I requested a breakdown of the costs associated to ground floor residents and was refused a breakdown of a general line item stating electricity, which will presumably include the electricity for the lift that ground floor residents don't use. Therefore it seems they are overcharging ground floor residents.

I have been working for hot property residential management for 2 years as a. Lara and the team have been very helpful whenever an issue arises or I need assistance. I look after the gardens in which they manage and have throughly enjoyed working for them over the last two years.

We were newly appointed directors of a block and chose to change our managing agents as they were not giving us a service. Since appointing Hot Property the unresolved issues and also we weren’t made aware of have been resolved. They are very competent and professional and listened to our needs. They’ve given guidance and advice and honestly we couldn’t have chosen a better company. So happy to have Alan and Lara

I am the Director of a block of 20 flats in Whetstone, which was a total mess due to absent previous management, a bankrupt developer and a >£25k deficit.

Alan, Lara and the team immediately impressed me with both their pro-activity, efficiency and solutions-based approach. Hot Property have been excellent:

- Identifying affordable, local providers for cleaning, gardening, electrics, and maintenance.
- Managing all matters related to service charge collection.
- Negotiating exits and reduced fees from supplier contracts that they saw as wastage.
- Ensured compliance with any regulations.
- Fast resolution for ad-hoc topics raised by residents where possible, communicating blockers and ETAs where they cannot resolve it themselves.

Our previous managing agents were a major national company who told residents that “the situation was unmanageable.” Hot Property fixed the issues within 6 months. If that isn’t a clear statement of their ability then I don’t know what is. Don’t waste your time considering another residential management company, we are lucky to have them.

Hot Property Residential Management have had to hit the ground running, taking over from the previous management company whose performance left a lot to be desired. They have been handed a long list of outstanding issues and have attacked these not only with rigour but also attended to the fine detail of every matter piled on their plate. We have come a long way in 12 months to the benefit of the residents in Whetstone Green and congratulate them on their efforts to date.

After our building was left in a mess by another company, we hired Hot Property to get things back on track. They have literally saved us from disaster and I couldn’t be more grateful to have such a competent and efficient group of people looking after our home. Lara and Alan Ryan have been managing our house of 7 flats since the beginning of 2024. They have been continually attentive and easy to contact with a quick response time. This has made getting the new management system up and running a smooth process. With working out how to give them access to our banking information and details of how the house has been run prior to the take over has been facilitated by their attention to detail, living locally and and communicating clearly.

We currently have the house covered in scaffolding as we have a major building project being managed by Alan. Because of his past in the building trade he has been able to find tradesmen, discuss with them what is needed and come here as often as required to check their work, resolve difficulties and generally spreading confidence in the variety of work being carried out.

Hot Property Management have provided our building Hampstead with excellent service. Recently appointment, as our previous management agent was diabolical. HPM have made the transition really smooth, sorting out everything as quickly as possible. Lara is lovely to work with and extremely professional. Alan has helped us sort out an ongoing roof repair from our previous management agent which was resolved quickly and at little cost. I would highly recommend using this company.
