I’ve had a great experience getting money out of my investment property in Brisbane. My broker suggested Futurerent instead of a cash out refinance and the process has been so much better than I expected. Only took 2 days from submitting my application to being approved and Taj was really helpful with the questions I had along the way. I highly recommend Futurerent especially if you don’t want to impact your current mortgage. Will be back once I’ve secured my next investment property 😁.

They instil false hope by conducting a soft credit check to determine eligibility for an advance between $10-15k, which seemed acceptable as I required funds without resorting to a bank. The application process was lengthy, causing frustration for my Property Manager due to slow responses from the company. Despite submitting all the required information, both by myself and my Property Manager, the application was inexplicably rejected without an explanation. It's not a credit issue since my file is clean, which was the reason I avoided involving my bank for a moderate loan. Their website suggests a straightforward process of advancing a portion of rental income, billed monthly through the property management. Also on their website they claim if you sell your property whilst with FR, it is completely fine as they will just collect the owing once the settlement is complete. However, it's contradictory, as the customer service advocate I was dealing stated that selling the property would disqualify one from future advances, despite initially indicating they could collect payments upon the property's sale. This contradiction raises questions about the authenticity of their product. Will raise this with ASIC
