Very poor
We rented for several years with Olivers. They very poor and we've rented in London for years. Wouldn't ever use them again. They promote Kentish Town as a haven for professionals. It's not. Ask the locals.They really dont care about tenants. We had so many of the same problems others mention here because there is no action to do repairs,even serious ones and we had to wait a long time for things that caused us a lot of inconvenience. In the end we had to pay for a locksmith because we didn't have a front door lock that actually worked and they didn't act because said it was us that had damaged. They said they'd charge us for most repairs in fact. Which should have been done by a even a mediocre landlord.
So we recognise all of the negative comments others have made. The sooner no fault eviction laws are passed the better. We also found 2 of the male agents to be aggressive and made a point of recording all calls and interactions.

Steer clear if renting
Had to wait a long time to write this as Olivers delayed repaying our deposit and we didn't want any more distress as we're out of pocket.
Seems like buyers and landlords are very happy - presumably the profit margin is higher. But renters are having the same problems we encountered.
The previous tenants popped by to pick up post once we'd moved in and gave us the horror list of what to expect.
They were so right.
Furnished property with white goods. Washing machine constantly broke down and flooded - they told us we must be using it wrong. It was our fault and we needed to pay for damage to our flat and all the people underneath.
Like we don't know how to use a washing machine.
Very bad mould and damp probably because they refused to send p.umbers out. When moved in we were overrun with mice which never went away. Shower kept breaking down . Fire alarm system that was faulty.And more.
They refused to answer complaints. No answer to emails or a short response saying they would call and never did. We had to get advice from the Camden Council team that helps landlords not complying with the law. Oliver kept blaming everyone else from us to the building freeholders to the landlord.
No single person seemed to be the property manager.
We have also read about the owner and previous court cases which are in the public arena ( we wouldn't post unless so). Landlords clearly want an intimidating approach.
We wish we'd contacted Camden Council earlier. Strongly recommend every who has problems like we did does this.

Don't respond to multiple emails always claiming the landlord wasn't getting back to them.
Felt very intimidated by certain staff who kept inferring if we didn't like the flat we could move because it's so easy for landlords to rent out in this area.
We're really pleased to have stopped renting through them.
Renters beware - ask if there are any disrepair issues affecting properties.
If we'd known we wouldn't have moved in.

Efficient, empathetic, professional agent
Rodney has been quick and efficient, and brought our months-long search for a 2 bed rental to a close, this week. We couldn't be happier and can't wait to move into our new place. Having had lengthy conversations with our new landlady also, she feels strongly that Rodney always brings her great prospective tenants when she needs them, and she reflected back to us our own experience of him as a candid, efficient and professional agent. Dissapointed and let down ...
As a long-term resident and tenant within Primrose Hill, I find myself in a distressing situation that highlights the negligent of this agency (Olivers Town Estate Agents /Kentish Town ) and the exploitative nature of some landlords and the dire consequences it has on the lives of tenants.
For the past eight years, I have resided in a 2-bedroom basement flat within Primrose Hill.(Very expensive) Unfortunately, over the past year, I have experienced a persistent leak within my living room wall. What started as a minor inconvenience has escalated into a severe and hazardous situation. The wall is now covered in black and orange damp, with mushrooms thriving in the corners. Iâve been living like this for over a year and with water going through live electrical sockets .
Despite numerous complaints, the communication from both the management and the landlord has been abysmal, with each party blaming the other for the lack of action taken.
The wall was painted over the leak once because they wanted me to renew my lease with an increase of course . and last month they came to clean it because it has been reported to the council and they were doing an inspection .Needless to say that the wall is back how it was .
This lack of responsibility and accountability has left my family, in a state of constant discomfort and concern for our health âŠ.plus my allergy to mold that they keep ignoring . Despite my repeated attempts to seek assistance and resolution, I have been met with complete disregard and have been pushed aside by both the landlord and the management team.(its too obvious they want me out to rent it at a higher price) It is disheartening to realize that my concerns for the health and safety of my family, as well as the damage to my personal property caused by the damp, have been met with silence and indifference.
What makes this situation even more unbearable is the audacity to demand a £600 increase in rent pcm, despite the deplorable state of the property.
I have in writing that work will be carried out if I decide to extend the contract. By the sound of it if I do not ,they will leave me and my family as is until we move out .
Such a steep increase is unjustifiable and demonstrates a greedy mentality that takes advantage of the current rental market, where demand often exceeds supply. The management at Olivers town have shown no supportâŠâŠ as their client is the Landlord âŠ.not the tenant.

