WARNING!!! wish i could give no stars
WARNING
This is a long read but i don’t want anyone to have to go through this landlord.
DO NOT rent from Housmart/Mr Singh !!
We rented from him last year and what a shit show it was so i just want to make others wary when looking for a house this year/ at all.
mice were a big issue, when moving into the house, my room in particular stank of mouse piss and gave me a rash, Rat poison in a dog poo bag was left on our kitchen table and we had to store all of our cupboard food in sealed boxes and yet we were still blamed for the mice (we found mouse traps from before our tenancy started)
After multiple unreasonable disagreements, we requested for our conversations with the landlord to be in writing in order for us to have what he was saying on record, despite this, he continued to harass us with phone calls and unannounced visits at the door (landlords must give 24 hours notice of attending the property). One of these visits was to collect our old keys and turned into him giving me a racist story and when we moved in he proudly told the lead tenant about a racism allegation he received from a past tenant ( a reason in itself not to give your money to him really)
He is overall just a massive scam and completely unprofessional. He spends the whole tenancy looking for problems and ways to make money from his tenants. He asked us to source a new set of garden furniture despite it coming to us broken, him refusing to tell us how old it is and admitting that it was second hand from his own garden.
most of the house is constructed by himself and the furniture is hand me downs from his own home. stuff is falling apart and he will try and blame you for it at the end of your tenancy.
Overall renting from this landlord will result in a very long deposit dispute* (which we won btw), a year of having to put up with his lies, misogyny, and patronising ways and you’ll be scared of all landlords forever x

We’re disappointed by this "Anonymous" and misleading review. All tenants view our properties and speak with the existing tenants before signing contracts, including seeing the furnishings and overall condition firsthand.
Accusations of racism are wholly unfounded and particularly hurtful given the landlord’s own ethnic background.
Our HMO Licensed properties and tenancies are operated by trained, professional team members and not individual landlords. We take pride in offering a respectful, transparent service, and welcome fair, constructive dialogue — not inflammatory, anonymous claims... The accommodation exceeded expectations with its clean, spacious rooms and welcoming staff. The location was convenient, close to major attractions and transport links. Nirmal Singh is a sly money grabber. Avoid this land lord at all costs he will do everything he can in his power to take your whole deposit and charge even more than your original deposit. Hope this helps.

Yes, landlords can claim more than the deposit amount in certain situations.
This can happen when a tenant's actions cause significant financial losses.
When can a landlord claim more than the deposit?
Damage
If the damage is more than the security deposit covers, the landlord can ask for extra money. The landlord will need to prove that:

Expensive but nice property
I've lived in a room in one of the houses through MSA and the house was really beautiful, new and nice furnishings in the lounge and renovated kitchen (even if my room was a bit outdated I made it feel like home). A lot of problems and issues were fixed quickly, and the company was responding very quickly at the end of my tenancy. I was the last person to move out, and the landlord was helpful and understanding, and replying to emails and enquiries about some of the things I didn't know if they were one of my housemates or their. It was expensive but a very nice property.

An Incredible Landlord
Whilst I was studying in Manchester Mr Singh provided accommodation for me. As a young woman coming from Brighton, my family and I were concerned about my safety. Over that period of time, Mr Singh gave me a room in a mixed gender household and kept in touch in case I was in need. He was inclusive, culturally-sensitive and made me feel safe and respected as a woman.

Mr Singh is a generous hearted man. He knows what’s important in our short & precious lives. He is warm, kind and fair to all. You can be sure to receive a direct response from him always. So, even if the truth is discomforting, he will demonstrate courage and heart in saying what needs to be said. (even if that means he might sound like your father sometimes !!-). This makes Mr Singh a rare man in being willing to live by his principles and all the blessings and sufferings that come with that. Count your own blessings if he comes your way in your life…

Free Advertising Keeps my Rents Low!
I have been using this amazing FREE portal for letting my properties. It is easy to use and helps me keep down the cost of rent's down as I don't need to pay any agents fees at all. This makes a great saving to me and my tenants, especially now as all costs of living are going through the roof.

Very helpful team at Manchester student accommodation. I tired lots of places to find the right accommodation and no doubt in my mind that Manchester student accommodation was the best place I had visited to search for the property for me. Very good communication skills keep me updated when the property will be ready and no pressure. Accommodation is a very high standard for sensible price I would not hesitate to recommend them.

I did used several houses and landlords but the one it came outstanding is MSA my last landlord, superb flat nice deco with all the latest equipment , and the service they provide excellent nothing is a problem at any time very understanding and helpful yes the very best AAAA++++

You will lose money with this landlord!!
Despite the landlord's charming manner, expect to be extremely overcharged come the end of your tenancy. Me and my housemates actually had to go through arbitration just to get a small proportion of our money back. The landlord will charge you for everything he possibly can with little to no warning. A great shame as our house wasn't even in particularly good location for the rent we were paying.

Accepting your OWN confirmation that: -
'Me and my housemates actually had to go through arbitration just to get a
'SMALL' proportion of our money back'
Would clearly indicate that in fact the arbitration (Tenancy Deposit Scheme) you refer to must have agreed with the Landlord?
I am sorry that you feel the arbitration agreeing with the Landlords charges still does not satisfy your frustrations and reassure you that the compliant tenancy agreement & additional documentation that you all signed, do clearly address issues of damage and liability for the tenants and the Landlord.
Unfortunately, if you damage/break it, then you must pay for it.
Great Experience, Very Professional…
Great Experience with a professional Landlord
I had a great experience with MSA, they are professionally ran and focussed on students. Very understanding and respectful of their tenants, they where never overbearing they left us to it. But also whenever we had a problem we just gave them a message and they were in touch right away. Got us a new fridge within 24 hours at the height of the lockdown, with no charge. Also there is great transparency when dealing with them, especially when it came to returning the deposit.
Nirmal also got in touch with us quite a bit over lockdown to make sure we were ok etc. I have lived in Manchester for 3 years as a student and this was my best experience with a landlord.
