Water leak
Water leak on the 23rd Dec from tap under the sink. Thrive Homes sent out 3 plumbers who could not do anything the third one took the tap away told me to purchase a tap and someone will fit it. No one will do anything until 2nd Jan leaving two disabled people over 70 with out any water in a kitchen....

Really poor HA
Charging remedial works to residents via service charge rather than putting in NHBC claims unless prompted.
Really poor HA, overcharging on service charge estimates, refunding in the region of £1,000 a year per resident, then increasing estimated charges in line with RPI.
Very difficult to get even minor faults remedied, took 3 months and 4 call outs to get communal locks changed last year and 4 months and 3 visits to get an unsecure foul inspection chamber sorted.
Pretty useless!!

I find it inefficient
I find it inefficient, that it takes two employees who I believe to be neighbourhood officers, to unexpectedly turn up at my door to discuss entry in to a communal garden, which could have been addressed by phone/email. But when I was subjected to an aggressive and abusive neighbour, said neighbourhood officers were nowhere to be seen. In fact, I'd never even met them until today.
Elevating garden access above tenant welfare demonstrates a skewed perspective on their priorities.
It's a shame they weren't so proactive on addressing antisocial behaviour as promptly as they are over garden access.

Joseph was so helpful an friendly, he actually came back in his own time to ensure i got my keys on the day of completion so I was not disappointed. So far so good with the building as it is a new build. Thrive were pretty efficient in responding to me and were happy to answer my many questions

Thrive are awful
The quality of our Thrive property is poor. Our floor is visibly sinking and cracks in the property are getting bigger and wider however upon inspection (which took multiple attempts to get) we were gaslit by your quantity surveyor and told “it’s just superficial”. Considering floors which are 6m across have a maximum tolerance of deviation per 1m of 3mm - ours is well in excess of that. Affordable housing is a joke, at what point is paying £890 per month affordable, especially for a property which is sinking! Awful landlord

Yes, we (me wife and 4 kids) are stuck in 1 room waiting for over a month to view a shared ownership property (25%) we save 10 thousand pounds for a deposit and have an agreement in principle with our lenders.
The house we wanted was a large 2 beds upstairs and another smaller room room downstairs not including the lounge.
This housing association has refused my HOMELESS family to move into AN EMPTY PROPERTY because the percentage we want to purchase is too small!!!
Wow!!! 25% of a shared ownership is the entry level BUT on a house worth 455 thousand we can’t buy anymore as the maximum earnings your allowed to make as a shared ownership buyer is 80 thousand, if we earned that we wouldn’t need to share buy!!!!
This housing have refused my kids of a home because they want to sell more than 25%.
Our letter BEGGING them house is was overlooked, we was born and brought up in the UK and are self employed and pay all our tax, we don’t want anything for free! We begged them to hone our babies!!!
They refused!!!!
A warning to anyone that deals with this housing is DO NOT RELY ON THEM like we did! It’s now left us broken hurt and homeless, squished in tiny place with nowhere to go while AN EMPTY HOUSE BIG ENOUGH FOR OUR PAYING FAMILY WAS REFUSED.

It’s wrong, technically with enough rooms for my family and MORALLY WRONG! your supposed to be a housing provider to families like us.
On the .G .UK website it’s clearly states that all providers must offer up to 75% share, but within a minimum share of 10% with a 990 year lease, our application was refused on 25% on the grounds that this housing want more that is exactly the same terminology as being gazumped by a buyer in the full market range. When someone offers more than you, the housing association is not allowed to Guzump its own buyers.
I have written a formal email to this company requesting an investigation. I am all also going to take this up with a solicitor and contact the government about this company as well as contacting the local ombudsman.
We are more than entitled to live in this property. There is no reason and no grounds for us to be refused. This property is empty. There is no one else going for it now application has not actually been refused. It’s just been denied with no explanation or specific reason.
This review is a genuine review about thrive homes from a defeated and broken father and husband.
