So, this is my story...

I went on vacation due to a Wyndham offer when I went to one of their NYC hotels but wasted an entire day on an extended presentation about the Club Wyndham program.

First of all, this is a timeshare—something they never address upfront. Instead of owning a specific property, room, or week as they initially imply, you buy points to rent among a variety of hotels nationwide. The sellers are third-party agents who seem unaware of the company’s direction. They tell you that you’ll own a particular property but can also visit others, which is misleading. I was convinced because I had the money and wanted to try something new, thinking I’d save on vacations given their wide range of hotels and amenities.

Second, I’m not retired, so my lifestyle doesn’t allow for booking vacations far in advance. Trying to book a hotel room was even worse than using a free rewards system—there was no availability during the limited time I had off, forcing me to reschedule my entire vacation. When I finally stayed at one of their hotels, there was no exclusivity or recognition as a Club Wyndham member. Employees treated me like any other guest, and my membership status was invisible to them. However, every staff member—from the front desk to maintenance—was trained to push more Club Wyndham offers. They claimed my membership had new updates that would open more opportunities, so I attended another presentation. What was supposed to be brief ended up wasting another full day of my vacation.

During this session, another sales agent approached me, insisting I wasn’t taking full advantage of the program and offering to explain how to do so. I felt relieved, hoping to finally get value from my $32,000 investment (plus a monthly maintenance fee that increases by about $15 every year and continues indefinitely—even passing to your heirs). I learned, only after signing up, that the program is designed for reservations 11+ months in advance, which doesn’t suit my lifestyle. The agent promised a solution, but instead, I was pressured into buying more points to reach a higher membership status, telling you to buy that particular hotel deed to save you on paying more on the long run for the loan and monthly maintenance. In reality, nothing changed except my debt increased—I still didn’t own any property, just more points and a bigger mortgage.

To make matters worse, Wyndham offers a way to rent or sell your points to people outside the club, but this is another trap. You must do everything yourself: pick the hotel, book the room, and hope the dates are available. You can’t rent during holidays or blackout dates, which are the most desirable. After listing the room on a third-party website, only 4 out of 10 rentals were successful last year, and the income didn’t even cover two months of maintenance fees. If you don’t cancel a reserved room a month in advance, you lose the points and they make sure to take there time to cancel, if they even do.

Wyndham also partners with RCI for international stays, but again, there’s no availability for the dates I need. Most available hotels are far from tourist areas, making them impractical for vacation.

Conclusion:
This is a scam above all scams. Wyndham corners and misleads you into believing you’ll have exclusive access and easy rentals, promising that your mortgage will pay for itself. Instead, it’s draining my finances and peace of mind. Despite reaching out to multiple departments, all I get is transferred to the “option out” department—a dead end. You can’t leave unless you pay everything in full or keep paying and wasting money on something not beneficial in any way while your credit suffers. The only “solution” is to promote your membership yourself and hope someone else takes over your debt, trapping them in the same cycle.

This experience has been incredibly frustrating. You don't have no advantage over any other hotel free reward. No one at Wyndham cares—there’s no follow-up from management, no matter how many time you express that frustration on a "recorded call", just more calls from “departments” with scam-like phone numbers, offering new ways to take your money. There’s no synchronization among Wyndham employees, reason why you can't tell if it is Wyndham or another scammer passing as Wyndham, leaving you to play detective with every call. I am financially shocked, losing sleep, and all I want is my money back and to cancel my program before things get worse.

It's definitely an scam, but I will give a second star for the effort, it's an incredible performance what these guys do on their sales pitch, amazing experience, 100% recommended, as long as you don't sign anything!

Big mistake buying a Club Wyndham…

Big mistake buying a Club Wyndham timeshare - their customer service is a nightmare! They advised me to list my week to vacationshare.com without explaining the hassle. I've been trying to call vacationshare.com to cancel since last week, but no one answers. Today, conveniently 'Lakisha' answered, was super rude, and said it's too late to cancel dateline was yesterday. Now I'm stuck with a week I'll lose and still have to pay monthly fees 🙄. Lesson learned: avoid Club Wyndham and vacayionshare.com if only vacationshare will answer the phone and there’s no other way to contact them.

Doing fraud in partnership with RCI . i had 140 k point wityh RCI . bookeed a vacatio which needed 77k points . they used my wyndham points even from future years without informing me or asking my permission

Club Wyndham demonstrates a lack of…

Club Wyndham demonstrates a lack of value for its owners. Their sales agents make false promises and mislead customers through the contract process. Patrick Abinader, from the Grand Desert Resort in Las Vegas, Nevada, lied to my mother and me, making false promises. Club Wyndham refuses to rectify the damages caused. I hope to stop anyone who is interested in purchasing any timeshare or travel discount plan with my review.

Denial of Certified Exit Request Despite Contract Being Paid Off

I’ve been a Club Wyndham owner for several years. My timeshare is fully paid off and has always been kept in good standing. Recently, I attempted to begin the Certified Exit (Ovation) process, which Wyndham advertises as a no-cost way for eligible owners to return their timeshare.

