Lovely experience and great customer service!

Property Owners — Proceed With Caution

We hired Colby & Conrad to manage our two-home short-term rental compound in Culver City, California. We initially met with Nate Bishop, who represented himself to us as a co-owner, and Jordan Conrad Greenbaum.

Their initial projections for monthly owner revenue were approximately three times what the property ultimately produced for us. We stayed with the company for several years, hoping performance would eventually improve. Unfortunately, it never did.

For perspective, our mortgage was approximately $12,500 per month. The compound consisted of two homes, slept up to 12 guests, and could be rented either as an entire compound or as individual homes. There were months when the booking platform appeared to show 90%+ occupancy, yet our owner proceeds were under $1,000.

We own and have operated properties across the country, so we are experienced with short-term rentals and understand that revenue and occupancy fluctuate. Our concern wasn't simply that the property underperformed—it was the lack of transparency and communication when we questioned the numbers.

When we asked about booking issues, cancellations, or financial discrepancies, we were frequently told variations of “that's an accounting issue” or “that's not what I do.” Questions about financial statements and owner proceeds could go unanswered for weeks.

After years of giving Colby & Conrad an opportunity to produce acceptable results, our experience was that the property was poorly managed from both a financial and owner-communication standpoint.

If you own one or two properties and depend on your management company to protect the asset, accurately account for revenue, and communicate with you, I strongly recommend doing extensive due diligence and considering other management companies before signing with Colby & Conrad.

Annoying company who uses automated data gathering to offer you their services using emails that makes grand and untrue claims about how much money they can get for you. And you get them over and over again even though you've never responded. I would never trust anyone who uses such deceptive marketing practices.

Beautiful residential complex, very quietly located yet with many shopping options in the immediate vicinity. We were very satisfied with the apartment’s amenities—everything was very clean and well maintained. 100% recommendation!

Worst experience I ever had. I will never use them again and I will never recommend them to anyone. They’re not the owners they have no control or anything and when something goes wrong nobody’s there to help you. I’ve been waiting for people from this company to respond after we were assaulted at one of their rentals. No one has taken any responsibility.

This review is for owners who are considering using Colby & Conrad as a property management service. The promised completely unrealistic revenue, but we decided to give them a chance because we trusted their boutique/luxury experience model. However, they frequently booked our 3 bedrooms home in LA for $100/per night, we incurred lots of damages due poor guest quality, and they would drain our revenue with bogus surprise service service charges. Over the several months we were with them we never once covered our mortgage, let alone made a profit. We switched to a new company and the difference is night and day. Beware and please do not use Colby & Conrad. I hate to use the word scam, but I truly feel scammed by them, or they are just completely incompetent. Either way, avoid at all costs.

It was a pleasure booking my stay with colby and conrad. They were easy to reach and were very helpful with any issues (btw, there were very little and typically minor) that came up during the stay. I will definitely be using their services in the future. Overall, they were excellent.

It was ad advertised on Air BNB. A beautiful, private getaway. The pool and jacuzzi were incredible. So much quiet time in nature. Neat little tiny home, canyon living style.

Easy checkin, easy and fast solving issues on site, easy checkout

I was charged twice for the accommodations and still have no resolution between Colby and Conrad and the credit card company . The check in was smooth, place was nice, but something is wrong with billing system.

Everyone I have dealt with is a professional and very personable. It has been a positive experience for me.

AVOID COLBY & CONRAD AT ALL COSTS – They are a complete disaster and will rob you blind while destroying your brand-new property.
As a homeowner, I foolishly handed over my nearly new (only 6 months old) house to Colby & Conrad for short-term rental management, lured by their slick promises of $7,000–$10,000 in monthly profit. What a total scam. They delivered a pathetic $1,250 for the first month and a laughable $270 for the second—barely enough to cover a utility bill—before the money dried up completely. They pocketed everything else while feeding me endless excuses.
My property has zero landscaping—no sprinklers, no grass, no plants, nothing growing at all—yet these crooks slapped me with $1,200 per month for “gardening services” and an extra $500 per month for “pest control.” A brand-new build with zero pests, and I explicitly told them I didn’t want or need pest control. They ignored me and kept charging anyway.
When I demanded proof—actual invoices showing they paid a real gardener or exterminator—they went radio silent. To this day, zero response, zero receipts, zero accountability. It’s blatant fraud: charging for phantom services and pocketing the cash.
Communication is nonexistent. No phone number. No real human in charge. Every email gets a lazy, 5-day-delayed, AI-generated generic reply that answers nothing. They’ll sweet-talk you with whatever lies it takes to get your keys (“We’ll maximize your profits! Easy money!”), then bleed you dry with bogus fees for “gardening,” “pest control,” “deep cleaning,” and who knows what else. They take every cent they can squeeze out and leave you with crumbs.
When I finally fought to get my house back, it was trashed. The entire place reeked of heavy smoke (like someone chain-smoked indoors for months), walls filthy and damaged enough to need a full repaint—on a house that’s barely broken in. They clearly let irresponsible guests run wild with zero oversight or care.
This company is predatory. They prey on trusting homeowners, make impossible promises, hide behind no-phone/email-only walls, charge for fake services, provide no transparency, and return your property worse than they found it. Do NOT give them your keys. Do NOT trust a word they say. They are not a legitimate property management company—they’re a nightmare you’ll regret for years. Save yourself the headache, money, and property damage: run the other way and find anyone else. Or better yet, manage it yourself.

Owner came in one hour into my family’s stay and threatened us and cussed at us to leave. Place was not cleaned and driveway and taped off and back door was open when we arrived.
