I strongly advise extreme caution when dealing with Century 21 Procasa Plus in Huatulco, specifically with Enrique Alcaraz Vázquez and Ilse Alcaraz.

My experience involved multiple grave irregularities regarding the attempted purchase of a lot in "Las Fincas":

Attempted Tax Evasion: After signing a contract for $700,000 MXN, the agency pressured us to officially record a fake price of $500,000 MXN and pay $200,000 MXN in "off-the-books" cash to help the seller evade taxes.

Illegal Payment Requests: Despite admitting that the land was legally blocked by Catastro (making it impossible to deed), Enrique Alcaraz pressured us to transfer full funds anyway, offering no legal protection for our investment.

Withholding Funds: Even after promising a refund in writing (Sept 9, 2025) due to their own documentary failures at Notaría 95, they have refused to return our $35,000 MXN deposit or pay the contractually mandated penalty.

I have full audio recordings and WhatsApp logs of these illegal proposals. A formal complaint has been filed with PROFECO and Century 21 Mexico Corporate Legal.

Save yourself the legal headache and financial risk—avoid this specific office.

Deborah Kidd she helped us find our home and helped us every step to buying our home. Century 21 is the place to go to sell your home or looking to buy. We were treated like family. Thank you Century 21 and Deborah.

Do not go with Blake jenkins.... Will allow you to look at a house with an accepted offer gets ur hopes up for the perfect house only to say they've accepted an offer its gone to home inspection worthless person with no integrity or value to human descency.

I am writing this review to share my very negative experience with Moustafa Abou-Sharkh, Broker at CENTURY 21 First Canadian Corp. Brokerage, so others can be cautious.

From the beginning, I clearly explained to Mr. Abou-Sharkh that the offer documents were extremely long (approximately 50 pages) and that I did not fully understand all of the paperwork. I asked for proper explanations before signing. Instead of taking the time to clearly explain each document, he repeatedly told me to “trust him” and instructed me where to sign without making sure I understood the legal meaning of what I was signing.

Later, I discovered that an additional page was included that I was not properly informed about. That signature was then used against me. When I decided that I no longer wished to continue working with him due to loss of trust, legal action was taken, and I suffered serious financial consequences based on that signature.

I also contacted CENTURY 21 First Canadian Corp. Brokerage to report and explain this situation. Unfortunately, I felt that my concerns were not taken seriously, and no meaningful help or resolution was offered.

As a client, I believe transparency, full explanation, and client protection are essential—especially when dealing with complex legal documents. Based on my experience, I felt unsupported and misled during a very important financial decision.

Because of this experience, I do not recommend Moustafa Abou-Sharkh or this brokerage to anyone who expects clear communication, ethical conduct, and genuine client care.

As a land lord I am.They will collect my rent and keep it for an entire 26 day hold.My tenants would pay on the 25th.but they would hold it for another month before I can get it deposited in my account.
I recommend the them to manege your property.They hang on to your tenants payment and use it on there expenses for there own personal bills.They take over your money and you'll have no control over it . very sad!

Can’t say for the whole agency, but their agent - Tom Kempton was horrible, if not fraudulent.
Sold house as dual agent against clearly stated in agreement that he can’t. Convinced us to resign agreement, claiming there will be no change and raised commission. As a dual agent worked in buyer favor. On our first meeting we discussed commission and he agreed on therms and then double it without our knowledge.

....A very nefarious real estate agent named MARGI ROBINSON worked for this hideous company.
..She was involved with theft and fraud,scamming customers, etc...You can verify what I am writing by googling her name, and you can clearly see that the state of Iowa has many charges against Miss Robinson, but then again Century 21 is a global nefarious disgrace "per se".
...As you already know, Century 21 is a USA....based global real estate corporation, managed by "organized crime" , so they hire people like Margi Robinson of Storm Lake, Iowa.

