I engaged Dutchify B.V. for a relocation “Premium Package” on 25 April 2025, which included business setup support, school assistance, partner visa support, housing search, and settling-in services.

I paid €7,500 for the package and €750 (excl. VAT) for 30% ruling assistance.

Despite full payment, key parts of the service were never delivered. Housing search support and settling-in services were never initiated, and support with the visa / 30% process stopped before completion. Communication stopped entirely in mid-December 2025.

I ultimately had to complete the 30% ruling application myself, which was later approved without their involvement.

Multiple written notices requesting completion of the agreed services went unanswered. I have since initiated legal proceedings in the Netherlands to recover the value of services that were paid for but never delivered.

Based on my experience, I strongly recommend that anyone considering this provider ensure that deliverables, timelines, and accountability mechanisms are clearly defined before making any payment.

I hired Dutchify to find accomodation in Leiden and in 2 months they only arranged 1 viewing! 5 viewings that I arranged by myself were ignored and not attended! Communication from their side was not existent and reactions to listings were too slow! In the end I managed to find accomodation without Dutchify and I reached out for a refund. They send me a form to fill in and after that completely ignored all my emails. They even ignored my lawers repeatidely when they reached out! 8 months later and my fee has not been refunded!

Edit: During the refund process they ask you to delete any negative commends posted online in order to get your money back.

As an American entrepreneur moving under the DAFT visa, I was overwhelmed by paperwork and local regulations. Dutchify took care of everything! Nick handled the whole company registration to housing and residence permits. Nick personally guided me through each step, and within a couple of months I was fully settled and running my business. Worth every euro!!!!

They stopped all communications with us a month out from our move date. When we asked for a refund they blocked our account. This is a scam company. Don’t waste your money

Very disappointing and unprofessional experience with this real estate agency.

We paid €2000 to the agents with a clear promise that they would find us a suitable apartment within 3 months at the latest. It has now been almost a year, and we have received neither the apartment nor our money back.

At first, communication was handled by a man named Colin, who was helpful and responsive. However, after the payment was made, he stopped replying completely and we were suddenly handed over to several different agents – none of whom seemed to know anything about our case. The communication became increasingly poor and disorganized.

We were even removed from the app where all previous communication had taken place, without explanation. When we visited their office in person to get answers, no one could clearly explain what had happened or why we were being ignored.

We submitted a written request asking for a refund, and they promised to return the money within 3 weeks – but months have gone by, and we have received nothing.

We feel completely scammed and ignored. This is not how clients should be treated.
Be very careful – they took our money and gave us absolutely nothing in return.
If we don’t get respond we will need to take actions further with police!

Dutchify was the best decision we ever made and bonus we got to work Colin and his team throughout our relocation to the Netherlands. They made things happen that are hard to come by, finding the house in a tight market, a doctor, also a tight market, securing insurance, setting up utilities (through a partner) understanding cultural nuances, and so much more. They navigated us and reassured us when we would get overwhelmed. Colin even drove us to the train station, as we didn't have a car or bike at the time!! The personal attention on WhatsApp helped us feel connected and up to-date. Someone was always there when we needed them and they continue to support us if needed. Definitely recommend!!

Unfortunately, Dutchify didn’t work out as well as I had hoped. In the end, I found the house myself on Pararius after familiarising myself with the city's real estate market. That said, Dutchify was helpful with contract handling and mediation with the other party.

However, I was rather underwhelmed by their overall activity. I expected more engagement and housing offers. Additionally, there were some communication issues—some basic guidelines were not clearly explained to me, which made the process more tedious than it needed to be. I found myself being quite proactive in reaching out.
That being said, this experience took place during a slow period in a challenging market, with housing rules in flux. So, perhaps... that explains the scenario.
In any case, the staff was really friendly and they seem to have a good instructrure for Dutchify.

Our experience is a great dream.
We were not a simple customer, our specific requirements makes problems along with renting situation in the NL. But Colin, and his team were really professional and they found a really nice house in a beautiful area, with all specific requests from us.
reaction were really fast and their system to review houses help us as me and my wife were at different countries it helps us to make fast decisions and get what we want. Also Dutchify team helps us after their work is done and we are really pleased for that. Thanks to a professional team.

Extremely slow and irresponsible. If you really need to find a place fast, these guys aren't capable of doing that, they'll slug out their responsibilities and come up with excuses for their EXTREMELY slow pace.
I feel scammed out of 2000 Euros, which I could've easily used for a month's rent + groceries.
My recommendation: go to FUNDA or PARARIUS and book viewings. Take matter into your own hands.

For an Expat, searching for a house for rent in Netherlands in 2024 is "Challenging" to say the least, especially if you still didn't migrate there and you're without a BSN.
In my case, I only had 2 months to find a home before my moving in the country for my new job, and Dutchify managed to find a great accommodation for myself and my family in a such a very short time.
Their service of going to visit the houses in your place and preparing all the necessary documentation at the speed of light in order to give you priority, were key factors in achieving this feat. All managed by their easy-to-use online interface, and constantly followed by their amazing team.
Yes, this service is by no means cheap, but it's totally worth it, and without it, it would've been next-to-impossible to find what I needed.

They were able to find me a great accomodation in The Hague that met my needs very quickly and always kept me updated every step of the way. When I started my research into moving to the Netherlands I quickly realised that it was not going to be straight forward, it was not going to be easy. Then, by chance I came across Dutchify. It was a game changer!
From my initial enquiry I knew that my move was in good hands. Every detail was taken care of and they fully understood my needs and what I was looking for. I was kept fully up to date at every stage, everything was explained and was fully transparent.

Much gratitude to the entire team who, with great kindness, patience and perseverance, searched for, intermediated and concluded the rental contract for the house in Amsterdam during such a difficult period in the city's real estate market.

I don't think the service was that bad overall, but the response times are clearly too long. Employees lack initiative. There is often formal help, but too little concrete support on site (especially if you have little opportunity to intervene from abroad). The biggest problem is that you couldn't always rely on Dutchify, so the price-performance ratio is rather poor.

The Dutchify team helped us find a very nice apartment in the center of Amsterdam. In addition, they helped with the choice of a school for our daughter. They tried to respond as quickly as possible, sometimes even after working hours.

Nick, Barbara, Mira and Collin did some fantastic work to get me a second apartment for rent in Den Haag under some crunch deadlines. The entire house hunting process with Dutchify is smooth and the team made sure that all my apartment preferences were taken into consideration which was super important for me. I strongly recommend them for a stress-free house hunting experience in The Netherlands.
