No Demands For Service Charges or Ground Rent or Insurance from Managing Agents.

I am a long-term leaseholder of a flat in a purpose built block of 36 flats. Since Covid lockdown in March 2020 and to date {Dec 2025} the managing agents - Melville & Co. {East Molesey} Ltd. - have failed to send out demands for Building Insurance renewal payments; demands for Ground Rent payments in Govt approved format; and professionally audited Service Charge Accounts. Due to this, and I expect for other leaseholders, I {we?} fell into arrears - NOT of my / our making. After all how can anyone pay these charges if they are not informed as to how much they are? Various letters based on templates from Lease Advisory requesting these documents were sent in Decmber 2024 to the freeholder / director at his home address. This included a formal request to sight invoices as would be our legal right. These were all ignored. The requested documents were still not sent nor received. Then earlier this year {2025} I {we?} got a communication from Brady Solicitors stating that court action would be taken, including forfeiture, for not paying the bills for the above listed items. In this it said that we would have received demands for these payments prior to that communication - in fact an outright lie - and that witholding payments would / could result in court action and forfiture. It was obvious that the freeholder / director had not disclosed that formal and legal requests had been made for these documents very many months earlier. And Bradys Solictors had not bothered to check this prior to sending out their accusatory communication. It actually appears that there was / is some sort of conspiracy to engineer forfeiture that continues to this day. And why was our legal right to sight of invoices effectively refused? What are the managing agents &/or freeholder &/or directors hiding? The missing payments were easy to make but included an extra fee of £400 from Bradys. Since then nothing has been heard from the MA or freeholder / director. All managment functions have ceased including building maintenance. Emails and phone calls are never responded to.

And now yet again in late December we are all in arrears for Building Insurance from March - the property is potentially uninsured; Ground Rent from July; and Service Charges from April. Meanwhile the registered office in East Molesey remains abandond from March 2020 with piles of unopened uncollected mail behind the entrance door.

Update: The apparently deliberate refusal to supply professionally audited SCAs first hit us in 2016 when Bradys Solicitors suddenly demanded £4,000 plus fees from each of the Leasholders of the 36 flats. We were all in arrears because none of us had received the SCAs for 4/5 years. We weren't aware of our legal rights at that time so Melville & Co. and Bradys Solicitors got away with it that time.

Would definetly recommend Brady solicitors. I contacted them regarding a lease extension and it was completed successfully. Everyone is polite and helpful and I had no problems with them at all

I contacted Brady for a lease extension on my flat after a previous solicitor had stopped responding. They responded in good time and laid out very clearly the 2 formats I could take and costs involved. Brady's (my main contact was Lizzie) guided me through the whole process efficiently, easily and in a friendly manner. Very satisfied customer.

Update: There has been zero sympathy from Oliva who continues to use threatening tactics. You are not following probate law so I suggest you are lacking training, despite the many awards you state ypu have won. I wonder what the awarding board would think to your conduct, maybe it needs to be brought to their attention so that they can give awards to companies that follow the law!

Seem to be unable to understand how to mange a deceased estate. Olivia is currently threatening my father's estate and me personally with legal action for not finalising his estate quick enough. Assets must be sold for the estate debt to be paid, simple as that. Also want £240+ vat to have a conversation and allow me to respond to their correspondence. Shocking and unlawful! No empathy at all even basically acusing me of lying about my father being dead. A complaint is being opened and you will be reported for your disgusting conduct.

Looking at other peoples reviews, they have had a similar experience; when this company has been instructed to recover service charge arrears; they are really unprofessional. Additionally, their fees are very high (I have been charged £430+ for a letter to be sent to me demanding payment), I have also seen other reviews stating that further unfair charges were applied to them and CCJ's being given even when money has been settled so I'm clearly concerned and fearful. For a field that you expect would be highly regulated, I honestly felt like I was being scammed and that they wasn't a Solicitors at all.

