Very quick process from booking the valuation to receiving the report

Valuation was 35k less than the districtt valuer last year I don't understand why and when I phoned I wasn't given an explaination

I was bit nervous after reading previous reviews but still went ahead with Pinnacle and my experience was really great. The appointment was quick and review was thorough. The surveyor has visited on time and he checked all required documents and provided valuation report next day.

Very communicative and quick. I had a delay with the original date from the sellers side but once the survey took place the report was returned within 24 working hours! Very happy.

Easy to deal with and always in communication with you

Dreadful company incompetent staff, reported them to RICS due to their incompetence! Be warned this company fail to grasp basic instructions and will no doubt end up costing you a lot of money. The CEO is a complete liar - you have been warned avoid at all costs - I can see my review is not the only negative review, don’t waste your money go to a proper company!!

They were supposed to do an appraisal of my house, which is only two years old — new construction. I’ve invested over 20,000 in the interior design and finishing. A grumpy man showed up, took one picture of the ceiling and one from the outside, and then left. The appraisal came out 50,000 below the market value. I laughed at them and ended my relationship with the bank that had hired him! Absolutely unprofessional attitude!

AVOID AS UNDERVALUE!!! Property had a guide price between £325K and £330K by two agents agents. Pinnacle Surveyors valued it at £285k!!!! THEY'VE NO FACTS TO BACK THIS UP EITHER AS COMPARABLE PROPERTIES IN THE AREA GIVE IT A VALUATION OF £320K AS DO RIGHTMOVE. This has screwed things up as the buyers lender will only lend based on this report. Worst thing is he was only here 10 mins and not even a local surveyor with HQ in Derby. I've since been told I could have refused them and insisted on a local surveyor. Nightmare!

On 30 July 2025, I had a homebuyer survey carried out by Mudassar from Pinnacle Surveyors Ltd. His manner was curt, and he was reluctant to answer reasonable questions. The experience came across as disinterested and unprofessional. I would be hesitant to use this company again.

AVOID. Terrible company that double downs on errors. 6 bedroom HMO with 6 bed license (historically and current). Bought as a 6 bed clearly can be seen online. Had 1 front room with sofas in but valuery Toney carey wrongly values property as a 7 bed. Thousands lost in fees, remortgaging and time wasted. Company does not allow person paying for valuation to speak to valuer so once error is made it's near impossible to change. So many better alternatives. Now awaiting litigation processs

An incredibly dissapointing & inaccurate service provided. I employed Pinnacle surveyors to complete a shared ownership valuation on my property as part of my terms of sale. This valuation came in at £15000 less than current market prices. When I used a valuation challenge I was told no evidence was available to support the expected price. Over the following 2-3 days following discussions with local estate agents plentiful evidence was provided to support a higher valuation, which whilst honoured by my surveyor, was not my responsibility to provide. Should I have taken her initial explanation for the valuation as truth, I would have lost significant revenue when selling my property.

Pinnacle Surveyors were great all around. Easy to get a hold of and everyone I spoke to was very nice and helpful. Our surveyor, Dan, was great - very thorough and he gave us a call to explain what he had seen and answer any questions. They also delivered on their expected timings, both with carrying out the survey and with the report. I would use them again and I'd recommend them. I'll note that we had a level 2 survey done, so I can only speak to that.