Despite meeting all the listed qualifications—no loan, no missed payments—Wyndham refused to start the process and offered no clear explanation. When I called, I was passed around between departments, and no one was willing to escalate my request or provide a written reason for the denial.

This was extremely disappointing and felt misleading, especially considering Wyndham’s promises about helping owners exit responsibly. I fulfilled my financial obligations in good faith and expected to be treated the same way.

I’m sharing this so others are aware: exiting IS NOT straightforward as Wyndham claims, even if you’ve done everything right.

Wyndham stole $10,000 from us.

My partner and I were aggressively sold a "vacation ownership" plan by Club Wyndham under their name and (it turns out) multiple other names including Wyndham Vacations, Wyndham Destinations, REI, Travel & Leisure, and more. This happened because I happened to stay at Canterbury Hotel by Wyndham one night because they were cheap on Booking.com and was reeled into what they said was just an informational meeting (for which I would receive $150 Uber gift card - didn't even get that).

This was all under false pretenses and misrepresentations, as they went to great lengths to indicate they were NOT a timeshare and offering nothing even resembling a timeshare (turns out at the very end AFTER agreeing to one type of service, that they completely switched it up on us in a quick series of high-pressure tactics including making us late for later appointments, separating us and excluding the sales agents as well, saying this was required by law, and Richard Ford and his financing manager Ian said that contract details that looked different from what we had agreed to in our negotiations just minutes beforehand were merely insignificant particulars/legalese that would have no effect but an "increase in value for you our customer". This was all explained AFTER we had agreed to previous terms with Mel and Ricky their sales agents and supervisor.

These coercive terms were never acknowledged. We were told things that later turned out to be completely false—including that we could easily cancel if it didn’t suit us, that our money would be refundable if we hadn’t used any services, and that it would save us money on future travel. None of this was true.

After leaving the presentation, we immediately had buyer's remorse—but Wyndham had structured the entire transaction to bury the so-called “rescission window” in dense legalese, and by the time we figured out the truth behind their deception, they smugly informed us that we were “outside the cancellation period” and refused to return a dime. The reality? We never once used the service. Not one night booked. Not one benefit received. Just $10,000 gone and more, and they continue to charge hundreds of dollars every month to my account for maintenance when we never even attended an orientation to BEGIN using their services. These charges themselves are clearly fraudulent and come from different shell companies all related to Wyndham and claim unlimited authority to charge my account whenever they want. I had to remove the money from our Redwood Credit Union accounts just to stop them from taking any more, as they made dozens of attempts since this happened in May.

Customer service has been a dead end. We tried contacting every number and every name they gave us. Mel, the sales agent, ghosted us. Her boss Ian refused to help. Ricky, the "supervisor," outright lied to us and ignored our texts even after personally assuring us he'd “always be available" and offering himself as the point person This is a consistent pattern of behavior: polite lies up front, then total disappearance when you ask for accountability.

Wyndham’s sales model preys on people’s trust and emotions, weaving a fantasy of affordable luxury travel and then locking you into a contract you cannot escape—while delivering nothing. It's a bait-and-switch wrapped in smiles.

This company should not be allowed to operate like this. If any other business took $10,000 from you for a service you never used, then told you “tough luck,” they'd be charged with fraud. But Wyndham hides behind legal fine print and predatory contract terms designed to trap ordinary consumers.

We are demanding a full refund and will pursue every avenue necessary to expose and shut down these deceptive practices. Wyndham’s executives know exactly what they're doing—and it’s morally and legally reprehensible.

Avoid this company like the plague. The only "value" you’ll get is from your sanity, your money, and your peace of mind if and when you recover from their predatory tactics.

Misleading Sales Tactics and Hidden Fees – Avoid This Company

I purchased a vacation package from Club Wyndham under the impression that it included a resort stay at a fixed promotional price. They vaguely mentioned taxes, resort fees, and parking charges — but never disclosed that I’d be required to pay a mandatory upgrade fee just to actually use the package at my desired destination.

That fee turned out to be exorbitant and was only revealed after I was outside their cancellation window. When I asked to cancel or get a refund, they flat-out refused. This feels like a bait-and-switch: they sell you a package at one price, then make it unusable unless you pay significantly more.

Customer service has been unhelpful and dismissive. I’ve filed complaints with the BBB, FTC, and my state’s attorney general. I strongly urge others to steer clear of Club Wyndham — their practices are deceptive and predatory.

Very unpleasant hotel experience: room costs billed twice and correction refused.

At start of my stay at Club Wyndham-Ramada Dunsborough a pre-authorisation of $580 was made against my visa, which was normal. The next day I paid $580 on my Visa card, being the full amount due for accommodation. I noticed my online card account showed this amount was debited PLUS a further $580 of my credit was still frozen as ‘pending’ . 
A day prior to checkout I informed the hotel and asked them to reverse the second Visa hold. After 24 hours they had failed to action this, so I asked why not. The staff maintained it was “just a pre-authorisation required by our accounts”. I pointed out it was a freeze on $580 of my credit and was unreasonable because I had already fully paid the bill. They disagreed and my credit remained frozen for over 24 hours after I checked out. I had asked for the (absent) manager Kimberley to phone me so I could voice a customer complaint, but she did not return my call. I note that during my stay I did, however, receive 3 sales calls. pressing me to attend a timeshare sales seminar for the hotel. 
Based on this customer treatment I would never recommend a Club Wyndham-Ramada resort to anyone.

