Sandra Manley is expensively incompetent. Last year she made very serious, basic errors in her survey report on the 1st floor flat I was selling. It was a new build in 2004 but she dated the building as "1950s", a very obvious error. She then listed possible latent defects in pre-2000 buildings, including asbestos, cavity wall tie corrosion, timber rot etc.
Incredibly, though the floor is obviously concrete beam-and-block, she reported it was "suspended timber comprising tongue and grooved timber boards". This nonsense continued as she went on to describe "some springing of structural timbers" and "this is not unusual in for a property of this age and construction".
Unsurprisingly, the buyer pulled out, causing me considerable expense and inconvenience. I complained to her then employer Walker Dunn (she no longer works for them) who refused to address my complaint because I was not their client (the buyer), also the RICS who accepted the validity of my complaint but would not take action because I was not the client.
If I had received an apology I would not be writing this review. When a seller agrees to the buyer's request for a survey by a qualified professional, I believe buyer and seller are entitled to expect an honest, competent and accurate survey. My advice to buyers and sellers is to insist that any survey is commissioned in joint names so that both receive a copy of the report, can assess its accuracy and will be entitled to correction and/or redress from the surveyor also, if necessary, the RICS.

I have used Complete Home Surveys twice. I have had a Level 3 and a Level 2 survey. Both were done in a timely manner upon instructing their services. Both reports came back extremely quickly too. Each time I have had further questions they were answered within a couple of hours requesting. Both surveyors were really through and helped me understand everything within the reports.

I would highly recommend their services from start to finish.

The admin and survey team were quick and responsive to questions so I always knew the status of the survey.
A comprehensive report was delivered the day after the 1st survey took place. Due to a part of the property unexpectedly being inaccessible the surveyor quickly returned to the complete the survey so I could have a full report.
No complaints at all with the team and I'd happily use their services again

We've had both experiences of being a seller and a buyer with Complete Home Surveys, and their level of customer service, care and quality of work is outstanding. When we sold our house our buyers used CHS to conduct their survey. We were instantly impressed with how they conducted themselves that we knew to use CHS for future surveys on properties we were purchasing, and we haven't been left disappointed. Even when we've had tight timescales CHS have done their best to accommodate us and help us meet deadlines. A special mention to Emma and Sandra who have been a joy to work with.

An excellent service from the initial telephone call to booking and paying for the survey. Emma was most helpful and courteous and Liam Atkinson the surveyor attended the following week with the survey completed and sent to us within a few days.
