I strongly advise against using this company. They are completely fraudulent. If you choose to use their services, you are making a big mistake. After receiving your payment, they will not answer your calls and will block your phone number, preventing you from inquiring about the property advertisement you paid for. thought of calling the landlord option. Fred from upad answered the calls on multiple ocassions,i explained from first call to fred the landlord asking to increase the monthly rent after two month of starting an anual rent agreement.
Fred simply replied nothing to do with us,he gave an excuse saying he sent an email to landlord ,but discovered at other call with him denying in a way of no email he sent and he gave multiple excuses made a call with landlord but by his conversation he was pulling out from any responsibility and in a way denying of any action.i replied him,if you are avoiding any responsibilty,why the tenancy agreement is made by your company

He advised as long is 12 month contract theres no claus that enables landlord to increase rent.
This is between tenant and landlord to sort this out.

Paying for a commercial advert and forâŠ
Paying for a commercial advert and for some reason there are two duplicate adverts running with different prices. Very confusing for customers and its not helpful for prospective tenants who see the listing.
Its been 3-4 weeks, very slow replies and not much assistance in helping to resolve the situation

UPAD provide a comprehensive and competitively priced package for landlords looking to find tenants. We have used them 4 times and our vacancies have been filled in just a couple of weeks. The staff are always friendly and helpful. I would recommend them.

22/9/24 What is the point of advertising with Upad? They do not send us the tenant enquiries, which we discovered after several weeks on the portal, with a message to contact Upad for the full details. They used to send these straight to us. We have yet to receive the 2 enquiries even though we have emailed them several times.

Email address they provide bounces, phone rings out. Cannot contact the office to ask for them to update the ad. which is incomplete and which we cannot update from out end. In addition, tried to ring the advertised ad. as a tenant and also rings out. So neither tenants or landlords can contact them after the ad. is placed. How does renting out our property through them work exactly?

I have used Upad since January 2018. I was delighted with their brilliant service and using Upad for our 8 rental properties has greatly increased our portfolio profitability. There followed a very bumpy period with the old Upad going into administration ⊠however ⊠they are back to normal with an excellent team in place. Please reach out to them!

I used Upad to advertise a property, I found a few problems with the automated system but Fredrick was quick to problem solve, three days later I had a tenant and Fredrick did all he could to ensure the process went through. Overall I am satisfied thanks to Fredrick and his friendly customer service.
Really poor experience
Really poor experience recently, having used this company previously. Reading the reviews and from what they emailed me eventually, it appears they went through some kind of takeover in 2019 and have been performing badly since. I just wished I had looked on here first.
I advertised the property but the tenant enquiries were not getting sent to me. Managed to contact exactly zero of the three that somehow got through. Still awaiting the test enquiries I sent.
Poor service, poor customer care. You cannot speak to a human. Eventually emailed me with bland cliches. Have taken money from me and refused to refund despite not providing the service they advertise.
AVOID, AVOID, AVOID. Quite frankly should be investigated for criminal fraud IMO.

I haven't even used their services yet, but I already know I wont. Tried calling their 'help' number for 2 days, pressing 1 for landlord and 2 for tenants. They do not pick up. Just rings and rings, eventually going to a voicemail. I have no problem with online agents but this takes it way too far. Tried their competitors who all pick up within 10 seconds.

I have been using Upad for several years to advertise my commercial properties on Rightmove through their platform. However, my recent experience has been nothing short of a complete nightmare.
Firstly, their portal repeatedly rejected my credit card, so I decided to give them a call. They took my payment over the phone, but a few days later, my property listing had still not appeared on any of the sites. I called them again, and they assured me I would receive a call back.
However, no one ever got back to me. Frustrated, I sent them an email, and their response was that my property was not listed because I hadn't uploaded a floor plan, even though their site indicated it was not required. I promptly uploaded a floor plan as requested and was told it would be live shortly.
Several days passed, and my listing was still not live. I reached out to them again via email, and their response left me baffled. They claimed that the length of my property's name was too long and had caused an issue. They assured me they had rectified it and that my listing would be live shortly.
Two weeks went by, and my property was still not visible on any property portal. I contacted Upad once more, only to be completely ignored. Frustrated and fed up with their lack of responsiveness and the ongoing issues, I had no choice but to initiate a chargeback on my credit card.
My advice to others considering Upad is to steer clear. I wish I had read the other reviews before deciding to use their service.
Absolutely appalling
Absolutely appalling. I donât think they really want to let any properties. I tried to contact them about a property that was for let, which I had to do via an automated call, not possible to speak to an actual human. I heard nothing, so I sent a message via their website. They denied all knowledge of the property in a very blunt email reply. I tried to email them back with a screenshot of said property and the email just bounced back as undeliverable! If anyone is wanting to let a property, avoid them!!!
Bad experience trying to rent an office space with Upad
I am interested in an office space near me (property reference number 5731364 on Rightmove). I called the number in the ad and an automated message from Upad said they will send my details to the landlord for a property viewing.
Three days passed and nobody got back to me. So I tried emailing Upad to kindly ask for a check on this issue, maybe the landlord hasn't got my details. I got an 'undelivered' mail error! So I cannot talk to anyone at Upad and cannot contact the Landlord either as their details are hidden in the email I got from Upad! Overall quite a bad experience of trying to rent an office with Upad.

Awful, i realised that they werent advertising my property! I lost 3 weeks of rent. This happened twice in quick succession. Why you wouldnt use openrent is beyond me
