I sold my flat through the Chelsea Branch.
I was lured in by the smooth, no rush, seemingly sound, calm peaceful demeanor of a particular staff there. During the sale this continued but I was not picking up on how confused i was about the process. First it was; 'These pleaces are very heard to sell', but luckily he was very familiar with them, then the forms all out of order, then the buyer would dissapear and after months of asking I would got an excuse like; 'oh, my wife was in hospital'. Meanwhile my life was on hold. I was told I couldn't rent while in the process of selling. Only 3 months at a time - which was unrealistic and impossible for my situation. So, I had no income or way to go to see where to move to. I needed this and more time but was under pressure to do the sale fast becasue my lease was declining. I was constantly told things like; "I am worried the buyer will walk away", 'Sorry this is last minute, but the buyer has come to me and said they can only go lower by 45k". At the end of a very messy ending where I still had no home to go to, I got the wrong amount from the sale. I questioned all parties involved including this agent who replied they had no idea. It turned out that they had received their fee (high above other agents) and also billed the solicitor for the same fee again. It was only until I got naother solicitor involved to frighten them that they admitted 'somehow. accidentally' this was the case and they gave it back. EIGHT months after I asked them the first time. It also turned out that this particular agent had worked with this particular buyer before. I got all the sob stories; they are anxious to get it, it would be their home, never before has a buyer put the total amount in ahead of completion. And.. wait for it.. 'I have known you a long time now Kate'. When in fact all of this was a blag. They pushed me, had me confused and I gave up a good home to be swindled down by 40k which was 4 years of living somewhere cheaper for me. For them it was their redecorated bathroom or a new toy car.

The worst

The worst, they don't fix the property after making maintenances after maintenance, they have arrogant nasty workers. When they come to fix, you need to pay the worker. They come to visit the place even if you are mot at home with the spare keys, they still from your house. And is your word against them, and you have no win, i can assure you. Weybridge branch

It’s truly reassuring to know that when you deal with Martin & Co, Huddersfield you can expect a masterclass in how not to take responsibility for your own advice.

Before even moving into their new flat at Gate Residence Ltd, Huddersfield, my friend did exactly what any responsible tenant would do — they checked with their letting agent, Martin & Co Huddersfield, about the parking arrangements. Given that the development has both resident and visitor bays on privately managed land, and that a resident parking permit had already been issued to them, it was entirely reasonable to ask whether a separate visitor parking permit was required.
Martin & Co confidently replied that no visitor permit was needed.

After moving in, my friend noticed that the parking signage around the visitor bays clearly stated “Private Land — Valid Parking Permit Required.” Acting responsibly, they contacted Martin & Co again for clarification. Yet once more, Martin & Co reassured them that no visitor permit was required — that visitors could park freely on a first-come, first-served basis.

Relying on that information, when I visited my friend, I parked in one of the visitor bays. Unfortunately, I received a fine from UK Parking Control (UKPC), who manage parking on behalf of Gate Residence Ltd.

When the matter was raised with Martin & Co, they claimed they had never been informed that a visitor parking permit was required and, in fact, had parked there “many times” without incident. A fascinating standard of evidence, one might say.

It was only when they contacted Gate Residence Ltd (and copied all involved parties) that the truth surfaced. Gate Residence Ltd confirmed that they had, in fact, informed Martin & Co back in 2019 that all visitor bays require valid permits, even naming the Martin & Co staff member who received that communication. Gate Residence Ltd rightly pointed out that if Martin & Co had failed to maintain continuity of information within their own team, that was not their problem.

In other words, the information was there — Martin & Co simply lost it somewhere between 2019 and the present, and then confidently misinformed their tenants.

Even after this, Martin & Co refused to accept responsibility, choosing instead to advise that “the signage should have been read.” Ironically, it was because the signage was read that my friend asked them twice for confirmation — both times being reassured incorrectly.

Frankly, even children know how to admit when they’ve made a mistake — even kids do it better.

Martin & Co Huddersfield have truly redefined professionalism — blending confident misinformation with a steadfast refusal to accept responsibility. Their internal communication may be patchy, but their ability to shift blame is seamless.

If you’re seeking a letting agency that can assure you of one thing while proving another, and then gracefully step aside when consequences appear — Martin & Co Huddersfield are your perfect choice.

