City rooms are very helpful in me moving into my room especially Tommy 10/10!!!!

My agent, Pablo, did a wonderful job helping me find a new home. The contract process was clear and well-documented, with detailed explanations provided at every step. Despite being an international student with complicated circumstances, I felt fully supported throughout the entire process. On top of that, he not only assisted me in settling into my new home but also helped finalise the contract for my previous residence. Overall, I had a very satisfying experience with Cityrooms:)

Pablo was quite helpful throughout the process. He advised us and was readily available to help in every step of the way. I would highly recommend him.

Only living a star because I have to in order to leave a review. But this was by far the worst place I could ever decide to live in and the worst agency EVER. They are careless, all they care about is money.
I have so many proofs of how bad their service is that I am reluctant if I should open a small claims, either way, if I could recommend you anything, stay away! You will just stress yourself, not get what you are worth (at the moment I haven't received my deposit for over 3 YEARS).

From the beginning of my tenancy until the very end all they did was cause me mental distress! Please avoid this at all cost! Please! I do not want you to experience what I had experienced with them! Their behaviour and the way they handle things is disgusting! All my roommates say the same! We always find ourselves chatting about the irresponsible, unreasonable, inappropriate, disgusting behaviour CityRooms do! Find somewhere else and avoid CityRooms! Please! If you care about your sanity, avoid this at all costs!

Do not rent with this disgusting agency, they are a scam, they will steal your money without transparency. Also of you call, they will close the phone in your face. Mass of incompetents. Needs to be taken to court as already happened on more occasions. DO NOT RENT FROM THIS AGENCY

I had a terrible experience with City rooms, and I strongly advise others to stay away.
I booked a room on October 19th, with the expectation that it would be available on November 16th—almost a month later. After waiting for only three days, I canceled my reservation, as the wait was simply too long. However, I was shocked to find that I was still charged the full £500 deposit with no clear explanation of what these supposed "costs" were, especially considering no service was provided to me.
It’s clear to me that this company operates in an unfair manner, and I believe the deposit charge is unjustified. This experience has left me feeling scammed, and I wouldn't recommend this company to anyone. Please be cautious and avoid booking with them.

I’m lucky, I’ve got a nice house. BUT many things have gone wrong, and they are very very bad with maintenance and fixing things. They’ve allowed leaks to persist for weeks on end. They lie and like to claim they’ve done things that they haven’t. They claim to provide a cleaner for communal spaces every month that is “included in the rent”. This is a lie. The cleaner has been here maybe 3 times all year and barely does anything. They are supposed to provide monthly utility bills - they did at first, and over the past year bills have been irregular and erratic, turning up randomly with demands to pay large sums immediately. They don’t respond to emails or complaints. They are ruthless and cold, and don’t see tenants as human beings only cash cows. Unfortunately i think this is actually pretty typical of London letting agents, but they mostly just seem bad at managing their business. It’s so easy to make money renting properties in London. There is a reason they have a terrible reputation online… if they engaged in a bit of customer service and managed their properties better, they could be enormously successful. The guy in charge is certainly a special brand of patronising. It’s almost farcical to be honest, and then I remember how much I pay to them and I feel nauseous…. I won’t say don’t use them - renting in London is tough and you can’t pick and choose your agencies. But be savvy, be careful, document everything and know your rights.

Certainly the worst, most disrespectful, least transparent agency in the UK. An agent will sell you a wonderful place, con you with misinformation and then once you are on your way they will change terms and conditions and you find out everyone in the house have been given different information and all have been conned in a different way. I WOULD STRONGLY SUGGEST TO STAY AWAY FROM THIS PEOPLE
The letting Manager, a guy called Giovani would instruct his team to not transfer any calls to him, he is nothing but an unprofessional idiot!

Nightmare company. Very scary (left me feeling like I was going to be homeless)

