I joined for the coaching, mentorship, and DFY program, not just the online course. Unfortunately, my experience was disappointing. The support wasn't what I expected, communication became limited, and I often felt like I was on my own when I needed help. I rarely saw Chi involved in the community, several coaches were no longer there during my time in the program, and I saw other students posting similar concerns about support. I invested thousands beyond the program fee based on their guidance and expected much more. At the time of writing this review, the website also appears to be down, which adds to my concerns. Based on my experience, I wouldn't recommend the program.

Absolute scam of the century. Please do your due diligence before falling for this. The Airbnb market is beyond oversaturated, and the few areas that are still profitable are heavily regulated. The truth is most people will fail.

I completely lost respect for Chi Ta when I realized many of the “done-for-you” properties were literally within a block of each other. Imagine paying someone tens of thousands of dollars just to compete directly with their other students. That alone should tell you everything.

His so-called “white glove” service is also a complete joke. He’s been saying “I don’t have time for this, I’m doing this one last time” for the past two years while charging $40k. If it was truly the last time, it wouldn’t still be happening.

Meanwhile, a huge number of his students fail because the exact same strategy gets dumped into the exact same areas. The only person consistently making money in this setup is him.

It’s honestly sad that people looking to make a little side income end up getting sold a fantasy like this.

Working with Chi has changed my life. I joined the BnB university in 2023 and Chi has personally mentored me and instilled a faith in me I didn’t know I needed beyond my investment to take action. He’s down to earth, shows up, and has changed so many people’s lives beyond the financial, since I’ve been a part of the mission.

I joined BNB University after being sold on a “white glove” mentorship program promising expert guidance, full business setup, and ongoing support to launch a profitable business. What I actually received was the opposite: minimal engagement, incomplete services, and a complete disregard for the commitments in their own agreement.

The core of the program is supposed to be hands-on mentorship and structured onboarding. Instead, my assigned mentor failed to engage within the first few days of onboarding, key deliverables were never completed, and basic support was essentially disregarded from the very start. I made every effort to engage in good faith, responding promptly, following instructions, and giving the program a fair chance, but the services I paid for were simply not delivered. I even offered to sign a nondisclosure agreement to settle the matter quietly, yet they dismissed the offer outright. Since I never signed one, I am free to share exactly what happened.

When I exercised my contractual right to terminate for non-performance under Section 8, BNB University responded but failed to follow their own agreement and refused a refund, even though they breached their own obligations. To be clear, my first request was not even for the full amount. I proposed a pro rata refund, which reflected just a few days of onboarding and partial access to initial videos. Section 8 supported this approach, and I was willing to walk away quietly. They declined every attempt at resolution.

Their agreement also contains a chargeback clause under Section 28 that attempts to prohibit consumers from disputing charges. Under U.S. law, specifically the Fair Credit Billing Act, consumers cannot be forced to waive their right to a chargeback, and any contract clause that claims otherwise is unenforceable. Despite this, BNB University relied on that clause as a scare tactic and used Whop.com, a payment processor, to block refunds and send boilerplate responses that did not address the actual agreement. This was not an isolated misunderstanding. The way their Terms and refund practices are structured felt deliberately engineered to make refunds nearly impossible and to discourage clients from ever pursuing their rights.

That left me with no choice but to escalate through my credit card company. Despite their restrictive contract clauses and coordinated tactics, I ultimately won my case. For anyone reading, know that you still have rights under federal law and through your card network’s protections. Companies cannot take those away, no matter how strictly they word their Terms.

I documented everything, proved the breach with clear evidence, and still they contested at every step, acting in bad faith and disregarding their own agreement. That, more than anything, showed me their priorities: protecting revenue at all costs rather than honoring commitments to their clients.

If you value your money, time, and peace of mind, avoid BNB University entirely. Their marketing may be polished, but in reality the program I received failed to deliver on its promises, breached its own agreement, and relied on tactics I consider deceptive and unacceptable to fight legitimate refund requests. My hope in sharing this is not just to describe my own experience, but to help others understand they are not powerless when faced with this kind of situation.

SCAM don't sign with this program. DFY is not DFY you get a property but then you have to pitch to the landlord and if that doesn't work you have to wait another 30 days for them to find you another property. They use a software that finds them profitable properties quickly but then make you wait to cash in.

I signed up for the DFY program and after they sign you up for the property, you are on your own. There is no mentorship or close guidance and if you are actually having problems, they are not supportive. In fact, they ghosted me completely.

