UNETHICAL COMPANY - AVOID AT ALL COST !!!!
I recently had an extremely disappointing experience with Fairview New Homes, and I feel compelled to share it to warn other potential buyers.
I was genuinely interested in purchasing a flat from them. After two viewings and being offered some attractive incentives, I decided to make an offer almost immediately. The sales representative was very pushy, strongly encouraging me to sign a reservation as soon as possible. Given that I had funds ready and a strong profile as a first-time buyer, I agreed and signed the reservation on Sunday, 23rd November.
From that point, I spent several days in back-to-back meetings with mortgage brokers to secure a good rate. I even planned a third viewing for the following Saturday but tried to bring it forward to Thursday to expedite the process and finalize the mortgage sooner.
Hereâs where things took a shocking turn:
When I reached out to the same sales representative to move the viewing forward, I received no responseâcalls and messages went unanswered.
I then checked online and saw their office listed as âtemporarily closedâ, which was very strange (DODGY if you ask me).
The next day, I received a call from their head office (hidden number - probably to cover their tracks) informing me of the most unbelievable news: the flat I had reserved was sold to a large investor who allegedly purchased the entire building (a 20-floor building with roughly 6 flats per floorâdo the math). Surely you don't negotiate a £48m sale overnight so i am convinced this was premeditated.
This raises serious questions:
What is the point of a reservation if the property is still being advertised and sold elsewhere?
How can you actively market flats to retail buyers while negotiating a bulk sale of the entire building behind the scenes?
Is ethical conduct not a requirement at Fairview New Homes? (obviously not)
When I asked for compensation for the opportunity cost, financial impact, and emotional stress caused by what I consider a clear breach of the reservation agreement, their response was essentially:
"Sorry, but not sorry. Goodbye."
I had heard questionable things about this company before, and my experience sadly confirms them. If you value transparency, ethics, and reliability, I STRONGLY advise you to think twice before dealing with Fairview New Homes.

Disaster
Disaster. I bought my Fairview flat 11 years ago and investigations since Grenfell have meant years of uncertainty regarding fire safety. Cladding is the smallest part of the problem. We were due, after years of uncertainty, to move out for 8 weeks early next year whilst the flat totally reconfigured to make it safe. That has just been moved to 13 weeks out late next year. It seems unlikely this is this is the final deal.
The ceiling, some of the walls and perhaps some floor will be ripped out and replaced - thatâs how dangerous the original build quality has proved to be. Comunal areas require extensive work too.

Simple review not too much back and forth but the quality and materials used in their properties are below basic. They use the worst products for the highest profit. Been through leeks from flats above completely ruining the house to the point where we had to move out for months with no reimbursement at all. Customer service are not the most honest or nicest people either.
Honestly when you see the name on any building site or properties stay as far away as you can.

Pushy sales and constant unwanted communication
I have not purchased with Fairview, but completed 2 viewings at the Silverton with Sarah. I originally liked the property enough to bring my partner along for the second viewing. During/after this second viewing, we both felt Sarah had been quite pushy with the sale and was almost using scare tactics to try and get us to put an offer in. As first time buyers this was overwhelming. After her trying several times to try and get an offer there and then (such as âoh but youâll be upset if it goesâ and âif you both like it then why not make an offer nowâ), we said we wanted time to think. I was then hassled by her and another colleague multiple times the following week, and then told her we had decided to look for freehold instead. She then asked me to leave her an âobviously good reviewâ which made me feel uncomfortable. Since then, Iâve been texted several times from Fairview, periodically saying â Last 2-bed! Stunning 2-bed, 2-bath show home for £500K + up to £25K top-up. Act fast - this will go quickly! (And then the Silverton email address)â. I had asked to be opted out of all communication several weeks ago so I have no idea why Iâm still being pestered. I just called up Fairview to ask why Iâm still being contacted and asked to take off the list, and the lady who answered was rather blunt and not apologetic at all. Based on all of this, we have been left with a sour taste of Fairview and completely put off them. If Sarah had been less pushy, we may have gone for a third viewing and made a decision.
*Update on 12th September at 13:26pm. Just got called by the silverton. Decided to ignore the call as I clearly stated I want no further communication with the Silverton or fairview. Decided to call back 20 mins later so find out why I was being pestered once again. Spoke to a man who apologised on fairviewâs behalf and admitted I was only opted out of communication 2 days ago (10th September). Not his personal fault so apology accepted and I appreciate him reaching out.

