I recently viewed a property and was welcomed by Abbie Larton, and I had a very positive experience. She was professional, knowledgeable, and genuinely helpful throughout the viewing, creating a relaxed and stress-free atmosphere. Her clear communication and friendly, approachable manner made me feel well-informed and comfortable, and she represented the company exceptionally well.

I think, ultimately, I got what I paid for with Ben Rose Estate Agent. They are fairly cheap and cheerful and, in that respect, they do what they say on the tin.

That said, the service was very hands-off. I often had to chase for updates rather than being kept informed, which added unnecessary stress to the process.

On the day of completion, although the monetary transaction had completed by around 1pm, I didn’t receive the keys until around 4pm. When I queried this, I was told it was because they had other completions taking place that day — which didn’t feel like a particularly customer-focused explanation.

Would I recommend them? No. If you’re confident managing much of the process yourself and are primarily motivated by cost, they may suit. However, if you’re looking for proactive communication and a more supportive service, I’d advise looking elsewhere.

I've rented a house from Ben Rose and it was smooth sailing from start to handover. In particular Megan has been extremely helpful and professional in regards to snagging and general support.

Absolutely 5* service from the Chorley Branch of Ben rose.
Both of my houses this time sold within 7 days, streamline communication with timings to viewings, overall a very positive experience to selling a property.

Not the first time I have used them nor will it be the last!

I went with Ben Rose due to a positive engagement with the Leyland office however the Chorley one was very different. From day 1 we felt like an inconvenience when we called and never felt helped or had our concerns or questions addressed. This of course was once the contracts were signed, prior to that they were very helpful indeed! We had many many views on our property and I can honestly say I couldn’t give you the reasons as to why we had no second viewings or offers - very little seemed to be done about contacting the viewers and very little was passed on. I think from around 17/18 viewings we had possibly 6/7 fedback to us. They don’t ask anyone at the time their thoughts and when I asked why they said it wasn’t how they worked - yet everyone other agent who we viewed with ensured they asked us our initials thoughts/feelings which I think is key. I was also made to feel stupid when I asked if this could happen.

Ben Rose completed most of the viewings and in my mind you turn up early to ask everything about the property and have a good look round so you are equipped with all of the info the sellers have, to be able to answer any potential questions. This only happened ONCE (to that ladies credit), everyone else turned up mere minutes before the viewers, and on 2 occasions the member of staff from Ben Rose turned up late!! We watched on a doorbell camera as one of the viewers left and they were told that the questions she couldn’t answer would be put the us (the sellers) which they never were.

When I said I wanted to give notice to Ben Rose I was never asked why, what the issues were or if there was anything they could do to help - they just said email it in. Once this happened I was ‘threatened’ with an exit fee 3 times - if we didn’t give them access to the property! On one occasion I was given a few days notice about a request for 2pm viewing on that Saturday (days before Xmas) and told if we couldn’t sort it we would have a £300 exit fee, this wasn’t possible as we had a dog in the house and no where to take her!! This is not customer service.

Just prior to this I had a call from a member of staff at the office who was outright rude and snotty about why I hadn’t called back about a viewing, when the actual fact was they were due to call me. When I explained this she said “that’s not true” and when she wasn’t getting her own way she HUNG UP! I was immediately called back by some manager who I asked about the hanging up and she replied again “that’s not what happened”

I can absolutely assure anyone that this did happen, and I’m sure they will reply with some explanation as to why it didn’t or as to why they do things the way they do or why they were late, I’m assuming an appointment ‘ran over’, well then ensure you have a buffer in place. There will be lots of thank you for you review and this is what happened and why but I can honestly say myself and my partner were disgusted by some of the treatment and when you are paying upwards of £4,000 you should be treated like royalty every time you deal with them but this is no where near the reality. I think they take on way to much and they sell what they sell and don’t care about the rest, as the odd lost customer here and there won’t matter financially

We recently purchased our new home and the team at Ben Rose couldn’t have been more helpful, answering our queries at the early stages, keeping us informed and supporting right through to completion.

Ben Rose have exceeded expectations with selling my property from valuation to sale.

Achieved 10k over asking compared to other agents that valued it 30k below achieved sale price (W&J). Fantastic photographer and organisation of viewings / negotiations on offers.

The highlight for us was Tammy who was a superstar throughout, we don't know what we would've done without her!! She is a true credit to the agents.

Only negative is the fact Ben Rose recommend Vincents solicitors. We dealt with these via our buyers and we cannot put into words how abysmal they were being unorganised, incompetent as well as being idle in responding to queries. Please stop recommending them as it made our entire process unnecessarily stressful! Napthens were brilliant.

What can I say! An absolutely amazing company Tammy and all her staff have gone above and beyond to make what has been a hugely problematic transaction run as smoothly as it could possibly have gone.
Gill even went out to my buyers home to get her to sign paperwork so that completion could happen on the confirmed day!
From start to finish there is always someone to help you. They all have lots of experience and are able to give you advice.
