Find something else than Balder.
At first, I hesitated to write this review, wondering whether I was overreacting. After reading through similar experiences from other tenants and recognizing the same recurring issues, I decided it is important to share mine.
To be clear, my intention is not to damage Balderâs reputation â they are fully capable of doing that themselves. My goal is to provide transparency and an honest account so future tenants can make informed decisions.
The biggest shock was the financial outcome: I lost 45,000 DKK from my deposit and was charged an additional 25,000 DKK. And before Balder replies that they do not profit from repairs â while that may be their official position, the result is that tenants end up financing significant upgrades that leave the apartment in better condition than when they received it.
I lived in a Balder property near Amager Strand for five years. The only reason I stayed that long was the location â close to green areas and the beach. Based on my experience, I would not recommend Balder to anyone. I consistently advise international colleagues moving to Denmark to consider other options.
Pros:
Large green areas nearby and close to the metro.
Good apartment layout.
Very good insulation, both soundproofing and protection against cold weather.
Cons:
Poor maintenance
We reported a leak in the bathroom that was causing mold. The first attempt to fix it consisted of simply painting over the affected area. After a second report, someone came, identified the issue, and stated it would be resolved. Six months later, when we moved out, it was still not fixed.
Cleaning standards
A cleaning crew was supposedly assigned to the property, but the only noticeable sign of their presence was the smell of dirty mops. Staircases and trash chute areas were never properly cleaned â at most, there was a superficial mop. Sand and dirt were consistently present.
Low-quality interior materials
Many materials inside the apartment were clearly low-grade. Surfaces discolored easily, and even minor water exposure stained windowsills. We were charged the full replacement cost of a discolored kitchen table, despite explaining this was normal wear and not physical damage. The only justification given was that it did not look the same as when we received the apartment, therefore full replacement was required.
Unjustified repair charges
When we moved in, there was already a dent in the floor from a previous tenant. We accepted it as minor and did not raise an issue. Upon moving out, there was a separate dent we were responsible for. The craftsman repaired both, but we were charged for both repairs. When I requested detailed clarification on the invoice, no further information was provided. This raises concerns about whether the previous tenant was also charged for the same issue.
Moving out and deposit practices
If you move into a Balder property, you should realistically assume that you will not recover your deposit in full â and you should be financially prepared for additional charges of 15,000â20,000 DKK.
We were charged for:
Discoloration of the countertop.
Additional cleaning.
Full repainting of the apartment (15,000 DKK), despite being told during the move-out inspection that only one wall required repainting.
This message is for you, foreign that is looking for an apartment, avoid Balder, unfortunatelly the housing market is really bad and you might feel forced to go with Balder, so godspeed.
