What follows should serve as an example of how a professional goes above and beyond to ensure that the buyer can fairly secure a difficult and drawn-out mortgage process. The professional in question that I had the pleasure of working with is Grace, without whom I would have bought a house that was moments away from being valued with one fewer room than marketed as. Due to a missing completion certificate for an attic to bedroom conversion, after many weeks of back and forth between vendor, lender, council and surveyor in an ever tightening circle that resembled more a barbed noose than a loop, pressure culminated into forcing the house back to the market. This was my dream home, I couldn’t let it slip so I was willing (and aware of the irrational willingness) to over bid, accepting to incur into a hefty financial loss. Defeated, I sent Grace a self declaration where I stated I wouldn’t be using that attic conversion for habitable purposes, thus devaluing the property. Instead of simply forwarding the declaration to the lender and get the process done quickly, Grace advised to instead let her go a different route as last resort before accepting defeat, and negotiated with the valuer to have a fairer look at the survey report. She did it. The house got valued how it was marketed, every party was satisfied. Had she accepted the quicker route as asked by me as the client, I wouldn’t be writing this review right now. Euphemistic of me to conclude with this: well done, exceptional work.