Throughout 2023 and into early 2024

Throughout 2023 and into early 2024, my family was subjected to a sustained and deeply distressing pattern of intimidation and harassment by Martin & Co Exeter. This included representatives attending our home outside of business hours to shout abuse at my partner on our doorstep in the presence of our children, harassing members of our family, and deliberately inciting conflict with neighbouring residents. This conduct was wholly unacceptable and ultimately forced us out of our rented home.
In March of this year, we pursued legal action for unlawful eviction and were successful. The court found that Martin & Co Exeter had breached the law on eleven counts, including the falsification of accounts to fabricate rent arrears. Despite this, they have still failed to pay the compensation awarded to us and to our family members for the harassment they endured.
We were responsible, reliable tenants who paid our rent and took good care of the property, we even received written feedback from Martin & Co praising our care of the property. In stark contrast to this, Martin & Co abused their position of trust in a manner that caused serious and lasting harm to my family.
The stress, fear, and disruption inflicted upon us is inexcusable. I will continue to speak openly about this experience so that others will reconsider placing their home and security in the hands of this company.

Find another letting agent

These guys are scammers. Do not even bother getting professional cleaners. They WILL make you pay for 'their' professional cleaners regardless. When we moved in, we had all these email trails of us mentioning the stained mattresses and asking them to clean it prior to us moving in. No action was taken. When they did end-of-tenancy inventory..wow did they act surprised about the mattress..asked oh why didnt you report some minor issue in the toilet (this was an issue prior to us moving in already). I worked at WHH when I lived in kenmore place (mostly managed by Martin&co), and my colleagues who rented with them, went through the similar issues. At that time, this place seemed like the only decent flat for most healthcare workers, but now i will think twice before renting with them. This happened in early October 2022.

Avoid Martin & Co Oxford – unprofessional, misleading, and stressful tenancy experience

Our tenancy with Martin & Co Oxford has been consistently disappointing and stressful. Key issues included:

Rent Scam Attempts: They demanded rent increases without formal notice or contractual basis, misinterpreting clear contract clauses and threatening to charge higher rent months before it was even due.
Inaccurate Inventories: The check-in inventory was incomplete and incorrect. The property was dirty on move-in, and no agent attended to document its condition, leaving us vulnerable to unfair deposit deductions.
Maintenance Failures: Repair requests were ignored for weeks or months. Even basic issues required repeated chasing, and their contractors often did poor-quality work.
Unprofessional Communication: Responses were slow, dismissive, and showed a lack of understanding of tenancy law. When challenged on incorrect rent demands, they shifted explanations repeatedly rather than admitting fault.
Stress and Disruption: Their actions caused significant anxiety, wasted time, and financial uncertainty throughout the tenancy.
Overall, I strongly advise avoiding Martin & Co Oxford. Their lack of professionalism and misleading practices created a tenancy filled with avoidable stress and problems. Choose an agency that respects tenants and understands basic property management and contract law.

I could give zero stars if I could!

Martin & Co Leamington Spa attempted to deduct 90% from my tenancy deposit based on fabricated and dishonest claims — including a "hole in the wall" that didn’t exist, carpet stains that were clearly documented as pre-existing, and a cleaning charge despite the check-out report stating the property was “cleaned well, my favourite was £175 for gardening for 'half of days work' to the 3m2 back garden where grass was cut week before we moved out. What type of gardener do they use which charge 175 for HALF of days work?!

They ignored emails for weeks, then suddenly invented these claims after I escalated the dispute to the Deposit Protection Service (DPS which meant I need to get Solicitor involved).

Funny thing is that the day after we moved out, their own 3rd party company came and did inspection, produced a report that literally said 'property is cleaned well'. 3 weeks later I found out that there is hole in the wall, stained carpets and other major damages that suddenly appeared and their greedy landlord wants most of my deposit.

When asked to provide evidence, they submitted nothing — and the DPS refunded me full amount by default because Martin & Co couldn’t back up a single claim.

Their actions caused unnecessary stress, delays, and legal hassle — all in an attempt to exploit the deposit process and intimidate me into accepting false deductions.

This was not a mistake — it was a calculated abuse of the system. Tenancy in Warwick ended 28th of April 2025 and only today 15/07/2025 I got my deposit money back

I’ve filed formal complaints with The Property Ombudsman, Propertymark, and Trading Standards, and I will encourage other tenants to do the same.

If you’re thinking of renting through Martin & Co Leamington Spa — document everything, expect dishonesty, and prepare to fight for your rights.

