Terrible company that Live I the 17th century. They are extortionists, rude, never answer call, emails letters etc. Try to avoid them at all costs. Thanks you have been warned of my true experience

We have recently got rid of this dreadful company after 6 years of utter mismanagement. They don't answer letters or emails, they don't deliver on services, and their accountancy practices are highly dubious. Four years ago we had a sinking fund of over £2000 (we are just 8 houses) but just before we fired them, they told us there was no sinking fund left! This made us see red, and we started an official complaints procedure after which they reluctantly handed back half the money, realising they were potentially in deep trouble.
This company is not to be trusted on any level. Avoid them if you can, challenge them if you can't. Ask to see bank statements so you can see what they have been doing with your money.

They told me that they were restructuring the business and wouldn't be managing my property anymore but had passed it to another company. I was due to get the property back on 18 April but the current company say they have a contract until 2021 and will not give it back.
There must be numerous people in this predicament - any ideas on how I move this forward please?

This company sells itself as a property management company and acts as agent for the management company of my holiday flat in Falmouth, Cornwall. Unfortunately it is not very good at management. It is little more than a glorified estate agent and an extremely poor one at that. In fact it appears to know little or nothing about managing property. How do I know this? I've been in property development and management since 1991 and know the business inside out. They are an utter shambles. Since I began dealings with them in 2011 they have tried to bill me for service charges in the years prior to my ownership even though they stated on the enquiries before contract that there were no arrears. I put them in the Couny Court for that and they had to cough up. Then they tried to charge me twice for some maintenance work when I had already paid. They blamed their bank. They'll blame anybody but themselves. I complained to the property ombudsman and although the complaint was upheld I got no financial compensation. They send out bills, eg for the annual insurance, without giving sufficient info which means you are unable to calculate your share. This breaches the Landlord & Tenant Act 1985 but despite being reminded they still refuse to comply. Their latest stunt was to try and charge me for a whole year's service charges up front which is expressly forbidden by the lease. There are other issues too numerous to mention but basically they are administratively incompetent. They don't seem to understand that I, and the owners of the other flats in the block, actually employ them. They don't seem to understand the master/servant relationship at all. Utter shambolic company. Continual harassment. If your block of flats is managed by Belmont the only solution is to get their contract cancelled and place the business elsewhere.
