The Reeds Rains team have been brilliant, it may have been a long journey but they have been so helpful throughout the process. Grace is an angel, she is so lovely and have gone above and beyond to reassure us and help with the sale of our house and the buying of our forever home! Definitely recommend.

I have used Reid's and Rains before , and their service was excellent then as it is know. They are very helpful , polite and well experienced in all aspects of their work . You can phone anytime with any questions you need help with . I will use them again in the future .

What a lovely bunch they are! Helpful and knowledgable and always there to answer your questions.It’s a stressful time but I’m glad and reassured they are just that call away. With their help hopefully we will be moving into our new home soon.

Everything has been really easy so far

Excellent services, e.g. friendly and helpful staff, the responses speed were quick and knowledgeable.

We have had a very disappointing experience with the property management service provided by Reeds Rains (Northwich).

A number of maintenance issues at our property date back to 2024, including works we had explicitly instructed and paid for (such as the removal of unauthorised decking and making good of the area). Unfortunately, these were not properly followed through, and we were not provided with confirmation, photos, or updates despite repeated requests.

More recently, we have had to chase extensively on compliance matters and maintenance issues, including an expired EICR and a suspected leak. These are fundamental aspects of property management that should be proactively monitored, not left for the landlord to repeatedly follow up.

When we did eventually receive responses, the information provided was often inconsistent or unclear. For example, conflicting reports regarding whether a leak was ongoing or historic, and recommendations for full replacement of carpets without sufficient supporting evidence.

We are now in a position where we are having to manage the process ourselves — requesting clarification, narrowing scopes of work, and ensuring compliance — which defeats the purpose of appointing a managing agent in the first place.

To be fair, recent communication suggests some effort to move matters forward, however this has only come after significant chasing.

Overall, the experience has been characterised by:

Poor communication
Lack of follow-through on instructed works
Limited proactive management
A need for the landlord to closely oversee and direct basic processes

We would strongly encourage improvements in communication, accountability, and proactive compliance management.

Staff are friendly, helpful and work as an efficient, professional team.

When you’re are trying to sell your property in a challenging market it’s vital to have an Agent who has belief and optimism about the process ahead. Reeds Raines secured a potential buyer ahead of schedule and I’m truly grateful for their excellent service.

You have been very helpful in every way and have sold our property for us for which we are very grateful.

Staff very freindly and helpful have kept us up to date with things. Never too much trouble even when i was phoning quite regularly no one made you feel like you were a nuisance , they seem to understand the stress of moving . Would highly recommend reeds rains

Andrea Snook - Dinnington South Yorkshire - no stars in relation to handling the sale of property for my father and I. I hold Lasting Power of Attorney and even though I produced documentation evidence, my request to halt the sale, due to my own ill health was ignored. I'd been handling ALL matters in relation to the sale of my Father's property. I was told by the above named 'we'll complete paperwork for your father'. These are LEGAL DOCUMENT. My father is in his eighties and cannot read and understand the written word on such documentation without a full explanation and understanding of what he is signing - which I was providing for him.

We feel that this agent has only one goal and that is to push through a sale, no matter the circumstances, and with a blatant disregard for the client.

DO NOT USE.

From the start a firm hold on the sale of our property and a confident approach to the process.
Staff were friendly but professional and marketed our property in a very impressive manner. We felt secure in our choice of estate agent and the process has confirmed our decision.

Communication - I was given a call to set up a house viewing, all details spot on. Following the viewing, I was given a follow up call by Phil in the Burnley branch for feedback and let me know the outcome of the application. He was very kind and during the viewing gave a lot of great information about the property, even noting my son's polite behaviour! He allowed us to browse the property without 'hovering'.
Punctual - He was there before anyone else arrived. Overall, great experience.