Avoid them at all costs. I saw there on Google that they play stupid and reply to 1 star reviews that they have no record of tenancy. Well we lived in Warwick, CV34 area for 1 year Serena Nun was the property manager, Lieann Robinson their administrator that we mostly contacted with during tenancy which were also useless. If anything breaks, good luck trying to get it to sort it out.

I will be taking this further to property ombudsman.
Don't rent through these scammers unless you absolutely have to.

Extremely disappointed with Martin &


Extremely disappointed with Martin & Co. After moving out, we were charged an excessive cleaning fee, despite the flat being thoroughly cleaned by two people over an entire day. Minor issues like light dust were cited. I provided evidence from move-in showing the property wasn’t cleaned or freshly painted, yet we were still charged for both. It feels like we’re being billed for improving the property.

When I moved in, the landlord openly admitted the flat hadn’t been painted and assured me I could do what I liked with the walls. Despite that, I treated the property with care and made no changes. After being a reliable, respectful tenant for several years, I was shocked at how unreasonable they became over the deposit. It’s clear they expected me to return the flat in better condition than I received it.

The checkout report flagged only minor wear and cleanliness issues—many of which existed at the start. I even emailed the agency at move-in with photo evidence of dirt and incomplete paint missed in the initial inspection, which was ignored.

In the end, both landlord and agency seem to have used deposit deductions as a way to fund improvements. We feel scammed and deeply disappointed.

Not proactive at selling

My house was on market with Thame branch for two months with not one viewing. Took ages to get a for sale board put up. Excuses from the agent were that properties in my village are difficult to sell as we don't have a train station or mains gas. No attempt by the agent to be pro active, they just waited for enquiries through the online portals. Wouldn't contact potential buyers registered with other local branches which I suggested when the agent asked me what I wanted him to do, along with doing his job. Promised to call me weekly with updates, but avoided me as nothing to say that I couldn't get myself from data regarding Rightmove traffic on my house.
To add insult to injury, there is a leaflet through my door today from them.

The worst agency ever

The worst agency ever. They will not fix anything you ask for, lying for over 2 years to do something with the mould in the apartment and at the end of the tenancy they will took all deposit you have. Communication is very poor.

Sold our house through Martin &Co


Sold our house through Martin &Co Hanley branch they made it very easy to organise the viewings and explained everything and what was happening at every stage, if you lucky enough to have Lyn as your point of contact you will have excellent service as our buyer was quite difficult as he changed to a company and changed mortgage and solicitors which complicated the whole process but she kept chasing everyone for us and kept us updated at every point we were so grateful to her she was a god send we would certainly recommend Martin and Co Hanley branch

I had considered another estate agent a few hundred yards away, but it is never open. I then called at Martin and Co. That right choice.
I'm moving away from the area soon, and will be using this firm to sell my current house.

I had Martin and co

I had Martin and co, high field road, Blackpool as my estate agent to look after my rental property. Faye strutton set up my inventory and initial set up was ok. The tenant soon started to break up things ( within 6 days). When I spoke to Faye about the damages she would always argue the toss with you. They are not interested as long as they get their money. After 7 months the tenant had damaged enough of our property and decided it’s time to go. Throughout Faye and Hayley checking the property after the tenant left, they missed so many broken things, as they were too busy laughing at a antique roll top desk, that seemed to amuse them. They sent me live videos and they were laughing about the desk. Thus not spotting all the other damage. I put a claim in off the tenants deposit, and managed to get just over £100, instead of the £800+ I should have got. Ripped carpets, damaged flooring, the oven door completely snapped off its hinges and more. And they had the cheek to ask if I wanted to let it out again. As soon as I said no, they treated me very badly. Even though we still had a case ongoing with the tenants deposit money. Hayley has a tendency to talk to you very badly when no one is is the office. I had this a very times. All in all these jokers cost me more money and agro than it was worth renting out my property. Steer clear from Martin and co, high field road, Blackpool.

Fantastic experience with Martin&Co

We have just sold our house through Martin&Co and have had a completely positive experience throughout. The estate agents regularly kept us updated during the whole process and were consistently prompt and professional. Both my husband and myself were extremely grateful at how straightforward they made the sale and how smoothly it went as a result of excellent professionals. We would recommend Martin&Co to anyone wanting to sell their home, and would undoubtedly use them again in the future.