Horrible company

DO NOT GO to any Club Wyndam Resort and go to a "meeting". DO NOT buy into this company at all as it is just a money pit. Unfortunately, my mom and I got suckered into it and since her death six months ago, I've been trying to get out of it. They say it is stress free and easy on their "Certified Exit" website but it is not. I just found out today that I have to wait an additional 20 weeks for Certified Exit process all the while still having to pay maintenance fees that I cannot use my points for. Any way to screw over a customer!!! DO NOT GET SUCKERED INTO THIS COMPANY!!! RUN AWAY AS FAST AS YOU CAN!!!

MINUS ZERO STARS!

MINUS ZERO STARS!! Sales people are so condescending causing a fallout between me and my 19 year old that I am financially responsible for! They offered her a tour and took a 40$ deposited from her and she enlisted me for a tour! I go on the tour because I figured it would be a bonding experience to look at some vacations home. I own two timeshares so I was not going to fall for it the 3rd time around! It was nice but I have better, it honestly did not impress me. They offered weeks in many different places and a membership that included RCI for 40k WAY TOO PRICEY. I told them I would think about it and they kept Insisting. My daughter asked them for the voucher for the 8 days and they never got up to retrieve it instead they kept repeating themselves after I said no. On top of that the multimillion dollar company kept her 40$ and while I was in the bathroom they manipulated her into signing up for a loan to buy the timeshare with out consulting with me. A girl who’s in college who I am financially responsible for! Who doesn’t have a stable job history and who’s just starting her life! They saw I was upset and asked her to get up and leave and when they saw her defy me , they smirked! T make matters worse here comes this long curly hair lady to open her mouth to me while I’m talking to my daughter asking her to get up and leave, comes towards me very aggressively instead of trying to calm an already bad situation. I had to tell her to fu** off ! Not to mention the room were in “newly revovated” in BONNETT Creek ceiling leaking with a white trash bin in the middle of the floor!! AND THEY offered breakfast or lunch and all they gave us was coffee and a Doritos , Fritos chips and a muffin. Already bad! At least when I went for my timeshare they picked us up in a limo and gave us a breakfast Buffett with all the best they had to offer on top of that champagne and a five star restaurant dinner! And they didn’t try to manipulate a child to sign up for contract who as of date has never made over 6k a year!!! Shame on you! One of the guys name was Ibrahim Elsamra and the lady with the curly hair who had nothing to do with the situation YOU SHOULD STAY IN YOUR PLACE! Never come in between a woman and her child and mind your business if you had no idea what’s going on GREEDY ! All of YOU JUST GREEDY!!

Sales team at the Vegas resort told us…

Sales team at the Vegas resort told us our points wouldn't expire, just the membership to the discovery club. But of course, the contract says they expire and customer service explained that unless we converted it to the Wyndham club, our points/money were lost. The customer service had no interest in providing any resolution. This is the classic timeshare scam experience. We stupidly thought Wyndham would be different. AVOID this company.

We're always hit-up with bummer high…

We're always hit-up with bummer high pressure sales pitchs to go in debt for tens of thousands dollars. All things considered, we'd be better off sticking with an Airb&b because there is no lifetime commitment. We've lost annual benefits because of family problems and have nothing to show for the money we've invested. I believe it's just a ponzi scheme.

I am a Wyndham Rewards member

I am a Wyndham Rewards member. Achieved diamond status via my Caesars Rewards relationship. I had some business with them and at the end they transferred me to clubwyndham.com for a vacation offer. I purchased 2 as they had a good rewards offer that I would be of value to me. One was priced $249 and the other $149. I was told I would receive certificates in the mail and I never did. I called them 6 weeks later and was informed that they only send them via email and that current booking time was a minimum 4 months out. If there was anything positive about this experience after going through their telephone system gauntlet, my last agent was nice and offered to cancel them. Within minutes my refund was back on my credit card, no pressure. In conclusion, no harm no foul, however, this place is shady. That is all, true story.

CLUB WYNDHAM UPSCALE WHERE?

THIS IS SUPPOSED TO BE AN UPSCALE RESORT.. THEY CHARGE AT LEAST 300 A NIGHT.... MY DAUGHTER WAS BIT UP BY BEDBUGS ..A LADY AT THE FRONT DESK HARRASED MY CHILDREN ..AND SAID DERROGATORY THINGS,,, AND THEY OFFERED US 80.00 PARKING REIMBURSEMENT AFTER WE SPENR ALMOST 10K TO STAY (WE HAD MULTIPLE ROOMS; FOR A FEW NIGHTS! UNBELIEVABLE