WARNING TO ALL, DO NOT RENT WITH OLIVERS TOWN.
We had the unfortunate experience of renting with OT. Below are just some of what we had to deal with
1. Left without a fridge for 6 weeks. Even after using their own property management forms they were slow, and frankly uncaring, in replacing the fridge.
2. Left without hot water for 8 weeks. 8 weeks. In the middle of winter without hot water. They (we dealt primarily with David) were again slow and dismissive of the issues and constantly tried to shift blame for the issue. We ended up organising the repairs ourselves after many, many, stressful calls/emails.
3. Rented a property without the legal HMO license for over 18 months.
4. Used intimidation and aggression to try and bury the issues we brought forward in efforts to cover their tracks. Stephen and Rodney in particular were condescending,threatening and dismissive toward us and our valid concerns.
Stephen would not wear a face mask ( or even take off his shoes) even with the knowledge that we were all medical students. He also decided that filming us in our own home was the most professional route to take when asked to honour very simple requests.
Deciding to rent with them is ultimately your choice but beware (students especially) as your experience may be as bad - if not worse- than ours was.
Excellent service from Stephen Codner and the sales team
Stephen and the whole sales team at Olivers Town were extremely supportive to me during the sale of my flat. I was still shielding at a time when thoughts of Covid had become a thing of the past. They took great care to make the viewings safe for me, and to schedule them at times that fitted around my working from home. The whole process could have been deeply stressful, but instead felt totally possible. Stephen was forward thinking and proactive and kept me in the loop at all times as matters progressed towards completion.
This is by far the worst letting agentâŠ
This is by far the worst letting agent I have ever had. When looking for a property to rent, they were very helpful and proactive. Once you signed a contract, it was like you didn't exist. Would ignore important maintenance requests for months, and you would have to call every day for two weeks to get any kind of response. Trying to email them? Don't bother, they won't reply. We were left without a working fridge for THREE MONTHS due to their negligence. That is entirely unacceptable. On top of this, when an old piece of furniture broke, they demanded that we replaced it, even though we had only been there a month, and the furniture was old and cheap. When we asked for references for our new landlord, they refused to provide them until we called several times to ask why not - turns out they just didn't know what they were doing. Finally, they tried to take £400 from our deposit in order to paint two walls, fix light fittings that we asked them repeatedly to fix during our tenancy, and fix furniture that was broken the whole time. We had to go through the deposit protection scheme to get our money back, as they took nearly three months to return our money, and were unable to provide proof for deductions from the deposit. When I say avoid at all costs, I mean it.
An Expert Team
Iâve had a fantastic experience selling my house with Oliverâs Town who have such a long history of selling in the neighbourhood. They have terrific local knowledge and are truly professional in every way. Theyâve given great advice and are all the staff have been incredibly attentive and considerate at what can be a truly stressful time. there was great interest in the house and the campaign finished after 2 weeks with an amazingly successful result.

Unable to put NO STARS - Appalling and disrespectful to Students!
I have just received a phone call from my daughter, a 4th-year medical student and tenant of Oliverâs Town, in Kentish Town.
She was shaking, almost in tears and needed to speak to someone.
As a student, she felt intimidated, vulnerable and bullied by the agent, Stephen. He was belligerent and threatening, for no reason. He rang the doorbell and waited no more than 2 minutes before entering her home, with his keys. Among other things, he laughed in her face as she tried to accommodate him showing Surveyors and potential buyers around. I tried to speak to him, via her phone, to let him know that making a student feel intimidated, in her home, is serious and unacceptable, he failed to address my issues and proceeded to record my conversation????
Her whole experience at their hands has been one of distress and apprehension; she went 6 weeks with no HOT water, without urgency for resolution from them.
I wish I had more time to get information from her, of all the disturbing incidents she and her flatmates have experienced, in less than a year; however, she is in the middle of studies and already put out by the emails and unnecessary disruptions she has to deal with, due to their disrespect and rudeness towards students.

My house was sold by auction yesterday through Olivers Town. It took one month from start to finish and the whole experience was 100% positive.
Everyone that I dealt with at Olivers (Stephen, Charlie, Nikita and Oliver) was completely helpful and charming, always available and gave invaluable expert spot-on advice.
It has been an absolute pleasure to get to know them and I recommend Olivers Town wholeheartedly.

We were tenants for one year and had Olivers Town as our property managers. They were absolutely appalling. They never answered emails or returned any phone calls regarding needed repairs, and completely ignored anything that we submitted through their repair portal, Fixflo. Any time anything was needed from them it was an absolute nightmare to even get them to pick up the phone or answer an email. When we gave notice, they never acknowledged it and left us hanging for three weeks, until we finally were able to locate the landlord's contact information and contacted them directly. We have now moved out, over a month ago, and they still have not returned our deposit, despite many calls and emails, and their own admission that there was nothing to deduct from it. I suspect that we won't get anything back until we file a dispute with the Tenancy Deposit Scheme. Truly shameful, avoid at all costs.
