Don and Karen truly impressed me with their dedication, professionalism, and kindness.

On the day they came to view our property, they were very well prepared and correctly valued my property, using accurate comparable properties.

Although our family circumstances ultimately prevented us from using their services, we highly recommend Don and Karen. If we ever decide to sell another property, we will use their exceptional services.

Without expecting anything in return, they also kindly recommended a specialist mortgage broker who helped us secure a mortgage for the new property.

Onboarded my rental properties really smoothly. Neil, James and Calum have been great at talking over already let properties and finding tenants for the remaining.

Neil showed me around the property I was looking to buy. He was extremely friendly and could answer all of my questions with ease. I had a second viewing and Neil went above and beyond to accommodate everything I was asking for. He spoke to the vendors about putting a fence up for me and arranged for the mortgage brokers to contact me. I already had a mortgage broker but he said I could possibly get a better deal - he was not pushy at all. I would highly recommend them.

Claire our estate agent was extremely friendly and despite myself and my partner not wishing to continue with a purchase, Claire offered every support we could need and was incredibly thorough without being pushy. Very easy to speak to and despite not purchasing a property yet, would love to buy with Claire in the future!

From initial meeting with Neil to completion great communication and support throughout the process. I would thoroughly recommend B&L for selling property.

Avoid at All Costs – A Costly and Deeply Frustrating Experience

I’m not writing this review to slander or bad-mouth anyone, but to genuinely warn others about the experience we had with this estate agency – one I wouldn’t wish on my worst enemy.

From day one, we encountered serious issues. Despite voicing our concerns early on to Adrian & Neil – even before the property went live – we were persuaded to stay with promises that were never fulfilled. That decision turned out to be one of the worst I've ever made.

Our assigned agent was incredibly pushy, even after we made it clear we didn’t appreciate the pressure. He never took the time to listen to our needs or concerns and consistently failed at even the most basic tasks. The level of incompetence was astonishing.

Things only got worse when feedback from potential buyers was consistently negative – not about the property, but about the agent himself. Several buyers outright told us they wouldn't proceed purely because of how poorly they were handled by him.

When faced with more technical or challenging questions, rather than seeking professional answers, the agent resorted to copying and pasting from AI-generated content – which we discovered when parts of the AI conversation were accidentally left in his response.

Even escalating the issue to the CEO resulted in nothing. Our complaints went ignored, and we were left stuck in a "no sale, some fee" contract that ended up costing us both financially and emotionally.

This isn’t just a review – it's a warning. Please think twice before trusting this agency with your property. Our experience was beyond disappointing – it ultimately cost us the outcome we had worked so hard for.

Neil was helpful from the absolute beginning. Contacted him this week in regards to urgently needing a home due to a section 21 (landlord selling the property) and Neil managed to help within a week! We are so unbelievable grateful, just in time for Christmas too. Thank you Neil 😊

Adrian the sale negotiator was extremely helpful and could not do enough to help us push the purchase through as quickly as possible and tried to answer all our questions liaising with the solicitor and seller alike. If I was to sell i would definitely recommend this firm

Adrian mcateer, went out of his way to help me with my mortgage and the help to buy and Consolidating my solar panels onto my mortgage, then he also came out to help with the Electric to get the solar panels on to the grid , helped with the forms. So help full went above and beyond thank you Adrian 👍
