âI am writing to express my profound dissatisfaction and to lodge a formal complaint regarding the service received following the arranged property valuation appointment at our home on Tuesday, October 29, 2025.
â1. Breach of Trust and Unauthorised Substitution
âOur primary disappointment lies with Fine and Country for a significant breach of professional conduct. We arranged a valuation directly with your agency; however, without any prior consultation, notification, or opportunity for us to consent, the appointment was outsourced to Pittis Estate Agents.
âThis decision, which deprived my partner of the fundamental right to choose who enters and assesses his property, demonstrated a complete lack of respect for us as potential clients. We expected the bespoke, high-end service Fine and Country advertises, not an unannounced substitution.
â2. The Agent's Unprofessional Conduct and Disrespect
âThe agent sent by Pittis, identified as N___l, arrived on time but exhibited an utterly unprofessional and negative attitude from the outset.
âOur property is a very contemporary, minimalist, and open-plan house that has been recently renovated to an exceptionally high standard. The features include:
âGround floor: Open-plan sitting room, dining room, and kitchen area, a fitted bathroom with a shower, ample cupboard space, and new French doors opening onto a gorgeous, sunny, and protected patio garden.
âFirst floor: Three bedrooms (two comfortable doubles and one single), a main bathroom with a lovely walk-in shower, and brand new roof insulation and finally a separate spacious garage with electricity, plus parking area.
âDespite the obvious quality and significant investment in the renovation, the agent was overwhelmingly negative. He spent the duration of the visit focusing on the poor current state of the UK property market and offered continuous, dishearteningly negative feedback on every aspect of the house.
â3. Dishonest and Disrespectful Valuation
âThe agent concluded his visit by stating the property's value "had to be around £250,000."
âThis figure is not only deeply insulting but also fundamentally dishonest and disconnected from the local market reality. Professional investigation of comparable sales clearly shows that even renovated council estate properties in Cowes are not available under this price point.
âFollowing his disheartening visit, two separate, professional estate agents valued our property at £300,000. This confirms the Pittis agent's valuation was wildly inaccurate and suggests either incompetence or a deliberate attempt to manage expectations downwards using fear-mongering tactics.
âConclusion.
âThe entire experience was deeply upsetting. My husband was left feeling heartbroken after the agent's negative assessment and disrespectful attitude.
âWe require a formal explanation from Fine and Country as to why our appointment was substituted without permission. Furthermore, we demand an acknowledgment of the unacceptable standard of conduct displayed by your partner agency, Pittis.
âAs a direct result of this experience, we intend to post the following ratings:

Ben at Sandown office has been extremely friendly and helpful, keeping us up to date on every property and making the experience personal, he regularly calls to update and book viewing, sending emails etc, ensuring that we had the best buying experience, I understand that he is a newer colleague at pittis, however, he has the potential to be high in the business and should be celebrated on his excellent service, relation building and personalisation skills
Our main review is with the freshwater branch
Our main review, is with the freshwater branch of Pittis. All the staff were professional, friendly and helpful. Someone was always on the end of the phone and always got back to us when and where necessary. Lauren was our main contact, nothing too much trouble. Jack, and I think, it was Sarah (sorry if that's wrong) in the office always passed on messages and very welcoming when we popped in. We met David a couple of times for viewings and again was very professional. Connor, the branch manager was supportive when we needed some guidance. The only thing we would maybe do differently would be not use JS Law. We found their online system very frustrating and they were not great at answering the phone or getting back to us. Sometimes we would have to go via Pittis to get a response. Having said that, even though there was a hiccup after we had
exchanged we did complete on the day we requested which was important to
us because our rental accommodation
was due to end on day of completion,

I have used Pittis for the last 3 years, firstly the Ryde office for letting and the fully managed service was a godsend especially with me being located on the mainland. Despite juggling many properties Paul ensured every interation felt personalised and professional, once the time came to cease letting I was passed to the Shanklin office where Jo, Heather and Chris took over marketing the property, having never sold a property I was very apprehensive but there was no need, Jo, Heather and Chris walked me through the process recommended a solicitor and kept me fully up to date at all times.

We had originally placed our bungalow on the market with the Ventnor branch. Luckily for us the Ventnor office closed and the sale of our bungalow was transferred to Shanklin. We were kept informed by the great team in Shanklin who sold our property in a fairly short period. Jo Lacey, Chris and Ross were great to deal with, keeping us informed, especially as we had left the Island and they were the key holders. I would absolutely recommend the Shanklin branch of Pittis.
