Sonia and her group were amazing in selling and buying another home. They were quick and attentive to my every need. They were prompt with answering my questions and requests. They did not push me to do anything. They gave me helpful advice when I needed it. Everyone I had to interact with during both the sale and purchase of my new home were all just as helpful. I have purchased and sold 3 other homes and none of them were as easy as Orange Realty has made this one. Definitely 5 stars!!

I’ve had a wonderful experience renting from Orange Realty. From the beginning, they have been professional, responsive, and genuinely caring. Any maintenance requests were handled promptly, and the property was always well-maintained and in excellent condition.

Communication was always clear and courteous, and they made sure I felt comfortable and supported throughout my tenancy. It’s rare to find a landlord who is both attentive and respectful, and I feel lucky to have rented from them.

We hired Orange Realty because we had a great experience with a short term rental and they were referred by a well-known realtor friend. They also seemed to know the rental market rates better than our other company where I had to do my own research.

Having had rental properties managed by property managers for over 20 years, we have never had an issue with a renter, ever. This was not until Orange Realty. They grossly overstated their experience in long-term rentals and quietly whisked away any issues.

They took over our contract from the previous company and we agreed the same services would be provided - frequent check-ins, check out reports, maintenance, repairs and deep cleaning upon move out. They even bragged about how they keep their rentals as they would keep their own house (if that's trues, yikes...).

The renter that was put in before they started with us was all good, moved out and they had a really had time finding a new renter for some strange reason as we never had this issue in the past. Our house was immaculate, 5 minutes from the airport and 10 minutes from Lake Nona, a prestigious area with lots to do.

So, they strong armed us to rent to a family of a grandmother, mom, and SIX young children and a dog. We never allowed pets in our house as I am highly allergic. Their credit score was in the 500s Darryl and Sonia said this was the only option and we needed to take it or risk not renting for many months. They assured us that they have six children and would keep a very close eye on the property. And, they would take a very large deposit. We begrudgingly agreed.

A few months into the rental, the tenants called ME. This has never, ever happened before. They said that Darryl was incredibly rude to them and would not respond to their calls. Darryl dismissed this as they were 'difficult'.

There were many issues throughout the rental with repairs, lawn not being taken care of, disturbing neighbors, mounds of trash not taken out, etc. There were also several cars being reported at the house on a regular basis. Nothing was being addressed.

After getting constant complaints from the next door neighbors to deal with this, I asked Darryl to take care of this or remove them from my property. They refused to do so and thought everyone was over-reacting. I was deeply concerned about the state of our property. I also never saw any reports from the previous renter moving out or the 'regular' reports we were supposed to be receiving. They were in the house regularly for 'maintenance' (and we found out later that nothing was actually done correctly per the contractors we hired). We were simply told they were dirty and messy but that was all.

When the lease finally ended, the renters refused to leave and Darryl did absolutely nothing about it and told us to hire an attorney! We told him he needed to go inside the property and get photos. I couldn't believe what I was seeing!!!!!! It was completely destroyed - AC was covered in muck, water leaks, cabinets ripped off, old food, trash and flies everywhere. My heart sank. I had an attorney devise a letter of eviction and I delivered it to them. They left just before the cops would have come to pull them out.

It took us several months to get the property back to a livable state. Now, we have sell the property because we did have the $50k+ and many months without revenue to cover this. A horrible loss with negligent property managers. Don't be their next victim. I learned from their staff that they had had this issue at least two other times and that we should never have trusted them with such a nice property. Lesson learned!

Sonia is definitely the best agent I've ever worked with. She was very responsive throughout the whole process. She has many years of experience which she used to provide expert advice and recommendations. We had a challenging seller side and she was able to deal with them and shield me from a lot of the difficulties that were encountered. I would recommend her without reservation.

Sonia immediately dialed in to the house my husband and I were looking for; price point, location, size-- all without compromising on quality. She was an advocate for our interest through the whole process.

Sonia has a smile that brightens any space. Her professional attitude is award winning. When I met her, I felt connected and confident with her. She was honest even when she knew it wouldn't make me happy. There was not a time she wasn't there for me and she never made me feel rushed. She kept me well informed and explained each step in a way I could understand. At the end I now wish the process wasn't so short as I could have felt I had a friend looking out for me longer. Orange Realty did a great job in assisting us in navigating through all of the vacation rental homes on the market in Orlando, FL before we made our final decision to purchase. We live out of state and only needed to visit FL once to view properties that were narrowed down to meet our requirements by Orange Realty. They guided us through the on-line offer and closing process in a very efficient and professional manner.

Orange Realty also assisted us with securing contractors for some renovations on our property.

Now Orange Realty Property Management is doing an outstanding job of managing the rentals for our property.

I have dealt with few realtors in Florida but the best of the best is surely Orange Reality owned by a wonderful and reliable couple (Darryl and Sonia). Orange Realty helped me from beginning to end with my house sale. I was having surgery when the listing photos were slated to be taken - no problem, Orange Realty came over and got my house ready. The same for showings - with having a teenager, the house wasn't always "showing" ready, so they were willing to come over and get it taken care of beforehand. And when it was time to move out, they handled my move out clean, which was a big relief!

Always a delightful experience with Sonia. She put our family first and truly cares for what we want and need. She has an infectous personality, warm, kind, helpful and most importantly knowledgeable. We were very lucky to be referred to her and we have to pay it forward!
