There are bricks available in this property today nearly 4 years later for $105. My Wallet has received a total of $41.09.

My recommendation - put your money into managed funds. You'll likely get a better return and better dividend. I actually don't see any benefits to this investment model at all.

Thanks for your feedback - it has been tough going the past few years in property - many platforms and funds have experienced what BrickX has and any investments with debt finance have been hit hardest with rising interest rates - that said some properties on the Platform have done extremely well, ie those in SA or WA for example and even NSW for that matter - property is a long game, and we are committed to offering more optionality for investors to further enable them to diversify their portfolios while keeping fees low where possible, noting that the majority of BrickX trusts actually charged $0 fees for their first 5 years of operation and we've also added in free trading commission periods at time to help reduce costs of liquidating investments should investors have wanted to do so.

Worst investment decision

I invested with Brick X after reading a lot of what I can only describe as deceptive advertising. I have a lot (6 figures) tied in with this company. This was initially going to get me into the property market. Get me a house deposit saved. Problem is, they’ll gladly take your money. Their fees essentially chew up any dividend after expenses are deducted. I have to wait to get the property’s sold, in order to get my money out. This means longer being a renter. I have missed multiple opportunities to buy a physical place I can live in. I have been homeless in the past, and wanted to invest to save money to buy a home to live in, so as never to have to worry about homelessness again. That won’t happen now. Please please don’t invest with this company. The stress, and problems this has caused has caused me a great deal of distress. If I knew then what I know now, I never would have invested a single cent with this company.

The fees are generally very low and for the most part were not charged between 2015 and 2023 for many trusts. Trusts that have debt finance will typically fare worse and pay less if not no distributions at all compared to those that don't have debt. In any case we don't want anyone feeling distressed about an investment on BrickX - we aren't in the business of parting people with money and judging by the fees we charge it obvious that its no gravy train for us to offer such a platform to retail investors - despite this we are committed to keeping the offering on foot and enhancing in everyway we can to improve cost efficiency, liquidity and experience for users of BrickX.

Waste of time... And money

Invested $2500 in smart invest over 10 months, portfolio says value is $2650, but if I actually want sell my bricks then I basically have to lose 5-6% as you're competing with others to lower your brick price to sell. On top of this there are fees for transactions which if my bricks sell I'm $70 out of pocket + the fees. The only ones making money here are brick x.
Should have just put it in my home loan and saved 6%, what a sh#@ show

Fees were introduced over 5 years after the Platform launched in order to be able to continue providing this offering to investors - a commercial decision that I'm sure many will understand as a free offering of annual management and compliance until that point was not viable.

If you were to sell your bricks at a total value of $2,650 your exit fees would actually be $13.25 (0.50% inclusive of GST) rather than the $70 you stated.

While the Platform offers liquidity investors that far exceeds the conventional selling time of a property they need to remember that investment in property is not often a short term investment should they want to extract the benefits of long term property growth and portfolio accumulation.

The Platform enables investors to liquidate investments in what is an otherwise illiquid asset class - anyone needing to sell/liquidate investments in a hurried manner will more often than not need to compromise on price irrespective of asset they are selling or platform they are using.

We appreciate you having used the Platform and regret that it hasn't worked out the way you would have liked.

In my opinions this is not right place to invest you need to sale them you cannot sale immediately had to wait until someone buys. That's is terrible at least found out quicker and thank God I only put my smallest fractions of savings

Distributions vary depending on the investment chosen by an investor - residential properties using debt in a high interest rate environment will typically pay out less income than a commercial property with little to no debt or specialist property ie display homes, NDIS/SDA housing and short stay accommodation - all of which are also available to investors. In terms of liquidity we do need to keep improving this - the average sale time over the last 12 months has been as low as 24 hours and as high as 70 hours provided an investors offers their bricks for sale at the lowest available brick price, some investors placing offers above/well above current trading prices will experience delays in their sales.

Big tick for Customer Support

Not commenting necessarily on the wisdom of investing in property nor on the value of leveraging Brickx as the pathway into exposure to the property market - but - what I can comment on is their customer support. I recently had a fairly tricky problem I requested help on and, notwithstanding the complexity of the ask and issue presented within their standard operating model, they were able to ultimately find a solution for me. I commend their commitment to finding me a solution rather than what most companies would have done which would have been to simply keep restating their standard model. Particular call out Joe Galvez for his perseverance and innovation. Thanks

Do Not Touch This Investment
I invested in 2017 and have not received any returns at all due to maintenance costs - so I am told - This has been occurring every month of every year from 2017 to 2022! The reports are always the same:

There is no distribution payable for the month ending September 2022 due to the low cash reserve due to recent maintenance costs and letting expenses that have been incurred in addition to the recent 5 year anniversary vote process.costs that still need to be recovered. Distributions are expected to resume in late FY23.

We realise the frustration that some may experience with certain investments they've made - unfortunately some properties go through periods of vacancy that may be caused by repair and maintenance requirements and added regulatory costs to ensure compliance of the trust don't help either - unfortunately those processes are required to remain compliant. We get how you feel as we've also done the work and charged $0 management fees for the first 5 years of the trust operating. Properties that were also bought that have financing costs are also bound to suffer in a high interest rate environment too. Property is typically a long game and as such investors will be required to either sell out at a price they are comfortable with or wait it out no different to what they would do with other investments.
