Stayed in one of their properties for 3 months. The contract stipulated the common areas would be cleaned monthly, this was not the case. In fact, they decided to charge me 50 pounds of my deposit for an unclean common room (Me and the other residents maintained it to an acceptable level). As of writing this review, I moved out roughly 4 months ago. This week after close tp 100 emails (I EMAILED EVERY WORKING DAY !) and have gotten so many lies and BS answers), I am happy to report the lies and additional components they have tried to take from my deposit is coming to an end (I hope), unless they are lying again which I have no doubt they might to.

Worst agency and service ever.
They are not returning the deposit they have owed me since the end of December. They keep saying the transaction has been made from their side but never send me proof of it. They are a complete fraud.
Other than that, they do not take any care of the property. House cleaning, which is included in the contract, is fake. In more than a year I was there, I saw the house getting cleaned no more than three times. The grass in the outside garden grew until it became a forest, making it impossible to access the garden itself, and after multiple complaints it was cut close to the end of summer, when the garden was not needed anymore. We had a mouse in the house; they never came to check the property.
The people who found it decent were probably there just for very short stays. For longer ones, DO NOT trust them.9

Regarding the deposit I would like to add two words as its been officially 1 month since I moved out but still I haven't got any deposit back ! Though it was said to be received within 10 days but still no replies from the conpany, Fraud company !!

Worst housing agents ever. Stayed there for 6 months paid my rent on time. Now they don’t want to pay my deposit. They said I will receive it in 10 working days we are past those days they keep on giving excuses and say we will give you today. Stay away

I was unable to keep the contract due to difficult financial circumstances and Karnani team quickly allowed me to surrender the contract for £200 and kept the first month rent and deposit. Thank you for your help guys

Not return deposit on time.

I have been waiting for a deposit from almost 3 months ago and they haven't send them back

The team was very helpful because I did not understand the contract as it was my 1st time renting g in UK. Some os them are very patience and kind.

I very much apprecated the tenancy signing process, it was efficient. I also had self check in which made it easy to come on weekend with convenience.

Me and 3 friends booked 3 rooms together as we were in hurry. Surprisingly found the best place in town although we never heard about the agency before but we are very happy after trying something new.

Update and follow-up from previous complaint: I have now left the property, and (unsurprisingly) the company are holding my deposit in Limbo. They have claimed my room is in an unsatisfactory condition, and the public spaces are messy. I preempted this, as they have been difficult to deal with from the start. I made sure to take pictures on the first and last day of my tenancy to prove the room is in perfect condition. As for the public spaces, other tenants and I have complained several times about the Airbnb tenant who has repeatedly come to the property for a short time and caused a mess. Which I have then cleaned. They are the most unprofessional company I've ever seen, and I hope to never encounter them again.

Again, please never rent with Karnani!

Karnani was amazing at helping me secure my house for third year at Oxford Brooke’s. She was very quick in responding my calls and text messages, ontop of always figuring out all my queries.

I have been messaging multiple agents, everyone says we will come back to you and nothing. Karnani responded quickly and within hours we had a viewing setup on virtual. I honestly did not expect it will be this quick. No complaints

Agency has excellent options near warwick university, will recommecnt to other professionals if you want a short contract and convenient prices.

I had lots of problems and I bothered her a lot but she handled everything so nicely and she was so polite.
I am highly satisfied with her.

I needed to get an apartment for a few months
Then I saw one that fit my specifications on SpareRoom then I reached out to them
Couldn’t go for a physical viewing but they kindly had a virtual one which I really appreciated
And from start to finish, Poonam, who I have been in constant communication with, was very helpful and professional
Always answering all my questions no matter how silly I thought they were and was always clarifying wherever I had doubts
I finally signed my contract and to say I am the happiest at this time is me being modest

Right from the start, the staff are very friendly and professional. They don't promise on what they can't deliver and when they confirm it's surely done. The communication is clear and timely.

My request for extension in their property was executed quite professionally, it's a company I can recommend whether online or via telephone.

AVOID! MASSIVE RED FLAG! had appoimtment today. The agent wasnt even expecting me. Couldnt open almost any room. (Didn't know the property). He coudnt answer any questions about rent, or letting contract. Nothing! Disrespect towards tenants time! This company is a joke. If i decided to rent from them I'm dreaded what troubles i would have with them on regular basis!!!
