Hi Phil,
I hope you're settling in well in Australia. Iâd really welcome the opportunity to discuss your feedback in more detail via a video call. Unfortunately, you've become difficult to reach â your UK number is no longer active on WhatsApp, and my emails have gone unanswered.
Iâm particularly surprised by some of the comments you've made, as they do not reflect the conversations we had throughout the process. Whilst we discussed that 20â30% above asking has happened historically, my guidance was always around 10%, and the final result was very much in line with this.
I gave you a valuation for your property between £340,000 and £375,000.
We took the property to market at âOffers Over £350,000â as agreed and within only 25 days, we secured a sale of £380,000 â a result you were happy with at the time. This was £30,000 above asking, or 8.6% over, which is a strong result in any market.
To put this result into perspective for the local market:
- The average sold price in IP14 is £297 per square foot
- Your home is 1,156 square feet
- We sold it for £380,000, which is £329 per square foot
- Thatâs 11% over the market average
As you're aware, we achieved this through an extensive and tailored marketing strategy across all platforms (Rightmove, Zoopla, OnTheMarket, and targeted social media ads), including a presenter-led video tour, drone footage, 360 tour, aerial photography, and professional images. I also refunded you 100% of the marketing fee upon completion to support your move to Australia.
Regarding Conveyo, I must clarify that they are an entirely independent company. I recommended them as an optional service â used successfully by other clients â but I have no financial interest in, or control over, their operations. Your experience with them is not something I can be held responsible for.
I was available to you throughout the process â including evenings, weekends, and bank holidays â which goes far beyond what high street agents typically offer. Communication and service are cornerstones of what I provide, and Iâm disappointed not to have had the opportunity to speak with you directly about your concerns.
I truly wish you the best in your new chapter and thank you again for your business.
Kind regards,
Sarah-Jane Wells
