A Cautionary Tale for Dubai Real Estate Investors
I'm sharing a difficult experience with Azizi Developments as a professional warning to colleagues and investors in the UAE market.
Situation Overview: After making two Expression of Interest deposits in November 2025, I requested refunds on November 7, 2025. I was assured of 7-business-day processing.
Today - March 23, 2026 - I am still waiting. 136 days later.
What This Experience Reveals:
Service Asymmetry: Exceptional responsiveness during sales; complete unresponsiveness during refund requests
Lack of Accountability: Despite formal demand letter and escalation attempts, only generic automated responses received
Systematic Delays: Pattern suggests institutional issues rather than individual case problems
Professional Implications: I plan to file formal complaints with Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA), and am preparing Small Claims Tribunal action.
For Fellow Investors:
• Conduct thorough due diligence on developer track records
• Insist on clear, written refund policies before any deposits
• Document all interactions meticulously
• Understand your regulatory and legal recourse options
A developer's true professionalism emerges not during sales, but during problems and disputes. Choose partners who demonstrate consistent integrity.

1 Star – Extremely Serious and Disturbing Experience. 1 Star too much.

My experience with Azizi Developments has been deeply troubling and entirely unacceptable.

I initially booked an apartment, which was later cancelled. I then proceeded, in good faith, to purchase another apartment and paid the full purchase price in cash. Despite full payment, more than two weeks passed without receiving any Sale and Purchase Agreement (SPA), contract, or official documentation of any kind.

Repeated follow-ups to Azizi and their representatives were ignored or met with vague and evasive responses. At one point, I was informed that the transaction had been unilaterally transferred to another party without my knowledge or consent, which is completely unacceptable and alarming.

All funds were transferred from abroad in Danish kroner, resulting in substantial currency conversion losses. Azizi has refused to acknowledge or address this issue and has provided no justification for the absence of a contract after full payment.

Based on my direct experience, Azizi Developments demonstrates:
• A complete breakdown of communication once funds are received
• A failure to provide basic contractual documentation
• Disregard for client rights and transparency

I have invested in real estate with other developers in the UAE without any issues. This situation is therefore not a matter of inexperience, but rather an example of extremely poor and unsafe business practices.

I cannot recommend Azizi Developments under any circumstances. Prospective buyers should exercise extreme caution, demand all documentation in advance, and be fully aware of the risks involved when dealing with this developer.
