Emma was extremely helpful from the moment I made contact. As a first time buyer I found it quite confusing however Emma explained everything in detail and made sure I understood the process and what was involved.
When Richard was at the property completing the survey, he called me to talk me through his findings and explain in detail what would be on the report and why. He was extremely thorough, honest and helpful. I received the report within 10 working days.
I would absolutely recommend and will also use them again.

Fantastic service from Edwin Lake. From the moment I first spoke to Emma on the phone I knew I was in good hands. Zero pressure and so helpful through the entire process. We needed to reschedule due to timelines with the seller and they were brilliant at being accommodating. Richard who completed the survey was very thorough in going through everything with me on the phone, and the report was very good. Happy with my level 2 survey, thank you. We recently used Edwin Lake to complete a survey for our house purchase. We were impressed with the service that they provided from start to finish. The communication from Emma and the Surveyor Richard who carried out the inspection was excellent. We would happily use their services again.

My first contact was a lady called Emma, she was so helpful and really lovely to speak to on the phone, she arranged my survey, Richard was delightful. He phoned me on the day of the survey, he talked me through step-by-step so I understood everything he was telling me, the survey report he wrote was excellent, could understand everything on it and explained very well, thank you so much for everything you helped me with.

Very reliable service from the team from start to finish and a thorough survey undertaken. Also a very detailed report which Richard went through verbally before issuing which was most helpful. Would definitely recommend this company for all survey/ valuation requirements.

Very thorough survey with detailed report. Richard discussed the findings with us and was available for further questions. The office team were also very helpful in setting up the survey and answering questions - working extra hours to ensure we received the full survey report in a timely manner.

Richard took the time to go through the survey with me at length over the phone which was really helpful, and has been available and quick to respond to my questions. Thanks to both Richard and Emma for making the survey process so easy! After calling to arrange an L2 report at a busy time of year Emma managed to find a spare timeslot that sped the process up. Richard took the trouble to call on the same day as visiting the property to report his findings and areas of note, before following up with the full report within a week. The report itself was very thorough and easy to understand and included helpful photos of some features highlighted in the text. We would happily recommend Edwin Lake!

I would fully endorse all the other five star reviews on Trustpilot. I was really impressed with the service, when you first deal with Emma she is very helpful. Unlike other surveys that I have had, Richard rings up and explains his findings in easy to understand language. As a direct result of his report which identified a number of current and future damp issues I therefore decided not to buy the flat and no doubt saved myself a lot of future expenses. It is of note that the estate agent who shall remain nameless did everything possible to try and persuade me not to use Edwin Lake. They were very keen for me to use their ‘recommended’ surveyor. I somewhat doubt that they would have been quite so comprehensive!

From the momement I made an enquiry for a survey, the communications from Emma was prompt, efficient and friendly. I had a level 3 survey and was told without any ambiguity of how much it would cost. The cost was very competitive having previously been given a much higher rate by another company. Richard did the survey and again his communications were excellent. Both his verbal and written reports were given in great depth and were clear and concise. I would certainly instruct Richard again and would highly recommend the company’s approach and professionalism.

I asked them to to do something quite specific that required adherence to a regulated process. They took their time and local expertise to do perform it . It was done very well . That is why you need to pay for professionalism .100% satisfied. Would recommend highly

Great communications from Richard and Emma from the momement I made an enquiry for a survey to receiving the report. Prompt and efficient, I would certainly instruct Richard again and would highly recommend them based on my experieice.

The team made the process very simple indeed, and I thought the price was very fair too. They were super professional, showed empathy (which I needed, considering the circumstances), and so I would recommend them to anyone that needs a survey done.