Since I can’t get through to City Rooms, I’ll just lay all the dirt here, let’s start with them scamming me from the beginning, I viewed a beautiful house which I was interested in and made out was available, only to tell me to come to the office and inform me that room was taken by another person… I was outraged for them to waste my time and then they admitted they just wanted me in the office to take my details so they can put me in another room, I didn’t want another room so they then called another tenant who’s contract was coming to the end in that house and told them they need to pay more money to stay there otherwise he’ll have to move out, he didn’t want to so they agreed to put me in that room after he moves out and I would have to stay in another temporary room for a month. 4 days before moving into the temporary room they cancelled both contracts via email (no phone call) and left me panicking that I was going to be left homeless and said one of the contract that was voided was a mistake and that I wasn’t allowed to move into the nice room / house due to the tenant changing his mind about moving out and they can’t kick him out even though I booked both rooms which should of secured the room, but they offered him to pay more money and he agreed to it, making more money on the room. So here I am left with no where to live after the month is up and asked me if I wanted to stay in the temporary house for 6 months charging me way more than it was worth in a disgusting house with a load of boys (4/5 boys) and I’m the only girl and upstairs made constant noise all night from 1am till 4am, I didn’t cook in the kitchen even once the whole time. Imagine the lengths they went through JUST to get me on the books to fill more rooms and just before moving out of the temporary room they put me into a brand new property charging me over a grand for a normal sized room and telling me the bigger room below is taken when it’s not really taken and THEN… charging the bigger room below £100 LESS than my smaller (or same size) room and giving less time on the contract even though they told me I couldn’t do less than 8 months. They Lie cheat and steal and the worst company I have ever dealt with. Please 🙏🏽 take in these comments carefully and be aware. They do not return calls once you are signed up with a contract and no way out. If there is any legal help out there, I would be very grateful to be in touch.

Also give wrong details like pass code for room and giving wrong keys to the house then saying ‘try it again’ when it’s just the wrong key.

I feel I was provided with excellent service by Cityrooms as a whole, but especially by Roberta Sonzogni who was helping me 1:1 during the process of booking the flat. She was very upfront with what I needed to provide and never left me in the dark about anything. I was a bit apprehensive as this was the first time I’d gone through the process as a solo tenant, but she really went above and beyond to look after me as a client. Would recommend

The worst of this society, manipulative company and taking advantage of real bad situations, I got set up by them from a tenant to senior agent and having to change onto a disgusting room less of the size with a single bed and paying double of what I was going to pay initially for a room that no one wants, had very crazy and frustrating month and they don't even give a f.. , they rather to keep crazy people living cheaper for them to set you up to pay more later for a place that never had new refurbishments, cold and low maintenance. Ridiculous. Think twice every time you see city rooms on an advert.

My experience with Cityrooms has been nothing short of a nightmare. From start to finish, they have demonstrated a complete lack of professionalism, transparency, and fairness. Dealing with them has been incredibly frustrating, and I would strongly advise anyone considering renting through Cityrooms to steer clear.

Cityrooms operates in a manner that is highly questionable at best. They have repeatedly failed to communicate properly, ignored legitimate concerns, and shown zero accountability for their actions. Rent discrepancies, unclear charges, and a blatant disregard for the tenancy agreement were all recurring issues during my time with them. Even after raising these concerns multiple times, I was met with silence or vague responses.

Most alarming is their handling of the security deposit. Despite multiple breaches on their part, an adjudicator ruled in their favour, awarding them the full deposit. This, in my opinion, speaks to their ability to manipulate the system to their advantage, leaving tenants feeling helpless. Their approach to resolving disputes is not only unfair but also predatory.

Cityrooms clearly prioritises profit over the welfare of their tenants. The entire experience felt like a money-grab, with little regard for the tenants’ rights or legal obligations. If you’re considering renting with them, save yourself the stress, and look elsewhere. There are many more reliable, transparent, and honest agents out there.

Avoid Cityrooms at all costs – they are a perfect example of how NOT to run a property management company. Deceptive, untrustworthy, and downright shady.

Si on pourrait mettre 0 étoiles je les aurais mis, 3 semaines sans chauffage pour notre logement en plein hiver, remboursement de clé non effectué, réponses au message et appel 3 jours après !

STAY AWAY FROM THEM!
They didn't gave me back my deposit because they assumed that out of 20 people who lived in the flat during the last year I was the one guilty about the damage caused by other people.

Still waiting to see my 200£ back, be ready to receive information from my solicitors.

Worst estate agent I have ever dealt with. Please for the love of god don't rent with them. Please. Here's my story.

My experience with CityRooms has been nothing short of a nightmare. From the very beginning, I was pressured into paying double rent to secure a property early, leaving me financially strained as I had to pay for two properties simultaneously. They promised high-speed internet, which was either non-existent or completely unusable when I moved in. Despite countless emails and attempts to resolve this, I was left with no reliable internet service.

After only 30 days of moving in, I was informed that the landlord required the property to be vacated, leaving me in a constant state of uncertainty and stress. To make matters worse, CityRooms gave conflicting information about who the landlord actually was, causing even more confusion. I had 12 month contract and they started verbal notice within the first 30 days of my contract.