- Avoided putting in offers I requested and acted hesitant if I wasn’t offering list price.
- Initially described the viewing contract as a formality but later tried to uphold it, despite unfilled blanks.
- Refused to correct typos and fill in necessary blanks for legal documents.
- Difficult to work with; often short in communication.
- Started off friendly but became unprofessional and dismissive.
- Deferred my questions to David Moore, making me feel dismissed and uninformed.
- Made it challenging to ask questions as a first-time homebuyer.
- Did not schedule any inspections and avoided scheduling walkthroughs acting snarky “make sure to do a drive by first”; recommended professionals often had poor ratings or no website.
- Acted rudely when I chose a different inspection company, leading me to suspect potential kickbacks.
- Frequently ignored my preferences when searching for homes.
- Condescending attitude, seemingly based on my age.
- Lost one of the keys to my property but provided a replacement 20$ haphazardly.
- Left the bathroom in a disgusting state, with fecal smears everywhere, creating a biohazardous environment.
- Created a fuss about voiding a contract I needed to void before signing another.
- During the key handover, she was short and unprofessional, ruining what should have been a positive occasion.

Most unprofessional real estate company I ever dealt with.
We visited a house and the agent was really helpful, however, we later found out that we were given wrong/misleading information about the house:
- the year the house was built was informed to us as being in the late 90's, when in fact it was first registered in the 80's. This makes a huge diference in the type of materials used for the plumbing etc
- there were some major issues in the house plumbing that were not communicated by the agent
- it was not clear that the house had occupation permit, as it was never provided by the selling agency

On top of this, the process was full of pressure from day one. While we were visiting, we were told that there were already a few offers for the house from other buyers, and if we wanted to make a deal we needed to make an offer on that same day. It worked more like an auction.

We liked the house anyway, so we decided to make an offer, which was later accepted (supposedly) by the owner. And then the pressure was even higher.
C21 was trying to get a reservation fee from us without providing any contract. When we said that we would not be paying any reservation fee without a contract, we were provided with a contract without any clauses to protect our interests - basically they wanted us to pay 1500 EUR to make a reservation, without having any guarantee that our money would be given back to us is for some reason the deal was not concluded.
We did not pay any fee but wanted to proceed with the deal, so we asked for all the docs.
They also tried to convince us to sign the CPCV with no resolutive clauses that would defend our rights - so in their minds it would make sense for us to pay thousand of EUR with no guarantee that the money would either be used to complete the purchase or return to us if the deal was cancelled.

The docs they provided us were incomplete, with incongruences between the different docs - we also asked for the "licença de utilização", which was missing, and they found the request strange - it almost felt they were hiding something.

It was less than a week between the visit and the fall of the deal, and the lack of empathy, professionalism and customer oriented processes were mainly, but not solely, the reasons why we decided to back up in this deal.
The icing on the cake was the messages we received afer informing them that we would not be proceedin with the deal - completely unprofessional and even offensive. I will never ever again contact anyone from C21.

We contact Century 21 Investment in Lousã, to buy a house, Sr Manuel Alemão was the agent. Story short, I have never seen a real state to be this bad before, Manuel was kind but not much experinced, the other seller Pedro was not much involved in the proceses the supposed coordinator Luis Cadete didn´t have a clue about the property at all or anything about selling a property
We made and offer, deposit €2000 we didn´t get a receved, we were not able to sign the CPVC contract, weeks went by, nothing, the say we could sign in Notaria next week, nothing. Then close to the supposed date to buy the house, they call me and say that something came up.
The owner, Sra Fatima, had found and other buyier, and wanted more money. We say no. We wanted to be out.
At the end she gave back the money (we didn´t ask for any penalty, since all we wanted was for this to be over). All appered and scam.
They have cero professionalism, cero knowlege of what they are selling, and cero skills to manage sellings.
I seriouly advice to go somewere else.

