Our valuations are based on a combination of market data, comparable sales and the information available at the time, with any position then reviewed in more detail once the property has been properly assessed. Where figures don’t align with expectations, particularly in a changing market, we understand how frustrating that can be.

At higher price points, the overall costs involved in purchasing and reselling a property — including stamp duty, financing and selling costs — can increase significantly, which can influence the range of offers that are viable in practice. We recognise that this can sometimes make initial figures feel lower than expected.

Where a direct purchase isn’t suitable, and with a seller’s agreement, we will often look to bring other interested parties into the process to try and help secure a stronger outcome. We appreciate that if this isn’t communicated clearly, it can feel uncertain, but the intention is always to establish genuine interest before progressing further, rather than waste time with unnecessary viewings.

We understand how frustrating it can feel when an offer doesn’t ultimately align with expectations. Our aim is to help serious sellers find a workable solution, which starts with providing a fast but considered offer for their property, based on a combination of market data, comparable sales, and the information available at the time.

Because early conversations take place remotely, we rely on details shared about the property by the seller — including condition and any work that has been carried out — alongside the online resources we review. A visit, which we arrange and fund ourselves, allows us to confirm that understanding in person so any offer reflects the property as it actually stands.

In this case, the condition and level of works observed did not align with what had been described during the initial discussions, which meant the figure discussed could not realistically be supported.

This isn’t about seeking to reduce value or waste anyone’s time — it’s about ensuring the offer reflects the reality of the property so that any agreement reached is one we can genuinely stand behind. The process is designed to give sellers clarity as early as possible and, importantly, not to limit their options if expectations don’t align. When access can be arranged quickly, this can often be completed in as little as 2–3 days, with no cost to the seller.
