Absolutely Appalling. Crooks.

What can I say about Centrick... I purchased a flat in a building managed by Centrick a little over 2 years ago in November '23. Ever since has been a constant battle with pricey management fees that somehow never cover everything.
At first, it took several months for Centrick to invoice me for my service fee, meaning I was already behind. I promptly paid up and continued to pay regularly for the following months.
Around ten months later they started sending threatening letters chasing an invoice of nearly £1k... it turns out they had neglected to mention, and invoice, a second management fee for the upkeep of the village. I was under the impression the payments I was making was covering all.
I tried for months to call and email to dispute this as i felt it was unfair that i was now in debt for an error of theirs. I ended up paying half out of savings, and getting a loan to cover the other half.
This in addition to be told that if I wanted to pay monthly rather than quarterly I would have to phone up at the beginning of every payment run. Surely this is something that can be set up fairly easy.
Fast forward around 7 months and I have had another bill for nearly £300 for under collection in 2023. It beggars belief that it has taken them 28 months to work out what they needed to collect... I had arranged an apportionment clause with the vendor when purchasing the flat to cover this eventuality, but that has now expired and so i will have to pay for a period when I didn't even own the property. Again, I have emailed and called but have been ignored and sent to voicemail.. I doubt I will ever get a call back on past experience. I'm also sure they won't like the suggestion that I pay off this invoice over the course of 28 months... It's okay for them to be financially incompetent, but I have to pay large invoices in 7 days, otherwise they'll slap on arbitrary admin fees. Just absolute crooks

I'm sure they're about to whack the fee up for 2026 too, despite cutting their staffing costs on the estate by slicing the hours of the on site security.

All this for the gate to be broken to allow my bike to be stolen, and the CCTV to be off so I couldn't see who it was?

Liberty place

Been working at liberty place for few weeks, and saf the concierge was really helpful with parking and deliveries off the bathroom furniture he’s also very polite and friendly, centrick should be very proud

Serious safety concerns, never addressed

Unfortunately, I have been a customer of Centrick for the past six years (not by choice) since purchasing my apartment. During this time, our estate has gone through at least six different Property Managers, yet persistent issues have been repeatedly raised and never properly resolved.
One of the most serious concerns is the condition of the underground car park in Brook House and the neighbouring block, Avery Court. This issue was first reported back in 2017—well before I even owned my property and while the building was still within the Taylor Wimpey warranty. Despite this, no meaningful action has ever been taken. The structure has been visibly corroding for years, with rusty liquid leaking onto residents’ cars and causing damage. Numerous residents have reported this, yet nothing has been done. We have repeatedly requested copies of surveys that we’ve been told were commissioned, but none have ever been provided. At this point, I am genuinely concerned about the structural safety of the building.
In January 2024, residents met with a Property Manager who stated that the necessary works to the car park could exceed £400,000 and that the cost would be passed on to residents via the service charge, as the building is now supposedly out of warranty and Taylor Wimpey will not accept liability. This is extremely frustrating, given that the issue was reported nine years ago while it was under warranty. Residents should not be paying for prolonged mismanagement and inaction.
Beyond this, communication from Centrick has been consistently poor. Requests and follow‑ups are often ignored. Some neighbours are being chased for unpaid service charges that relate to previous renters. My windows have never been cleaned, despite window cleaning being clearly itemised in my service charge. I have also recently been told I owe an “underpayment” dating back to 2022, which only adds to the confusion.
The central intercom system no longer works, and I was informed that I would need to arrange repairs myself. This is baffling, as the system is centralised and residents have no access to it or ability to organise repairs independently.
Access gates frequently break, the upper car park becomes hazardous during winter (reported multiple times), and overall the list of unresolved issues seems endless.
Six years on, there has been no accountability, no transparency, and no sense of proactive management. My experience with Centrick has been deeply disappointing, and I would not recommend them based on their ongoing failure to address serious concerns or communicate effectively with residents.