Recently, they handed over management to a new agency without informing me or any of the other tenants—just two months into the contract. They cut off all services, including the internet and the monthly cleaning that was part of our agreement. Despite this, they continued to take my rent payments without providing any information or notice about who is responsible for the property now. They have completely stopped responding to my emails, leaving me in the dark.

To make matters even worse, I’ve had to cancel holidays to finance legal fees to combat what appears to be an unlawful eviction. I am now fighting this case legally, and CityRooms will be served in due course.

CityRooms has been unprofessional, misleading, and has caused me significant financial and emotional distress. I strongly advise anyone considering their services to look elsewhere. Save yourself the stress, the financial loss, and the frustration. CityRooms is a company that should be avoided at all costs.

AVOID AT ALL COSTS!
Absolutely the worst agency that I’ve ever rented from! First of all, I got scammed! Me and my friend moved in together and were supposed to get a contract for 5 months but because I did not have a job yet they told me that I had to pay 3 months upfront and that when I find a job they would immediately extend my contract for extra 2 months. I found a job very quickly and tried contacting them (it took them 3 weeks to finally get back to me). They told me that the landlord agreed to extend my contract but on the condition that not only I would have to start paying almost £150 pounds more each month but also that I would sign a contract with them for another 6 months!!! THE AUDACITY! The truth is, I didn’t even want to sign the first contract with them because something felt off. I did only because they assured me and promised me that they would definitely extend it when I find a job and then… they just scammed me like that! Of course, when I replied and tried arguing they completely ignored me and did not care anymore. They only care about your money, that’s it, so DO NOT SIGN ANYTHING WITH THEM, and DO NOT TRUST ANYTHING THEY SAY.
Oh and also, their agents are very unprofessional. Our agent acted extremely inappropriate towards my friend and started flirting with her and when she told him she wasn’t interested he stopped replying to us and completely ignored us!
In addition to that, the house was not in a great condition (much different than in the pictures) and in a really dangerous neighborhood. It was advertised as “refurbished” but that refurbishment was not very thorough. Many things were broken, whole ceiling in the bathroom was covered in mold, there was only 1 shower for 5 tenants, the radiator in my room had a broken handle so it was extremely hot and I couldn’t regulate it and so on.
One time the window in my room broke down (I couldn’t close it) and it was the middle of winter. It took them over a week to send someone to fix it. A WEEK WITH AN OPEN WINDOW IN THE MIDDLE OF WINTER IN LONDON.
On top of that, they had the audacity to come to our house (without any prior notice) to inspect the cleanliness of the house. Even though the house was very clean they sent us an email about how “dirty” it was and in a very condescending way they told us to clean it and sent us a list of what to clean (the list was absolutely ridiculous as it included things like cleaning the walls and ceilings).
That’s not the end of the nightmare with city rooms - they have one more scam. At the end of your tenancy they make you pay for the last day of your stay (even though everything is already paid within your contract and there is nothing in the contract that says about paying extra for your last day, apparently the last day is not included). And the last day literally means the last day when u have time until 10AM to move out. So you’re literally paying for nothing (not even half a day). And even though, I refused to pay for it they just deducted it from my deposit at the end!
So avoid this agency at any cost if you value your mental health.

DON'T TAKE ROOMS FROM THEM WORST EXPERIENCE!!!!
I booked a room in London online for the period of May 2024 to July 2024, and it turned out to be a terrible experience. I paid for the entire month but they arrived at 10:00 AM on the last day of the month and insisted that I leave the flat. When I questioned this, they claimed that I should leave one day earlier. Despite my objections, I had to vacate the property.
This agency also made HIDDEN DEDUCTIONS under the guise of a cleaning fee and additional utility charges for a room that lacked proper amenities.

NO FAN OR HEATING
OVERCROWDED PROPERTY
CLEANING ONCE A MONTH is completely a joke

Never rent from city rooms. I have a racist housemate that’s threatened my life too. This agency have refused to terminate my contract and explicitly told me via email that they can’t evict the housemate. I’ve given them the CAD number from the police, they still don’t care. Very selfish and need money. Had so many faults prior to moving in and I wasn’t told the issues. When I wrote an email to them, they did nothing to resolve the issue. Even if you’re desperate, never rent from city rooms. It’s the worst decision I’ve ever made in my life, my most toxic ex can’t even compare to how awful this agency is.

I was living in a shared house of 6 people, extremely expensive £910 in the middle of nowhere. One day the Landlord walked in without permission and without letting us know and when I told him that is not proper to come without permission he said: “I am the landlord and I dont need permission to come any time”. Disgusting. All the time random people were coming inside without permission which is unacceptable.