I became a victim of Brady solicitors when their clients, BMUK, became the management agents for my property. BMUK changed the bank details for service charge payments making me go into “arrears”. They refused to provide them and instructed Brady solicitors to collect 3x the amount plus costs and interest. Brady solicitors refused to correspond with me, issued a claim against me, then held my LPE1 hostage preventing me from selling my property, until I paid their exorbitant fees which they racked up intentionally and were not entitled to claim from me. They have tried to take my review down. Other reviews on here and Google show I am not the only victim of their intimidation tactics and unscrupulous methods of making money. Keep it short contacted this company for a price to set up rtm company waited a week for call back nothing ,rang today same take name pass on can not speak directly to anyone,asked for a complaint procedure they got very defensive and would not tell me were complain so be giving this company a wide birth if this is how they do business glad I never went with them

Received threats of a ccj due to an unpaid service charge we weren’t aware of as we hadn’t received any letters from them. We offered to pay in instalments, Brady’s said they would call back to discuss this but applied for a ccj instead and did not call back. The company who instructed them have no idea why they have done this, we have tried to speak to Brady’s by phone to be told they are always unavailable and someone will call back - they don’t. We have since paid what we supposedly owed and no one has spoken to us to acknowledge that we have paid what we owe the management company. It seems many others have had these threatening tactics from Brady’s solicitors reading the comments. Shocking firm.

This review reflects my personal experience with this firm and the unresolved dispute we are in.

After paying the full balance initially demanded, I continued to receive repeated emails (often more than once daily), phone calls, and threats of County Court Judgment. Despite raising formal complaints with both the Legal Ombudsman and the SRA (currently under review), I’m still being contacted by new representatives saying I already have a CCJ.

The volume and tone of these communications have left me feeling overwhelmed, anxious, and unsure whether to prioritise my mortgage or deal with further payments — even though I settled the original amount. I feel their conduct has been unnecessarily aggressive and unfair throughout.

I contacted Brady’s solicitors to renew a lease on my property and Lizzie was assigned to carry out the task .Lizzie was very clear in her instruction and explained everything to me so that I could understand every step that she had to take to process this task .I was kept up to date promptly with regular emails and Lizzie made the path very smooth .I wouldn’t hesitate to use Brady’s again for future tasks especially Lizzie and her team . A very satisfied customer .

Lease extension has been completed. I am very satisfied with the service I have received from Brady Solicitors. Communication with them has been really easy and they always respond to questions in a timely manner.

Brady Solicitors have shown themselves to be less interested in justice and more focused on intimidation. They pursued a bogus claim against me, one they knew had no merit, and instead of acting with integrity, they attempted to bully me into submission with inflated legal fees and threatening letters, sent not even by a solicitor, but a paralegal.

They repeatedly failed to verify basic facts with their own client before taking action. At one point, they tried to impose a hard deadline on me (less than 48 hours) while fully aware that their client hadn’t even provided the necessary context to support their claim. That’s not just unprofessional, it’s deliberately misleading. It seems financial gain is the only thing Brady Solicitors seeks.

When I challenged their conduct and highlighted how it failed to meet the standards set by the Civil Procedure Rules (CPR), they claimed they would investigate. Unsurprisingly, no investigation ever materialised. Needless to say, no apology was offered either.

This isn’t just bad legal practice. It’s a firm that shows zero professional integrity, no respect for due process, and a complete lack of basic decency. Frankly, the less said about their legal reasoning or moral compass, the better.

Avoid them at all costs.

We are small group of leaseholders looking for a firm of solicitors to help us through some legal problems. Brady came up as a recommendation from multiple sources.

However we tried to contact them, first by email-no response, then by phone to complain about the lack of response, still no luck just an unfulfilled promise to get back to us. Finally we decided to call in at the office to see if we could get any joy. No entry to the office and after a difficult garbled conversation over the door entry system I was told no one would come out to talk to me.

They may well be very good if you can actually engage with them as lawyers but it seems they have maybe heard of the concept of customer service but decided to have no truck with it!

I found Lizzie Kendrew and her colleagues to be professional, friendly and communicative. They were all very efficient and helpful throughout the process. They were very communicative in each and every stage of my lease extension process,
