Kayla Cute is an absolutely outstanding property manager — truly awesome in every way. She’s professional, reliable, and goes above and beyond to make sure everything runs smoothly. Communication is always clear and prompt, and she handles every situation with confidence and care. It’s rare to find someone who combines genuine friendliness with such high standards of service. I couldn’t recommend Kayla highly enough!

Unfortunate experience

To be fair, some of the staff at Orana are good to deal with. However, my experience has unfortunately been tarnished by one of their senior property managers, Kayla Cute. She has been rude, dismissive, and even hung up the phone on me rather than listening to my concerns, which related to taking important safety measures. This abrupt behaviour is nothing like the professional, approachable profile she's presented on the Orana website. It’s disappointing, as her lack of professionalism overshadows the efforts of the more respectful staff. For this reason, I would not choose Orana again or recommend them to others.

Would not recommend this company

I have had a very frustrating experience with Orana Property. Communication has been extremely poor, with minimal responses to emails and phone calls. On the rare occasion when I requested to speak with management, I was met with rudeness and an unsettling attitude. The entire process has been handled very unprofessionally, and I am deeply dissatisfied with the service I’ve received. I would not recommend this company to others based on my experience.

However, we must clarify that your tenancy ended with outstanding rent and the property left in an unsatisfactory condition, requiring additional time and resources to rectify.
Our team works diligently to communicate with all tenants and ensure a smooth tenancy experience, but we also have a responsibility to enforce lease agreements and maintain professional standards. While we understand that lease compliance matters can sometimes be challenging, we strive to handle them fairly and in accordance with legislation.

A downward spiral

I'm currently trapped in a 2 year contract with Orana Property Management which I would have to pay to terminate.
They currently manage my investment property poorly.
It has been one mistake after another, always followed by an excuse and a dismissive attitude, no responsibility taken.
Their young team is inexperienced and incompetent. They do not communicate.
They are expensive and there is a fee for absolutely everything. It's clear they care only about making money.
When choosing a property manager please do your research better than I did, there is much better value out there!
Insert BS here Orana, it's what you do best!

Absolute Joke of a property management


Absolute Joke of a property management company, as we all know property managing is not a real job as it is as they really do nothing whatsoever to earn money but Orana take it to a whole new level of laziness and bullying. They have zero professionalism and break every single law possible within WA tenancy laws. They will happily call you to complain but when you call they will ask for your name and if youre a tenant they will say they are not available then never call you back. I went 5 days without water at 1 stage and 4 months without air-conditioning as they were too lazy to set up contractors to come remediate these issues.

Unethical and disgusting excuse of a property manager

The most unethical disgusting excuse of a property management agency. I lost count of unfulfilled maintenance requests, they lost my keys, unsubstantiated rent increases. Name every single law a property management company can break and I’ll have emails showing they’ve broken it. Absolutely despicable.

Whilst we acknowledge your frustration, we do not agree with your claims. With the on-going finalisation of your tenancy and pending discrepancies in dispute, it is unfair to make such strong and slanderous comments about our agency. With your approval, we are happy to present before and after photos of the discrepancies in question in this public forum - which you have initiated.
Alternatively, a more professional manner of going about this resolution is to have a Magistrate decide after our numerous attempts to resolve the situation amicably.

10/10 would recommend using Jordy for any property management services. She has been one of the only property managers that has been so professional and easy to communicate with. She was able to make every process seamless and trouble free. Thank you for everything!