Gave depodit 906.00 to office century 21 benalmadena office 24 of May

Met with agent 6 of June as several emails over and back and no receipt or contract coming ..

Transferred the 8 of June balance to owner of property account .
I was told do this by agent manualla century 21 benalmadena

Owner contacted me following day that he was no longer dealing with century 21 benalmadena as he has issues with agent ..

He did not sign contract ..

I did sign my part but owner did not sign his..

Two days later agent manualla send me email and text messages more than one confirming yes depodit will be refunded on Friday...

Friday seem to be day all refund are done...more lies

Two weeks later and no refund 906.00

Email yesterday from manager saying as I had signed my side of contract they not refunding my depodit ...I fo not except this and I will address legal team if they do not refund it ..

Signed contract is both signatures not one ...one signatures on contract is not a valid contract

Thankfully this office is no longer in business, however stay away from anything with the trend realty label. Trend Realty was previously know as Century 21 Trend Realty heres my opinion on Ducan Ingram from portsmouth rhode island, and Patrick Warren:
this landlord just loves to take advantage of people. he plays the good guy to your face, promises to fix things etc. what he really does is just shuffle your requests around, deflect, and then nothing gets fixed.

When you complain he threatens to evict you or raise your rent.

DO NOT RENT FROM THESE PEOPLE, Fin a landlord who actually respects their position, and cares for the property. It’s not worth the headache for you and your family BUYER BEWARE AND STAY AWAY

i wish c21 would remove them from thier site, or atelast the bogus 4.5/5 star rating they have.

Century 21 Turramurra are a pack of rats. Gary Ward overvalued our house by a million dollars and when it didnt sell he had the audacity to lie to my face how much the agency loved our house and wanted to buy it as an investment. When I asked a week later after not hearing anything he laughed and said no. Do not trust these snakes and rats. Absolute scum.

Unfortunately the feeling of being held hostage held in a contract without being released is bias. A small time contract unable to be released please take my house off the market. Thus far my home is not off the market. Hopefully my home will be off the market soon. However, the contract will stay. The contract is not too long. Being told boldly and “as a matter of fact” roughness words explains “this is still a man’s world for Century 21 and at this time are not interested in letting a client go nor have any type of respect. These are the people working a few steps up from the agent. The agent is always polite but thus far no open houses , does not take the call to the showing agent “How did it go”? What are the other clients thoughts” Does not keep at least a once a week update call with the selling client. Thinks an offer of of $54,400 less than asking price is ok to offer to the client saying this is a good deal. I know this agent could excel themselves if they were to move to another agency and learn exactly what the proper real estate industry is all about . Not as it seems to be working in a dictatorship. I understand todays market analysis . I also understand as a homeowner my home and my rights. Regardless of any net proceeds I would obtain this is my business not the business of Century 21 pointing out abruptly the net and would think I would accept a low cost offer. I suggest anyone do your research. Know your home is your home and when you sell be proud of the acknowledgment of that sell with celebrations not with dictatorship. Keep counting days of end of contract and know you can always say no and know to strand your ground . Keep your faith

I had to be involved with the sell of my son’s home who lives elsewhere. Brendton suggested a list price that I thought was too low. He then explained his strategy as to the how and why. It certainly worked. The house gained increased interest due to the price and it sold quite a bit over asking. He did a great job with a posting for the social media generation. It sold within 24 hrs. He also assisted with being at the home to assist allowing repairmen onto the property when I wasn’t available. He even paid to get the grass cut while I wasn’t there. This agent went above and beyond.

I would NOT recommend using this company if listed as the broker or property manager of a rental property. They are unable to properly manage the relationship with the owners and potential renters. My application was not approved for a property despite having an income 28 times the rent and having never missed a mortgage payment or rent payment EVER in 27 years! The approval process also took an entire week after the application was completed wasting valuable search time for any other properties. Managing the relationship is after all the main function of the role. Don't waste your valuable time and look elsewhere.