They pressure you to sign up for the first deal they provide you without an actual assessment of the rent and its breakdown of costs. They also say its between 10-12k to set up a place but that is an absolute lie. The total initial investment goes up to almost 25-30k.

I have had a horrible experience with Chi Ta’s team. I was given an initial estimate to open a BNB with a property I own for about 10k. Reality 25-30k. I’m not saying that everything is bad. But all they wanted to do is get money from me and upgrade for knowledge for more money to actually get rolled out, even though I invested 10k to begin with. Be careful. I had to abort because I found the representatives information to be not accurate and I wasn’t about to go any more in. I should ask for refund.

BNB University and Chi Ta have completely changed the trajectory of my life. I had always wanted to get into real estate but didn’t know where to start. I stumbled across one of Chi’s Instagram ads, and after seeing the success stories and transparency, I decided to take the leap—and I’m so glad I did.

Chi doesn’t just teach you how to run a profitable Airbnb business—he gives you the exact blueprint, step-by-step, from finding properties to pitching landlords, furnishing units, pricing strategies, automation, and even advanced tax-saving strategies that most people have no clue about.

What makes BNB University stand out is how real and supportive the community is. You’re not just learning from videos—you get access to live sessions, mentorship, and a network of like-minded people who are all helping each other win.

Within a few months of joining, I was able to lock in my first property and turn a profit in my first month. I’ve since scaled into multiple properties, quit my 9-5, and even sold my car to fund another deal—because the ROI is just that powerful. I’m now earning consistent income and reinvesting to build long-term wealth.

If you’re on the fence: don’t be. This is the real deal. BNB University gave me the tools, mindset, and community I needed to succeed. Thank you Chi —you’ve truly changed my life.

Chi and BNB University have been game changers. Chi’s knowledge and experience in the short-term rental space are unmatched. I learned so much from the program, and with Chi’s guidance, success feels straightforward as long as you follow the steps. Our very first property now brings in $10K–$15K a month consistently. This month alone, we broke $19K. Highly recommend for anyone serious about building income through short-term rentals.

Working with Chi has been nothing short of amazing! The experience has truly been life changing. There’s a LOT of work required to get things moving, but it’s 100% worth it.

My business partner Lukas and I started with BNB University at the beginning of this year, with ZERO prior experience in this market or business model. We secured our first property under lease and with Chi’s guidance, we made $3K in profit in our very first month. Now, in our second month we’re closing it at $3,5K in profit and both months are actually our slow season btw. We can’t wait to see where we’ll be during peak season! And this is just from our first home. We’re already hunting for our second and third properties.

The Airbnb game is one of the most addictive things out there, once you start, you won’t stop at just one, or even two. And that’s the beauty of it: building something and enjoying the journey. This is just the beginning!

I followed Chi’s IG since 2021, but was skeptical since there were many so called “guru” and at that time I just started a new job for over a year and the company I worked for was laying off people so wanted to be financially stable before taking any financial risk so I wanted to make sure I did my due diligence.

Fast forward to June 2024, it was my birthday so I thought I needed to find another stream of income if I want to be financially independent and not depend on my corp job only. As a result, I commented on one of Chi’s IG post and approached by a sales rep and the rest goes through history. A year later now I got 2 properties and the first one generate anywhere between 1-4k. What makes the program unique is that you are joining a community or I like to call it “family” with over 800 people with similar mindset to “win” and readily available to help or support you ‘if’ you put in the work. This is not a program where you think if you sit around the result comes to you - you still have to make the effort! Special shoutout to the coaches that has been there for me since day 1 and actually genuinely care for our success and ensuring the arbitrage deals are worthwhile and setting us up to success!

I joined BNBU in 2023 after following Chi’s Instagram account for a year. Since my job was a financial analyst, I took screenshots of his and his students’ earnings he posted on Instagram to double check lol and the numbers add up. So I decided to take a leap of faith and joined him. A few months into the program, I quit my job and launched my first properties. Was sceptical at first, went through the process spoke to the enrolment specialist and they helped me understand the business and exactly how Chi and his team helps students win. After taking the leap of faith the BNB University has help me launch 3 single family home all profitable investments month over month. All while doing it full remote from another country. My experience here at the BNBU was beyond great. At first I was skeptical because I had no idea what I was doing but as soon as I was shown how this went and the support of the mentors I was able to hit the ground running!
