"Market rate" increased almost 400%âŠ
The market rate increased almost 400% in three months. Market rate is selling price of a unit on a given day. The selling price of the unit on the date of the charge was much lower. It was not a promotional rate; there was no duration and price at the end of the promotion. It was simply a âdiscountedâ price. Discounts apply to new and existing customers. Disputed charges above the market rate even with a notice of increase. By law a charge can be disputed with the credit card, BBB, State agency, legally: contract requires arbitration and prohibits class action lawsuits but there are ways around that. There was no way to justify selling the unit at a higher price than the market rate. They then refused to take credit card, because of charge back. Demanded cash payment, money orders and threatened to auction items. The scam starts with the arbitrary increases under the pretext of market prices increases exploiting the cost of moving out, economic hardship, etc. Auctioning units has higher payoff.

Mice Infestation at Extra Space in Loomis California with AWFUL DTL Abby Maravilla Customer Service - AVOID THIS STORAGE
Extra Space Storage in Loomis California is aware of a rodent / mouse / rat infestation in customers units but REFUSE to compensate customers for the hours and hours they will have to spend standing in the rain cleaning mouse urine and feces off of their belongings.
They have been aware of the mice infestation and rodent damage for weeks but have NOT alerted the customers in the vicinity to the fact that their belongings are now contaminated by urine and feces and possibly damaged from the mice. If you did not buy their insurance, well you are out of luck (though your rental agreement does say that they are not responsible except in cases of GROSS NEGLIGENCE which seems to be the case when they did not bother to even attempt to seal their units against the elements, with open gaps near the roofs to invite rodents in. They did not tell me when they knew of the infestation and they have even had to switch pest control companies due to lack of control of the situation.
With all of this the manager, Carla, was very helpful and seemed to want to make this right but unfortunately she did not have the authority, so her DTL Abby Maravilla called me and told me that she wanted to have a pest control company treat my unit in depth so that I did not transfer the vermin to a different unit if I moved (I was interested in moving to the new type of units that they have which are not part of their poor quality buildings but separate pods that ARE designed to help keep your belongings safe from outside elements.) Abby avoided making me an offer or deal on a different unit and when I pointed out that this clean up and having to move units is going to waste hours and hours of my time, Abby refused to comp a couple of months of rent to help offset my time loss.
Clearly the higher ups at Extra Space Storage do not care about customers and don't realize the power of online reviews so if THEY won't tell people that mice are destroying their belongings, I WILL.
I'll add more when I don the gloves, masks and use the disinfectant that they do provide for decontamination tomorrow so that I can get to my Christmas decorations. This facility should be absolutely ashamed.

This company is not good at all! My storage unit was broken into on a Tuesday the manager and or anyone failed to call me to advise me about it, it took my coming in on a Saturday of the same week to discover the break in and theft. The manager failed to do a walk through of the facility breaking protocol to look for any other units affected by the break in and call the customers renting said units. For 4 days my unit was left compromised without any contacting me. The manager also lied and stated ge called me when I told him I had no record of his lie he then stated I was on the list of people to call, it diesnt take 4 full days to contact a customer about a theft. He even failed to tell me as he took me up the elevator to my unit that same Saturday i discovered the break in knowing my floor was affected. Even after the fact he failed to file a report and or take pictures of my unit as he should have as a manager. Today's the 7th of December, I have yet to receive a call from anybody at extra space storage regarding the break in at all, not 1 call since November 18....this is unprofessional and negligence and I will have to perspective this court if extra space fails to address the negligence and break ins at this facility. No customer service at all. How am I paying for a unit that gets broken into robbed and ransacked and not 1 person from management can give me a call to address it. I did business with them for 5 years perfectly fine. It went it to new management and now its is pure garbage. This company is public. Do not invest in this company. First of all they charge you $30 when you sign up for a $7 lock that you may not even need. After 4 months they will raise your rent. Mine went up $80 more per month. After 9 months they will raise it again. Everything you ask is basically a " no". They don't want customers. And they do everything to keep the units vacant. Basically management is a wreck. Time and time again people are stuck inside the gate because they refuse to put a sign for customer to pull up to the gate for it to open automatically. Keep in mind they had a keypad for the last 10 years where they removed the keypad and didn't notify how to get out now that the keypad was removed. They all of a sudden don't allow trucks over 30 feet forgetting the fact that Ive been doing 40 foots for over 7 years. When issues would arise customers can request to see the camera footage. That was no problem. But now all of a sudden they can't show you the camera footage. So what is the cameras there for? Can't give a reason for why they can't show footage if anything mischievous happened on the property. Basically, everything is a NO. The worst part is they raise your rent when they show the same exact unit for $200 less online. They know all your stuff is already loaded and take advantage of you. Worst ran company. If you are an investor I would stay away.

Extra Space Storage in Conway, SC has been a great experience. I have been storing my travel trailer in one of the parking spaces for several years at the Conway, SC on 501 location and have no complaints or issues. The staff has been extremely helpful every step of the way. I would stay much much longer, except I have chosen to move my camper closer to where I live.

