Avoid at all costs
Avoid at all costs. These are cowboy builders, quality is terrible and after sales care non existent. They build 10 supposedly executive properties on our site, 3 have had new roofs, one had garage collapse and mine currently has all 3 dormers in the roof being removed because they leak due to lead not fitted properly. Chimney flashing also leaks so that is being done at same time and slates are cheap Chinese imports that will not last very long.
Plot 12 Stoche Acre
We placed a deposit with Cora Homes in August 2024. At that time, construction had already stopped and trades were no longer on site, which we were not made aware of. After a further 15 months with no completion, and repeated changes to the proposed completion dates, we decided to withdraw from the purchase.
Throughout this period, communication was poor and no acknowledgement or apology was offered. Despite written confirmation from a sales manager that our deposit and options would be returned, we have not received a full refund
There also appeared to be frequent changes in staff and management, and quality control on the build felt limited. As a result of the ongoing delays, we sold our own home three times, losing two buyers and disappointing a third due solely to the property not being completed.
Overall, this was a very stressful and disappointing experience.Do not put your faith into Cora Homes like we did.
Horrendous - Avoid at all costs
We are still waiting for their Chief Exec to make contact so as to arrange a visit to amicably discuss the horrendous experiences of all residents on our estate.
Numerous MD's and Directors have done a runner over the years (or have been sacked).
They have got themselves into deep trouble with the Local Authority.
'creating amazing spaces' give it a rest
Their tagline 'creating amazing spaces' could not be further from the truth. They only care about the profit and do not care about making their homes nice environments to live in. They also seem to have recently changed their name from Barwood homes to Cora, this is obviously a move to try and step away from the bad reputation of Barwood homes.

Little care for home owners post-sale. Took down a wall of trees lining the estate behind back gardens to expose an 8ft barbed wire fence that they deny liability for. Offered to replace the removed 30ft trees with saplings. Left with zero privacy, and a number of safety concerns in our new home, with little offered to remedy the problem. Technical Manager dodges any responsibility and refuses to liaise with residents despite mounting concerns.
Cowboys
Purchased a Cora new build house a couple of years ago, and to be fair to them apart from a few settlings cracks and drainage issues, we have not had too many problems with the house build itself.
However just when they went to handover the property to a management company, they unexpectedly turned up one morning, without any warning to cut down all the lovely established trees at the back of my house.
This has removed all privacy as the only fence that is left is a barbed wire, metal fence. The house now resembles a World war 2 concentration camp! I'm even now half expecting the German's to turn up in my garden one day!
If they had been open about this and honest from the start that the garden and privacy would be destroyed I would have not purchased the house. Unless future buyers have a fetish for concentration camps and barbed wire fencing, I reckon this will put of buyers and possibly knock 10K of the house price. Let this be a warning to avoid these cowboy builders.
Cora homes has cost us thousands of…
Cora homes has cost us thousands of pounds. Do not put your trust in them like we did. We reserved our house in March 2024. Unfortunately our house sale fell through, Cora rang us the next day putting the pressure on saying that they would sell it to another buyer, giving us no time to try and re sell our house. We did fortunately manage to sell our house that weekend and rushed our sale through and moved out into temporary accommodation in August ready for a November move, as promised by Cora. Our house was then put back to January and then February and then March and then August 2025 but the managing director could still not guarantee that we would move in August. The only reason we found out that the house was being put back was because we contacted them for an update. By now we had lost our mortgage offer, our low ported interest rates (1.89%!!) and had also been fined thousands of pounds from the bank for an early repayment charge as we hadn’t moved within 6 months of porting our mortgage. We had also spent thousands on rent as we were in temporary accommodation.
Cora even let us exchange contracts knowing full well that we would never complete in January or even in 2025 for that matter as Cora removed all building equipment and haven’t been back on site. We have been left feeling so stressed from the whole experience. Avoid at all costs.

You cant trust Cora homes. They were quick to take our money but were not quick at actually providing a house. They pushed for us to exchange and then removed all building equipment off-site and stopped building.

Sales with an emphasis on positivity From my initial question about shared…
From my initial question about shared ownership through describing current developments and future developments the Cora Sales Rep was positive with a capital ‘P’ and knowledgeable. How refreshing that level of customer service was compared to recent contact with other similar bodies who were, quite frankly, negative and unhelpful. Well done Cora, keep up the good work!

Finishing landscaping when leaving site non existent. Pond is full of rubbish Fence posts,barbed wire,lumps of concrete, wood, to name a few. Dead plants not replaced. Many promises made over many months none happened all the excuses though finally decided they will not do anything at all.

We have had a fantastic experience buying a new home at Stoche Acre with Cora. Jane our Sales Advisor was fantastic, so lovely and helpful. We had a few very minor snags as expected with a new house - Carl (Site Manager) has been amazing and resolved them all quickly. A pleasure to deal with 🙂

We are in our dream home and it honestly went so so smoothly.
We went down the part exchange route and was in our house within 28days. Cora mainly Jane Williams our sales advisor was so helpful and knowledgeable. She was there for us every step of the way.
After moving in, we have found snags which is to be expected but they are dealing with them straight away and are very efficient.
CORA NEED A CHANGE IN TOP MANAGEMENT

Cora could help themselves by having top level management who are more knowledgeable about construction and possess the good manners to respond to communications.
It was in Autumn 2022 when their Managing Director visited our home and actually laughed at my wife and myself over the trauma we have suffered and the "thousands" of communications forwarded to themselves and various other bodies.
This rude man actually attempted to buy us off by sayng he was sorry and offering to pay for our legal fees and removal costs subject to us moving out of the house.
He was advised that we don't come that cheap and asked to be more reasonable. In 18 months he hasn't responded.
Further, despite promises to the Local Authority, Cora have refused to hand over a survey of levels to them. The Authority served two Enforcement Orders on them years ago for breaches of conditions relating to Planning Consent.
The reason for him refusing to hand over the survey is that it is well known that the levels of Public Open Spaces are far too high and being made of clay are responsible for the flooding of roads and properties which Cora constructed.
A good developer would focus more on getting things right in the first instance, particularly levels and drains which cause flooding, rather than burying heads in the sand (or mud) which is what still happens here.
Today, after 4 years of scratching around with lightweight cosmetics, the Public Open Spaces more resemble a scene from No-Mans Land in Passchendaele rather than a Public Amenity Area.

Well, we have been in our dream house here in Quainton for nearly two years now and we can honestly say, that with things that were and are wonderful and things that might not have been quite perfect….Our Angel Becky in Customer Care has been there for us from day one along with Jane whom has now moved over to sales!! Have a problem - Just an email sent and we receive a reply within hours showing the issue has been acknowledged and now in hand. There have been situations where things have been out of Customer Cares control, like the weather mainly, but all we have had to do is call for an update and then sit back for sunshine to arrive. We cannot recommend them highly enough, they put the electricity, gas, and council to shame regarding problem sorting, Becky is always there to help and is on it like the three minute warning has gone off, yes and she’s still there getting it fixed for us until completed. Thank you Becky!!!

Our house was built by Barwood, who were acquired by CORA. We have had some real repeated issues with drains and the house alarm, but one person has been absolutely brilliant throughout all of these - Johanna.
Cant really talk of CORA overall, but Johanna is an absolute star. Nothing is ever a problem, she delivers on what she says she will do, EVERY TIME - just plain brilliant customer service.
