A pleasure to deal with
A pleasure to deal with. They responded to my enquiry promptly and explained what I would need and the costs incurred. They turned up to do a full and concise survey which took a while, but did not get in the way of my working day. Once the report was done and paid for, it was sent immediately. Definitely reccommend!

Super helpful and answered all of my questions quickly. Very quick and easy to book an appointment. Extremely thorough report given. I asked for a refurbishment asbestos survey and the whole thing from start to finish was exceptional. I did a LOT of research on numerous companies, which will hopefully save you time. 1950's bungalow survey
The survey was turned round quickly and efficiently. It confirmed the presence of asbestos cement roof sheeting over the garage but more importantly has provided reassurance that other items such as textured ceiling finishes are clear. Well worth the peace of mind.

Very quick and thorough. Asbestos found in property but all low risk if not tampered with. Also quoted for removal should we choose/need it. Given us peace of mind. Would definitely use again.

Completely missed "obvious" asbestos in my roof
I'm having to revise my feedback from 5-star to 1.
I paid AC&MS for an asbestos survey, which was not cheap, and for the removal of all the asbestos in my property, and was left under the impression that my property would be safe to live in after they had done their job.
Instead, I have since discovered that they completely missed the asbestos in my roof, which is now costing me dearly and might or might not have compromised my health.
The leftover asbestos was discovered by my roofers, who are also qualified for assessing and managing asbestos, and who stated the presence of asbestos in my roof was "obvious".
I've tried getting in touch with AC&MS about this and they didn't even bother to reply to my e-mail.

Hi Chiara,
Firstly i would like to point out that you only made contact with us two days ago, and unfortunately all of our management team, including directors have been out on site, and this is the first chance that i have had to review your accusation of missed asbestos. The asbestos items that you have shown in the photo are on the ridge tiles on the roof. There was no scaffolding to the roof when we carried out the survey, and it would simply be irresponsible and extremely dangerous to climb up onto a roof that has no scaffold or edge protection. These vents that sit on top of the ridge tiles to the roof are simply not possible to see from the street level. Therefore not obvious as you state. I agree they are probably obvious if we were able to access the roof, but as aforementioned not obvious from street level. Therefore i am sorry you felt the need to change your rating from 5 stars to 1 star but to be completely honest i am not holding my surveyor responsible for missing such items. Its a shame that i cant add the photo of these ridge tiles onto this portal, as this would show all of our other satisfied customers exactly what it is we are being accused of missing. You also only instructed an asbestos management survey, which we did. Whereas you should have instructed a refurbishment and/or demolition survey, knowing that you were undertaking extensive refurbishment and/or demolition works. For the works you are undertaking, it is a legal requirement to carry out a refurbishment and/or demolition survey for such works.
As for the removal of these asbestos vents costing you "dearly", all that was needed was a phone call with me and we could have undertook the removal of these asbestos vents for approximately £100.00, providing the roof is scaffolded and safe access is available. As for compromising your health, these vents are asbestos cement, and are located externally on the property, so i struggle to see how this compromises your health, but it would appear that you would be happy to compromise my surveyors health by climbing onto a roof with no protection.