I had called several times and never got anyone so I went to one of their locations and tried again to find someone to help. I left that day without a storage unit. I called again the next day and got a woman who said I needed to be there in person to complete the application. So I went to the facility on Manning Rd in Enfield CT. No one was there. I walked the entire facility. I did find a very unhappy man there who also was having a difficult time finding the manager. So I went to their facility on South st in Enfield CT and dealt with a woman who said the price changed and was now triple what I was quoted. This is not a place I would trust to take care of my belongings. No sir. Not trust worthy, not professional, and difficult to get hold of at the facility and on the phone. They did me a favor in the long run as I donât need any more frustration trying to work with them

The lack of urgency for free access to our property is unacceptable. The local team seems to have their hands tied and are unclear on when it will be repaired. When I got the storage unit I thought great I can save what I need the unit is $87 a month within 4 months the unit went up to $147. I contacted the facility and was informed that the price I signed up for was an online offer and was only good for the first 4 months. We are now 1 yr as everything has doubled in cost along with the unit which has increased to $257. I am a government employee and am not getting paid at this time I have reached out to the facility and have asked if they are doing anything to assist the federal employees affected by the government shutdown and are unable to pay their units at this time and if they can wave the late fees. Their response was no.
Yet they have on their home page the American flag to support our Troops and Federal Employees who care for our Country.

I am writing as a current customer renting a storage unit for my vehicle at your Jordan Lane location in Huntsville, AL.
Upon retrieving my vehicle, I noticed insulation hanging from the door. Initially, I did not think much of it. However, the following day, I discovered rat droppings in my home garage. This raised concern, and after taking the vehicle to a repair shop, I was informed that rats had nested under the hood, causing extensive wiring and related damage totaling $700.00 in repairs. In addition to the mechanical damage, the carpet inside the vehicle now needs to be replaced due to a strong odor and visible stains caused by the infestation.
I promptly contacted the property manager, who initiated a report, had the unit cleaned, and placed traps. Both traps later caught rats, confirming an infestation within the building. Following this, I requested to be moved to another storage unit.
I want to emphasize that the team at the Jordan Lane location has been amazingâthey have been responsive and helpful throughout this process. However, my concern lies with Brett Rich, the assigned claim specialist. Despite multiple attempts to contact him by phone and email, I have not received any response. I have already requested that another claim representative be assigned to my case.
This vehicle holds deep sentimental value, as it belonged to my late husband. I am extremely disappointed with the lack of communication and follow-up from the claims department on such an important matter. I am now requesting that someone from your corporate office contact me directly to discuss the next steps in resolving this issue.

Worst storage company I have ever usedâŠ
Worst storage company I have ever used they jacked up my price from $122 to $199 for a 10x10 after speaking with them to notify them that I would be emptying my unit by the 3rd of November they told me I wouldnât be charged. I emptied , cleaned and took the lock off my unit and was still charged $199 from my checking account. I called them and spoke to several different people, waited for my refund and finally got it today only for them to withdraw the $199 just seconds after depositing it back in to my account. This place has been a nightmare from start to finish. Never any carts available to haul your belongings back and forth. They leave 4 carts for thousands of units. If you have any problems good luck trying to get someone to help you.
Extra space storage is not good
Extra space storage is a scam. I had my storage for years, then I missed a payment. This new guy at the facility kept calling me and when I told him, I couldn't talk and that I was working, he got an attitude with me. He didn't know the time frame of when late fees are charged and he didn't know the month or days. I had to remind him the day and month. I told him, I was paying on the 5th for the past week. All of a sudden, I log in and I have a lien fee all of a sudden. A $140.00 lien fee. Welp, go ahead and auction it off because it's not getting paid. He did it on purpose. Now, I'm filing all kinds of complaints against this facility. Update: someone called me, they waived the $140.00 lien fee but there were still fees. I told them, I'm not interested in anything to do with them, I no longer care about the storage especially the shadiness that's going on and that they tried to make me pay a fee to use their dumpsters which are located on storage property. Never again!

Get Ready for the Bait & Switch!
Iâm warning anyone thinking of renting from Extra Space Storage in Irvington, NJ. This company operates on the very definition of bait and switch. Youâd think a newer location would want to build trust and keep customers, but instead they pull stunts like this.
I signed up for a unit at what I thought was a fair, clearly listed price. Nowhere did it say âpromotional," it was simply the price shown on their website. But after just four months, they more than doubled my rent. Not a $10 or $15 increase like you might expect in this industry. They literally over-doubled it into the triple digits.
When I asked why, I was told my original rate was a âpromotionâ that had expired. Thatâs funny, because it was never labeled as one. Not online, not in my contract, nowhere. Just a convenient excuse to hike prices once youâre already locked in and all your belongings are stored.
To make matters worse, if you fall behind, they wonât even let you pay your past-due balance to catch up. They say they can't accept partial payments and demand you pay the past-due plus the current month or threaten to tack on legal fees and auction your belongings. Itâs a total shakedown! I've never dealt with larger scammers.
This company preys on trust and convenience, knowing itâs a hassle to move out once youâre in. Itâs greedy, deceptive, and flat-out unethical.
Save yourself the stress and go anywhere else. Extra Space Storage is anything but âextraâ unless weâre talking about extra fees, extra lies, and extra headaches. You've been warned.

I was told by them they couldn't issue a refund I would need to speak to the manager of the store Matt on Monday 10/6. I spoke to Matt on 10/6 he said he would issue the refund, he said he tried to issue it to my card but it declined it. However a check would be issued. 5 to 10 business days. Totally unacceptable! I call the customer service lines to get a resolution ticket numbers produced to escalate the issue to a higher up manager and never given a ticket # and no phone call from anyone to resolve. I have called once a week for the last 4 weeks to get my $187.49 refunded spoke to the manager Matt again today to be told well I can't do anything I am a lowly employee, and we're shorthanded and I can't give you my district manager contact information.
