Constantine Alexandrou at YVA in North Finchley acted as our solicitor for the recent purchase of our first home and he did an outstanding job guiding us through the entire process and ensuring everything went smoothly. I recently purchased a property with the help of YVA Solicitors, and I couldn’t be happier with the service I received. Joanna was exceptional from start to finish — professional, knowledgeable, and always quick to respond. She made a complex process feel smooth and stress-free, keeping me updated at every stage and explaining everything clearly.

Don't use this company! Utter shambles. They delayed a chain of house moves, breaking contracts, due to not organising themselves even with 10 days to prepare. Resulting in people having to stay in hotels. Unprofessional and shambolic.

Excellent service from Judge-Maan. Very calm and reassuring. He did our sale of a leasehold flat with un-coperative managing agents, and our house purchase. Would use him again. One year later he promptly dealt with the service charge retention.

We have recently completed the sale of our property and the purchase of another. Last year we had an incredibly poor experience with another firm of solicitors, leading to the collapse of our chain. So this time, we were very cautious about finding a reliable and pragmatic solicitor to undertake the conveyancing. The difference could not have been more stark. Our conveyancing was personally handled by Paul Yiannakas, pretty much throughout. Paul was incredibly helpful and pragmatic - what was particularly reassuring was how personable and communicative he was. Paul answered emails almost instantly and nothing seemed to be too much trouble. The whole team seemed to work together in support of our case. We were recommended YVA by friends and it proved to be a good call.

Ana-Maria: A second to none Solicitor

I'm pleased to write this review about Ana-Maria who executed two completions recently. The first one was a remortgage of a buy to let and the the second one was completing a new purchase. Her thoroughness and attention to details attest to her deep knowledge and exquisite skills of the profession. She dealt with never ending obstacles and complex dealings with other parties with patience and professionalism. She alleviated a lot my concerns and responded to all of my queries with openness, clarity and genuine interest to achieve success.
I have no doubt that will continue to work with YVA solicitors through Ana-Maria in the future and I cannot recommend her enough

I was quoted 360 for a full will. I got a very rough first draft from the only person I ever saw there; a trainee.
On not hearing anything for ages I went elsewhere.
Eventually I got a invoice for the full amount. I'm 69 and reckon she was @22. I felt she expected me to present her with a perfectly detailed will with no guidance whatsoever. So, she could the type it up for her fee. Very unconcerned and uncaring attitude. Do NOT recommend

Right from the start, I had a very good experience with YVA and in particular Paul Yiannakis, my conveyancing solicitor.
From the start I felt that Paul was efficient, respectful, extremely knowledgeable and helpful.
He was very supportive and straightforward throughout the process, giving swift and thorough answers, plus detailed, firm and eloquent responses to unreasonable emails that made me feel bolstered. Paul worked well with myself and the Estate Agents. He really listens and is a great collaborator.
This made the whole experience go through smoothly and it was so much less stressful than it could have been.
In short, I felt that the YVA Solicitor ethos was extremely decent and I would thoroughly recommend them!

We recently used YVA Solicitors for both the sale of our old home and the purchase of our new one, and we couldn’t be more pleased. Ana-Maria was excellent in every way. She was incredibly considerate of our mobility needs, arranging for all documentation to be handled remotely, which made a big difference for us.

We finally completed on our sale of a flat after 6 months which at times was going to fall through. Our solicitor Imaan was very inexperienced and unprofessional in his dealings with all parties. His language and tone of his email communication caused a rift with third party which contributed to part of the delay. He was often unaware of the documents in his possession and repeatedly requested them as well as sent documents around without checking for accuracy or completeness. He was unaware of the information in the deed and therefore unable to communicate what was needed by the buyer. He shared confidential information to third party which caused us more problems. He didn’t know the difference between ground rent and service charge. He was very reactive and never followed up or communicated progress and was unaware of the buyers solicitor downing tools and waiting for his response. He requested payment midway through the process and refused to continue as he was concerned the sale was going to fall through. We contacted his mentor for support who didn’t respond to us at all.

Had the pleasure to work with Constantine on two separate occasions now. Both have been accurate, fair and prompt! Grateful to have met him and look forward to working together on new projects!

Judge-Maan was a calming influence during an otherwise stressful time. YVA solicitors were our local solicitors and the reviews we got from local business were "its very good, but a bit pricey" upon getting quotes from a number of solicitors it was clear that they weren't any pricier than a lot of the solicitors we looked into. we had a fairly complex sale that also involved the purchasing of a property and the renewal of an existing lease. on top of this we were also dealing with some incompetent solicitors at the foot of the chain we were in. throughout the process we always felt better when speaking to Judge who was always clear with us on the processes and stages of the sale and purchase. The only reason I have not given 5/5 is that there were some instances where Angela (who was doing the lease renewal) and Judge (who was doing the sale and purchase) didn't seem to be communicating that well and we seemed to be the go between despite them being in the same office. I would however use YVA again and recommend them to anyone who asked.
