I would highly recommend TLBC to anyone really, business or individual. Tom was extremely polite and very professional from the first phone call, nothing being too much trouble. Tom has a very thorough local knowledge and the actual report was very professionally presented, extremely thorough and Tom’s work is of a very high calibre. Many thanks. Catherine.

Tom valued my property 2 days after my initial enquiry and had the valuation report through within a week. Very friendly and a professional service. Highly recommended 👌

We were disappointed with the service we received from Tom.

Firstly, the date that the survey was to be carried out was changed. This wasn't communicated to us and we only found out the day after we thought the survey was being carried because we called Tom.

Secondly, we were told we would have the report in an estimated two weeks. We called on the two week mark and was told it was being finalised over the weekend. When we called early the next week we were told he had been busy over the weekend and we'd have it by the next day. We then rang two days later and was told we would get it that day. All in all it took 15 working days for us to receive the report which is much longer than standard.

Thirdly, Tom ignored most of our emails which meant we didn't get the information we wanted in writing and we were forced to call him.

Fourthly, we found Tom quite rude and unprofessional as he never apologised for the missing the deadlines for the report whenever we rang to ask where it was, and he never tried to make contact with us to let us know it was going to be delayed.

Fifthly, we found it shocking that when we asked Tom about something that wasn't in the report (but was obvious to the eye) his response was that he "didn't want to make it too long or to overcomplicate the report". We paid a lot of money for a level 3 survey so it was ridiculous that he omitted information, especially since the question (and attached photos in an email he didn't respond to) was related to some history of subsidence which was something we specifically requested he focused on.

We contacted Tom mentioning this to him before publishing this review, he decided to not respond to us.

Overall, we would not recommend and you would be better looking elsewhere

Great experiance. Tom helped us out with an urgent case, to get a HTB valuation with a looming completion date.

Tom was polite and punctual, he went out of his way to give us a same day valuation and we got the report back by 2pm the next day!

Tom provided us with a very professional and comprehensive Level 3 Survey which was very helpful in our decision making process. I can't recommend Tom highly enough. We had a difficult situation and needed help to deal with a few last minute challenges with the sale process of my parents property. Tom was incredibly efficient, easy to communicate with and extremely professional. I wouldn't hesitate to contact Tom again!

Used Tom for a survey. The report was absolutely excellent, very clear and with clear recommendations. He made himself available for a follow up call which helped even more with what we needed to do. Would strongly recommend.

Tom was so prompt and articulate with his communication, he kindly made himself available at super short notice for an urgent deadline I had and he sent the report on the day he promised to. He is very professional and impartial and a pleasure to deal with :)

I would highly recommend Tom and happily give him the 5* Rating he deserves. Tom did two Level 2 RICS surveys for me on two different properties. His reports were both detailed and way beyond L2 expectations. Tom is very professional and knowledgeable.
The reports were evidenced with superb photos. Tom made several phone calls to me prior to the reports being sent to explain in detail his findings. As a result l have made the best informed decision and proceeded with the correct property.
He was both trustworthy and supportive throughout. His communication was excellent and l felt l was talking to a friend who was working hard for me. He was competitively priced and very thorough.

I would recommend TLBC to anyone. Tom was sympathetic to our sometimes testing needs and was a pleasure to meet. They always replied quickly to any contact. They were very competitively priced and worked hard to get the job done. I really can't speak high enough of TLBC surveying.

We contacted Tom to do a level 2 survey of a property we put an offer on.
He was clear and concise over the phone and wasn't expensive, so we scheduled a date. The survey was very thorough and picked up a lot of work we hadn't noticed when viewing the property, he advised that we also needed a structural engineer's survey, when the Structural engineer read Toms report and saw the property he remarked that Tom had gone well beyond the survey we had commissioned and that he had a very good eye for detail.
If it weren't for him, we would have ended up buying a money pit!

Tom provided us a RICS level 2 survey for a home we are purchasing. He surveyed the property a couple of days after paying and handed us a completed survey in a little over two weeks. The report was extensive, gave excellent detail and the photo evidence was also extensive. Throughtout the process he was great at keeping in contact and keeping us up to date. We will certainly us TLBC again if we ever need another survey!

Tim met me at my late brothers' property, to do a red book survey for probate purposes. He was courteous, knowledgeable and friendly. He produced an excellent valuation report, which I was able to forward to the Solicitor dealing with my brothers' estate. Katie, in the office, (what a lovely girl) was very helpful and friendly and I felt very comfortable with them both from the beginning. Their charges were very affordable.

Some slight delays with getting the report due to illness but well worth the wait; a highly informative, comprehensive report which will enable us to make the right decisions regarding our proposed purchase.

As a first-time buyer, I really appreciated all the help and advice Tom gave me. He clearly explained the survey process and listened to my concerns before conducting the survey, and then thoroughly explained his findings in detail afterwards.
Tom's survey was extremely thorough and went way beyond the normal level 2 standard. His report was very comprehensive and clearly written, with each finding explained in detail along with extra information about the type of problem and its possible causes, suggestions about how to fix it and helpful maintenance advice tailored especially to the property described at my level of understanding. Tom also explained which issues needed to be dealt with urgently and which could safely be left until scheduled maintenance was due. The survey and report were great value for money.
I found Tom to be friendly, knowledgeable, trustworthy and extremely helpful, and I really appreciated his patient in-depth answers to all my questions. I feel as though Tom provided excellent service and I wouldn't hesitate to engage him again.

My first time engaging a building surveyor prior to purchasing a property so I felt a little bit in the dark. Tom was very professional from start to finish advising me via e Mail what to expect from the process, arranging the access to the property. Communication was excellent throughout the process and the survey was very thorough and presented back to me in a very short time, I was extremely satisfied.

Tom recently surveyed a property for me.
Before the visit he made a phone call to me to see if there were any particular concerns about the property, an old barn.
Tom then carried out the survey & provided me with a very thorough and accurate report.
Again he made a call to me making sure I understood the report .

Tom was very helpful throughout and was always quick to respond to any queries I had. Tom arrived on time and was very respectful when going round my property. He promised the report would be ready within 2 working days and he stuck to his word.

Tom produced a thorough and comprehensive survey of a listed property that I was considering purchasing. His report covered all the the issues that I needed to be aware of and was happy to follow up my concerns arising from his report. I eventually made the difficult decision to withdraw from the purchase, as solicitors and insurers supported the accuracy and details of his information. I recommend him unreservedly.
