Reward Funding recently set up a revolving credit facility for us, and the experience has been excellent from start to finish. Martyn was my main point of contact throughout the process, and his support genuinely made the difference.

We were working to extremely tight deadlines for auction purchases, with fast closes and a lot of moving parts. Martyn kept in daily contact via calls and messages to ensure everything progressed smoothly. He was friendly, always available, and explained each step in a clear and concise way, which made the whole process far easier to navigate.

Reward Funding really do work with you to get things done. Martyn in particular did a fantastic job coordinating valuers, lenders, and lawyers, keeping everyone aligned and pushing things forward. We engaged with Reward Funding through a Business Development Manager who was connected to our senior consultant via LinkedIn. Initial discussions were constructive but despite several misunderstandings and avoidable delays, broad alignment was reached on the key commercial points.

However, a £1,000 commitment fee was subsequently introduced without prior notice or justification. This was entirely unexpected. In our experience and based on consistent feedback from solicitors and other lenders operating in the secured lending market, commitment fees for loans secured against property are not standard practice. Where they do appear, they are widely viewed as a signal of institutional mistrust towards clients.

When challenged, the explanation provided was that the fee becomes payable once solicitors are instructed and credit approval is granted and is refundable on drawdown. This rationale is fundamentally flawed. In a secured transaction, the borrower is already placing significant trust in the lender by exposing their property, valuation process and legal position. There is no credible commercial basis for a lender to demand additional “commitment fee” when its downside risk is already mitigated by security.

The justification offered, namely, the risk of a borrower withdrawing after solicitors are instructed, is equally unconvincing. A borrower who instructs solicitors is already incurring legal costs. The suggestion that clients would casually withdraw at that stage ignores commercial reality and fails basic logic.

At no point was a clear, coherent or commercially defensible explanation provided for the fee. Responses lacked substance and appeared evasive. The interaction gave the impression of a process driven by box ticking rather than genuine credit understanding. The Business Development focus appeared to be disproportionately centred on collecting property addresses rather than engaging meaningfully with transaction structure or client rationale.

Overall, the experience raised serious concerns about internal alignment, commercial competence and transparency. The operation felt transactional, disorganised and poorly articulated with communications suggesting limited understanding of the commitments being made.

This is not an enterprise that inspires confidence and understanding of commercial Lending market. More like a loan shark trying to get people to disclose their assets while telling them that they don't trust them in shape of commitment fee (a nonsense concept not seen in Secured Lending market before). AVOID AT ALL COST...
