I think the survey was thorough and extremely helpful especially giving us a breakdown of potential costs and providing lots of photographs. Bob also offered to support us in our complaint to the provider of the foam loft insulation.

Enquired about a level 3 survey for an apartment purchase. Bob replied quickly with a quote and made arrangements to visit the property. Bob kept me updated and sent across the detailed survey report within a week of the visit and was very helpful over the phone explaining it. Bob Hill has just completed a Level 3 survey on a 175 year old house in Cheltenham (which needs a LOT of restoration) and I could not have been happier with his work.

Firstly his price included a complete package, compared to that of his competitors - who add drone footage, repair costs and a rebuild valuation as extra. And Kirkham Pryers price was still the most competitive.

I received a thorough (103 page) report within 1 week and Bob made himself available for a call to discuss all aspects of his findings. He was helpful and patient (considering my lack of experience) and extremely knowledgeable.

I would not hesitate in recommending Bob Hill at Kirkham Pryers to any future restoration house buyers.

Kirkham Pryer carried out a full survey of a Grade II listed house we were buying. We had no idea what to expect but the clarity of detail and ease of reading of the comprehensive report gave us the confidence we needed to proceed with the purchase. We used Kirkham Pryer as both surveyors of our apartment building roof and subsequently in a consultative capacity. This company does not warrant one star. John Bevan made errors in his measurements which prevented us taking our complaint about our windows to court.He then refused to talk to the wi dow company and also wrote at length about a window we had already been refunded for. When I complained he offered me a full refund and then "forgot"to send the cheque. When I asked about it he said he had now decided not to refund me as I had "demanded the refund"!
I complained to the company who again promised to pay and sent me a cheque which bounced . I was promised it would be resent and a week later another one arrived which again bounced and I still havent been refunded. Avoid at all costs.Inept and totally unprofessional is an understatement.

Would never let this surveyor in my house nor would I use Kirkham Pryors services. John Bevan made suggestions that our perfect Victorian sash windows should be replaced, that the house was ‘poorly presented’ (how is even a relevant remark?) given we had 11 offers I don’t think it can have been that bad! He called the extension work ‘shoddy’ (we used Harry Antonious who is a top end builder) and worst of all cost us our house sale by suggesting our house had current movement despite the further investigations of a structural engineer who said that the movement was very historical and was just settlement. John refused to talk to the engineer (why?) and also shared information about a neighbouring property’s issues (which he also got wrong) and in addition shared private information about said house. Unprofessional doesn’t cover it.

When John turned up he was rather flustered, and found the layout of the house surprisingly confusing.

The survey report contained a number of surprising factual errors. For example, in our grade II listed house he considered the front windows to have "a rather poor appearance" because they have a single pane. He recommended the whole windows be replaced.

But the front sash windows are original from the 1840s. There is nothing to suggest the panes are not original too, but if they were changed at some point, it was well over 100 years ago (John was also out on the date of the house by half a century) and well before the house was listed. The panes are beautiful old glass in a set of intact, original sash windows; apart from anything else, replacing them would be a contravention of the grade II listing.

How does a surveyor not know such things!

John Bevan also took it upon himself to poke holes in our walls with a screwdriver. Not just one hole but two in a single location.

In summary: John seemed poorly prepared and lacking in expertise which he compensated for by making 'professional' recommendations which were too frequently just (surprisingly) wrong.

If I buy or sell a house in the future I will not accept Kirkham Pryer as the surveyors.

We recently had a survey carried out by John Bevan of Kirkham Pryer. The report was terrible!

We recently had a visit from a Mr Bevan of Kirkham Pryer Chartered Surveyors, on behalf of the buyers of our property. Whilst the introduction was reasonably pleasant, this is the only positive I am able to take from our experience. Throughout his visit Mr Bevan was totally dismissive of the paperwork that we provided in order to refute his concerns, which included evidence of planning permission, drainage certificates and even building regs. He offered a lot of unnecessary personal opinion on the property and ultimately, his final report which seemed to have include his concerns, DESPITE US HAVING VALID DOCUMENTATION TO QUASH THE ISSUES, cost us the sale of our property. When I called KP to enquire about the survey, Mr Bevan stated that “oh I don’t look through the paperwork” and what we had “looked iffy” (they were the original docs from the 70s!) and promptly hung up on me. I will be taking this further and contacting the relevant ombudsman services to escalate my complaint.
