It’s no exaggeration to say that I wouldn’t be in the positive position I’m in now regarding the management of my property without the endless help and advice I received from Adam Coombs.
When I bought my flat (one of four in the building), there was no proper Management Company in place, with the previous arrangement being ad hoc contributions when repairs were needed, no sink fund, no proper accounts and one Director who was uncooperative at
best and insulting, intimidating and bullying for the rest of the time. This Director made it clear he would do all he could to stand in the way of setting up a proper Management Company between the Directors and refused to engage with others respectfully.
I first reached out to Adam in search of an external firm to take on the management of our block when it became clear that this Director could not be persuaded to contribute or
co-operate with the other Directors. Although this wasn’t a service that Adam was able to offer, he stuck with me and, over the following weeks, became my ‘personal advisor’. He truly wanted to help me get out of a really difficult situation and navigate my way to something stable.
He guided me with information, facts and how to set up proper meetings with my fellow Directors, which in turn gave the other two Directors confidence in me and the ability to join together to stand up to the ‘problem Director’ after years of intimidation from him. Adam’s steady support also gave me confidence in myself, that I knew what I was talking about and could back up what I was proposing. His help enabled me to grow relationships with my co-Directors who then felt confident to go ahead with employing an external Management
Company, removing the need to deal with someone difficult and adding huge peace of mind and value to us all. With Adam’s incredible knowledge, compassion and characteristic
straight-talking, I went from ‘I don’t know where to start!’ to celebrating instructing a Management Company and it feels like a huge achievement, of which Adam is a massive part.
It felt, at times, like it was impossible, but Adam had the answers and reassurance for me at every turn. I learned so much through him and am eternally grateful for his sense of right
and wrong, his generosity of time and knowledge and that he chose to share his years of experience and insight with me. I’d have paid him ten times over and absolutely cannot overstate how much I appreciate him, and unreservedly recommend Adam Coombs to
anyone in need of a Property Consultant.

As Directors of our resident-owned / resident-run property management company, Adam understood our requirements perfectly. He produced for us a ‘Letter of Validation’ for our proposed annual Service Charges that explained and addressed all the key elements.
Adam was incredibly helpful throughout and communication with him was second to none.