Extremely poor sound proofing
Extremely poor sound proofing. I have contacted Fairview and am waiting for a resolution before I write a FULL review sharing the exact issues I am facing.
In response to your reply -
The sound test carried out was NOT carried out in the room in question and on the opposite side of the apartment.
Unfortunately a pass in the kitchen does not mean the other rooms would also pass.
Interestingly, when I was sent the sound tests for my apartment layout, the majority of tests (all but one) were carried out in the kitchen area only.
It is unfortunate that your company refuses to complete a sound test for the room in question.
I await your response and outcome before adding further information to this post.

Really helpful and friendly
We were helped by Max, Bass, Elizabeth, and Lina and others from Fairview to buy a 1bed flat.
We were quite anxious and thought we weren't ready to buy a house yet, but they made a great deal with us to ensure that we could get it, with a generous incentive.
They remained professional and helpful from the start until completion, which was a nice delight as I usually had much duller experience from other companies and my idea of the industry had been at a low bar, but they definitely managed to raise it.

Avoid, avoid, avoid
I am afraid to say that this is what I was worried about to the point that I hugely regret that I bought a flat from them. I live in Dock28 that was recently delivered by Fairview. Outside the building seems ok, but when you start living in it, things become challenging. As I am writing this I have fever and I cannot turn the heating on for unknown reasons. They operate in this grey/scam area of heat networks (it is the "new" thing in the UK for companies to get hands in our pockets) under Watkins Energy. You cannot buy the flat unless you agree to sign with Watkins. You sign despite the extortionate prices, but at least you are expecting the minimum value. I am writing this, sitting in a cold flat that I bought for hundreds of thousands of pounds, I am freezing and I don't know what to do. The heating does not start, but even if it starts it goes up to 21 as some brains decided that this is what we need. I was lied to during my induction when I was told that I can override this, but it seems to not be working. The government is complicit as they allow these things. I cannot do anything else than report this to an MP in the hope that many people will follow and this scam will be over. We are paying a lot of money to be treated like animals. I want and I deserve a warm flat and not a cold place because Fairview and their buddies decided so.
Other issues? There is a thing on the ceiling that actually blows air inside the flat. Literally blows air. So, you are on the bed or the sofa and you have a cold breeze of air being pumped directly at you. It is to refresh the air according to the brainiacs of Fairview, as if we cannot decide when to air OUR flats. Also, water pressure and heat of the sink tap is low. The person that visited the flat a few weeks ago said it looked normal, yet if you compare it with the shower just next to it, it is a joke. Watkins Energy claimed that it is "some regulations" that mandate the heat of the bathroom tap to be less than the kitchen tap. I would love to read this weird regulation, if it indeed exists.
The management company sent a letter the other day. I have less than 10 days in the flat and they are asking for all annual service charge in advance when we were told that we will pay in two instalments. And not only this, but this obscure management company is asking for a raise to the charges EVEN BEFORE WE SET OUR FEET IN THE FLAT and EVEN THOUGH, AS THEY SAY, THEY CANNOT DELIVER ALL SERVICES. AND THE PLACE STINKS.
I will not go into details of the many issues with the flat - to be fair Fairview has been fixing most of the, many, defects. But, it shows a lot about the quality of construction.
I am alerting anyone reading this. Do NOT buy a flat from Fairview unless you want to face the same issues like we do. I saw it as a potential investment, but sitting with fever in a flat that will not go above 21 degrees (because the "scientists" of Fairview, Watkins, etc. decided so) and with radiators not working and air being pumped at you, is not ideal. Keep your money and buy a house of your own, do NOT fall into the same trap as us.
I am sad and angered, they do not provide even the minimum of the service and the value that we paid for here. Avoid at all costs.
Update: the limit of 21 maximum in the living room and 18 in the bedroom are the MINIMUM allowed in the UK. I repeat: the minimum allowed. So these people are selling expensive flats that only fulfil the minimum heating requirements of the government. And not only that, but they don't allow this to go any higher!!! Imagine that they don't offer a heater in the bathroom, just a towel dryer.
EDIT: They "investigated". They outright lie. I had to bring a plumber and he was laughing at these clowns. The air recycling thing is atrocious and the heating is a concern for everyone in the building. Their answers depict exactly what company they are.
