NO REFUND IN CASE OF FLIGHT CANCELLATION DUE TO WAR (DUBAI)!
Very poor experience. I had booked an apartment in Dubai from March 11, 2026 to March 30, 2026, but due to the war, flights were cancelled and I was unable to travel. Despite this being clearly a force majeure situation, Deluxe Holiday Homes has refused to issue any refund.
We informed them in advance on March 4th — a full week before the scheduled check-in — that we would not be able to arrive.
I provided all the necessary documentation, including official communications from Lufthansa confirming the flight cancellation and the closure of the airspace. Despite clear and verifiable evidence, no refund has been granted.
What is even more concerning is that their website initially stated a refund policy for situations like this, but after the outbreak of the war, the terms were changed with no protection for customers. This is highly unprofessional and lacks transparency.
I strongly advise others to be cautious: in case of serious issues or unforeseen events, they offer no guarantees or real support. I would not trust or book with this company again.

Don’t book with them! They are not legit.
My flight was cancelled due to government-imposed airspace closures during the war. Travel was not possible, this was a direct result of official restrictions, not my choice.
Despite this, Deluxe Holiday Homes refused to refund and chose to ignore the reality of the situation. They were fully aware that the cancellation was caused by external government action, yet still kept the money.
This is not how a legitimate company should operate. When travel becomes impossible due to government restrictions, refusing a refund is simply wrong.
Think very carefully before booking. If something goes wrong, they will not take responsibility.

The villa was perfect
The villa was perfect , clean , spacious , equipped kitchen and a great outdoor space.
We were 3 families and it was the perfect place to enjoy each others company , the pool and the beach.
Nazim Ali was very easy to communicate with, instructions were clear and all in all a hassle free getaway.

Very disappointing experience
We booked this hotel and paid everything in full on the same day, including the required security deposit. We fulfilled all of our obligations as guests and left the deposit on February 8.
Today is already March 11, and we still have not received the refund of our deposit. We returned from our trip a long time ago, yet the money has still not been returned.
What makes the situation even worse is that we were asked to complete additional documents to prove that we had transferred the money and paid the deposit. We have already filled out and submitted these documents twice, but we have received no response at all and no refund.
We have tried everything to resolve this matter, but we are simply being ignored. There is no communication, no explanation, and no refund.
Because of this experience, I cannot recommend this hotel. It is unacceptable that the payment was taken immediately, the service was completed, yet the legally owed deposit has still not been returned.

Disappointing stay
The apartment was clean but constantly flies around sink area
Not even small sachets sugar, tea or coffee for arrival or any basics were given which was disappointing as I’ve never not received on arrival it’s a good will gesture. We was told to pay extra money for pillows as we was given one flat one each, even 2 star hotels have 2 pillows each. But on how badly we was treated on the first 4 days of either my partner or myself having to miss work and important meetings due to only being given one access card to be able to even move within the building. Tv didn’t connect to anything and had to wait for someone to be available. Have to pay for a basic clean and clean bedding even when booking for a month. We was treated as if we were stuck. Really bad experience here but was given discounted rate for extension as couldn’t move due to medical reasons.

Appalling service
Appalling service, are holiday Airbnb home was cancelled 3 weeks prior to our trip and we are still awaiting a refund. Cancelled because we were a double booked which is unacceptable with no proper resolution for the situation.

Awful Service - Late notice cancellation
I booked an accommodation with these people 4 months in advance and they cancelled the booking 3 weeks before we left for the holiday as there was a 'System error' and the rate was posted wrong. After some back and forth they then informed me that the booking had then been given to someone else who did pay the price it should of been posted at, which was an error on their end, which we have unfortunately become victim to.
They proceeded to offer us 'alternative options' (if you can even call it that) for places to stay that could be mistaken for hostels! Which we were then told 'they cannot honour our original booking or provide additional compensation'.
Book at your own risk.

Stayed at this villa before
Stayed at this villa before and it is very clean and well presented. Glad to be given a little discount for returning customer. The only thing I would ask for is due to late flights into Dubai it would be a nice touch to have some little amenities when you get there such as milk/tea/coffee. There is also no tea towel so we had to use a bathroom towel to wipe up kitchen items after washing them. Please share the check in details early to avoid confusion. Other than that Perfect villa for what we needed. Comfortable.

Family stay in Dubai
My family and I have just stayed with Deluxe Holiday Homes twice in the last few weeks. We were absolutely delighted with the service we received on both occasions. Our guest relations officers were Ali and Louise and both were extremely helpful and quick to respond if we had any questions.
We felt the value for money as well was excellent, both apartments were stunning and as described. We will be back to Dubai in May this year and we will definitely use Deluxe Holiday Homes again to organise our stay.
