We moved into our rented property through wards, on the 20th of September then Arun estate agents took over as the agent for our landlord! They are a absolute unprofessional company! Staff are rude, do not ever reply to emails, but have no problems sending emails! After phoning them today , the rudeness from the member of staff was absolutely disgusting! I have also asked for our landlords contact details so I can speak to her myself!

Unprofessional Service â Deposit Withheld and No Communication
I am extremely disappointed with my experience as a tenant. My tenancy ended on 18 March 2025, and as of todayâover two months laterâthe agency is still holding my deposit of £1,846.15 without any justification. Despite multiple attempts to contact them by email and phone, I have received no response whatsoever. Even after raising a formal dispute through the Tenancy Deposit Scheme (TDS), Arun Estates (Ashford) has failed to engage or provide any update.
This complete lack of communication and disregard for their responsibilities is unprofessional and unacceptable. I strongly advise potential tenants to avoid this agent, as my experience has shown a clear inability to manage basic obligations or respond to legitimate concerns.
CRAP COMPANY
The simple fact that they are contacting me yet I have not given them my details annoys me. They have obviously purchased my details from somebody, and so that they find that a worthy spend of their finances.. so obviously desperate for customers. Get a life and a proper job you sad people!

I recently had a frustrating experience with Arun Estate, the agency managing a viewing while I was out, and when I got back, my bedroom was a total mess.
- A toilet roll was on the floor.
-The vacuum cleaner head that I had put on top of the cupboard was used and shoved under my bed.
-Personal items from my bedside table were moved to a drawer where I keep cash and important documents.
My bedding was messed up, and my pajamas were put away in the wardrobe.
When I asked the agency what happened, they admitted that the agent moved my stuff as she thought it should be tidy up. She claimed she checked with her boss before doing this. Honestly, it wouldâve made way more sense for her to just give me a call to ask how to handle it. And to top it off, she didnât even tell me about it afterward, so I came home to this mess with no warning.
Now Iâm left cleaning up and worrying about what else mightâve been touched. The whole situation has made me seriously question how much this agency respects tenants and their personal space.
If youâre thinking about using Arun Estate, Iâd suggest being cautiousâthey really need to improve how they handle situations like this.

Absolutely appalling service! The unprofessionalism cannot be defined into words. A check out was booked in error and the staff are trying to deduct this from my deposit! You have staff putting the phone down and being extremely rude! My advice is that you do not use this agency!

Rude and unprofessional. I enquired about buying a property by sending them an email. They called me back asking me details about a property valuation. I told them it is about a property purchase and that I would like to see some properties. They asked me whether I had a DIP and I told them I do. They asked me with who, and immediately after they said that my mortgage advisor does not have access to whole of the market. I told them they do actually and I am only interested in buying the house, no mortgage adviser services. Immediately after she rushed and said that I would be contacted if they have anything suitable.

Do not use this company to handle your property. Their contractors are not up to standard for the price you pay for. I used their contractor for fixing the water leak plus to have a whole shower system replaced with the brand new one. Around 2 years later the tiles around the water control are heavily broken due to the water leak issue. So far noone answered my email.

Leah has been amazing in our journey with Arun Estates.
Our relationship with our landlord wasnât great but Leah was always there to assist us and guide us where necessary! Leah always looked at things from both points of view and made sure everything was fair! Leah never sugar coated things and was always straight and fair with us and made things as easy as possible.
If we didnât have Leah on our side things could have been very different for us!
We are no longer with Arun Estate, however, we will miss Leah!!
Several issues since moving in
Several issues since moving in. Responses are incredibly rare and the time from reporting an issue to resolution (in my case) currently averages well over a month.
Faulty fire alarm, highlighted in an inspection report and supposedly prioritised for safety purposes is still unresolved after a week.
Staying with a friend due to safety concerns and the noise is unbearable.
Hoping this may cause someone to do something because emailing them is redundant.
Would 100% advise people to avoid Arun managed properties.

Please avoid at all costs. Their complaints process is a shambles, they mark their own homework and do not use the facts.
I let one of my properties via them and I'm still awaiting the rent for a tenant and they collected management fees whilst asking me to deal with the issues.

If i could give 0 stars I would. The worst service I have ever received. DO NOT GO WITH THEM! We went to view and later placed an offer on a new uild property of which the information that was given to us about service charge was the main green light to us wanting to purchase. I felt like they took advantage of mine and my partners age. Later down the line after a lot of misinformation therefore a breach on their side. We pulled out of our purchase after £1000's of pound had been spent. When I complained to WARDS and the Developer no one was helpful or took responsibility just calling me a liar and saying I must have been confused. Waiting weeks for a response of everything I had already been told which was just excuses. No one is taking responsibility for our loss of money or time, just excuses and saying we must be confused.
